Completely Unprofessional– They Only Care About the Money
I rarely write reviews, but my experience with this company has been extremely disappointing, and I feel other prospective tenants deserve to know what they might be getting into.
Yes, the buildings look nice and the rent might seem reasonable, but if you ever need help or support, expect to be ignored.
Communication is practically impossible. Their phone number doesn’t work, and when you try to reach them by email, you either get no proper response or no response at all. They’ve even removed their contact number from their email footer, which says a lot about their attitude toward tenants.
When I moved out, they said they would deduct £20 from my deposit (which I agreed to) and told me I’d receive the remaining balance within 10 working days. It’s now well past that deadline—over a week longer—and I still haven’t received my money. I sent follow-up messages explaining that I urgently needed it to pay my bills and nearly missed my payment deadline. No one replied. Thankfully, a friend helped me out before it was too late.
What really pushed me to write this review was my final day of tenancy. When I returned my keys, I tried to raise a complaint about a previous issue that also showed how poorly they treat tenants. The staff member said she’d speak to her manager, and I saw her go to talk to a man I recognized as the owner, Alex Babouris. I was right there, face to face with him, waiting in the rain, completely drenched—and he ignored me completely. No acknowledgement, no greeting, nothing. As a paying tenant who fulfilled all obligations, that was unacceptable and frankly disrespectful.
So yes, the flats might look nice, but if you ever have a problem, you’re on your own. If you’re lucky, maybe everything will go smoothly—but luck isn’t for everyone. I wouldn’t wish this kind of stress or experience on anyone.
At the property when I rented it
At the property when I rented it, there were multiple maintenance problems already existing that did not get fixed especially in my own room. Even after moving out of the property, my deposit hasn't been returned to me on time and throughout my whole experience with living with them, getting in contact with anyone is nearly impossible, I would not recommend them at all.
Avoid, avoid, avoid
My daughter was a tenant at a Babouris property last year in her second year at university in Cambridge. On arrival at her accommodation we were shocked to find the house a complete state. The kitchen was a mess, there was mouldy food in the fridge and one of the bedrooms looked like someone had been squatting there, it was filthy, old clothes lying around, empty beer cans and an awful smell. Needless to say my daughter and her friends could not move in. My daughter hated living in the house and was so happy when moving out day came around. We made sure to clean all communal areas and her room thoroughly, leaving the property in a much better state than it was when we arrived. Unfortunately Babouris claimed that the house needed a deep clean and kept £130 of my deposit. The invoice they provided for the company that carried out this supposed clean doesn’t even exist on companies house!! Alex doesn’t reply to any emails and the whole company have been awful to deal with, I would recommend that anyone avoids any property being rented by this company.
DEPOSIT NOT RETURNED
Terrible company, the house looked abandoned when we moved in, had numerous problems whilst living at the property including no water, no lighting in any corridors, numerous breaks that take ages to get fixed and even after leaving the property we are still facing problems and haven’t been given our full deposit even though we left the property in a far nicer state than we found it! To the landlords, don't ever rent your house to this letting agent. I have a very very bad experience when I let my property to them. They were nice at the beginning and then they will avoid you if try to contact the owner. I struggled to get my property back until I complained to PRS then they helped me to get my property back. The letting agent left my house in a very bad condition, the contract was not clear and he didn't even followed. He will not communicate to you, he will avoid you and all the staff in the office always give alibis. The letting agent doesn't pay the rent on time and there are months they don’t pay. You will get sick because of stress. I complained four times to PRS and PRS decisions were in favour of me and the letting agent needs to pay the penalties.
To the tenants, don't ever ever rent to this company, it's nightmare and not worth your money. The rent is expensive, he will let the tenants clean the house instead of sending the cleaner, which is not in your contract. If you request to change or repair, he may not change or just ignore and it's difficult to communicate with him. They have a very bad reviews. You can find a better, trustworthy and professional agent. This letting agent is a nightmare and a dishonest person.
To the landlord and tenants if you have some problems and issues with this letting company, I encourage you to complain to PRS. This letting company should not be allowed to run this kind of business they don’t have the credibility.

Don’t rent with this company
Terrible communication, you can’t speak to anyone on the phone , their office is within g a shared workspace that has different opening hours to the ones on their website, they will happily break your contract and take no blame for the issues they cause. This company is a joke
Absolutely terrible handling of issues
Absolutely terrible handling of issues. Houses filthy on our arrival and poor communication. An attempt was made to shift blame onto the company that they took over from but two weeks in and still no cleaners. Every issue reported is met with evasion. This is disgraceful. They have hung up on me when trying to report issues.
