Illegal Rate Increase – Breach of Signed Agreement

I am appalled by the billing practices at Access Storage. My signed agreement clearly states a monthly rate of $283.19. I was charged $544.80, an unauthorized increase of $261.61 per month, without any 30-day written notice as required by the contract.
I have formally requested that the company provide:
Proof that the required 30-day notice was sent
Documentation showing that my original rate was promotional or subject to increase
A clear explanation of how this charge complies with the agreement
To date, Access Storage has failed to provide any adequate response, which constitutes a breach of contract. This is not only unacceptable but may also violate consumer protection regulations regarding transparency and fair billing.
Furthermore, multiple reviews from other customers indicate that this is a recurring issue, raising serious questions about the company’s business practices. I will be exploring all available remedies, including filing formal complaints with the appropriate consumer protection authorities and considering legal action if necessary.
I strongly caution anyone considering Access Storage to carefully review the terms of their agreement and monitor their billing. Transparency, compliance with contract terms, and basic customer respect appear to be consistently disregarded.

My initial experience with Access was…not good

My initial experience with Access was good. Friendly and helpful staff. My frustration is when I went to use the storage. The assigned storage space was a portable unit away from the main building. This location is not graded properly and was a mud pit on my initial visit. On my second visit 10 days later I had to wade through 6 inches of water to access the storage. I spoke with the site manager who, although pleasant, advised until things dried up resolution of the problem would be difficult. He did promise they would try to get the problem resolved when possible.

This was a known problem that wasn't disclosed to me when I rented the unit. Other than a promise to address the problem in the near future, no consideration was offered for past inconvenience. At the very least, Access should have offered some sort of compensation. This is my first experience with Access and I am quite disappointed.

Billing every 28 days!!

The company bills you every 28 days so you're paying 13 months in a year. They harass you with phone calls multiple times a day every day if you are late with payment. You cannot adjust the payment online and they will not do it manually for you. I had stuff in storage while homeless and it was the worst experience ever dealing with them. Prices went up twice in 18 months. Only 2 stars is for the lady I talked with monthly as she always stayed calm and friendly even if I wasn't and it never got broken in to or had mice problems.

Buyer Beware!

Absolutely horrible. Never, ever store your items here.

On July 29/2025 I incurred over $100 in fees from a truck rental due to the false advertising Access Storage has about 24/7 Access. They fail to advertise that the location I am storing my items at is an exception to that rule, and you'd have to look into their specific website apparently to find that out.

I also had no notice, despite detailed monthly billing statements, informing me when the promo I signed up on was ending and the sudden doubled bill came as a shock. Please note that if you are even a little late on your bill, they will harass you with emails, texts and constant calls, so it is very reasonable to expect that at least a note of increase would be added to the last promotional bill.

I submitted a Better Business Bureau complaint in the summer of 2025 after the Manager at my location, Rinkje, refused to do anything in line with any sort of customer service. Now, in February 2026 (6 months later) I finally got in touch with the Senior Manager, Michael Hu, who proceeded to cut me off, yell at me, and tell me there is absolutely no repair they are willing to make for the fees I incurred due to their advertising while blaming me, the consumer, for their mistakes as a company.

I have a recording that I will be submitting to news organizations of Michael Hu, a grown man, raising his voice and cutting off a young woman who wanted her concerns addressed after 6 months of no resolution or response. BBB themselves told me they had a hard time getting in touch with this business, but according to Michael Hu, he "tried to contact me right away".

They continue to refuse any sort of resolution.

RODENT INFESTED SHED

I left my items in a larger unit for several months. When I check on them, many rodents had made their homes in my belongings. Their was lots of damage and droppings EVERYWERE. The smell and clean up was horrible. There is also no security or care about your storage items. The staff is very friendly and helpful, however I was charged $700 a month for the privilege of storing things in a rat infestation. I would have been better off buying an aluminum shed and leaving it randomly on the side of the road. (Update) I spoke to their customer care and they asked for photos of the droppings. I sent them the photos. I was told they were too close up (?). Implying I was making this up (HA!). Please keep in mind that I asked for nothing and was just letting them know about the problem. This made it abundantly clear they had no interest in fixing the problem or helping me but to find a way they could say it was not their fault. I am trying to help them and my integrity was questioned. I have no motive here Access. Thanks for insulting me for pointing out an issue.

Canadians screwing Canadians

This is a so called Canadian company screwing Canadians , the world is run on a month to month cycle , these idiots charged based on out original 28 day calendar which means you pay 13 months a year for your unit , its disingenuous and totally un fair , not to mention how much that extra month is adding to your cost , its a total ripoff of your hard earned money , not to mention if you decide to get put of your locker after the month starts like say the day or 2 after you can't just pay those 2 days noooo they will charge you a week minimum , add that to the already month of extra money thet steel from you there not in my mind a Canadian company I would ever deal wit again

Garbage customer service

When I tried to sign up they were completely unresponsive to my messages.
The location itself was ok
I tried to end my contract as I didn’t need the storage but was unable to speak to anyone and didn’t receive a call back.

Unit broken into. No word in regards for insurance.

My unit got broken into. We filed an insurnace back in December. We still haven't heard from head office. The girls at the location said they have escalated but not once have we heard back from "headoffice". We've messaged wecare email they said they also escalated. Still no word. We're already in August. Steer clear of the 9th line location. Dont waste your money on getting insurance. Cause they're not going to insure you.

steer clear of Scarborough location

I was at the Warden Avenue location of Access Storage, in Scarborough, for 5 weeks. It was the worst storage experience I have ever had. One of the clients was constantly walking around the building, checking the doors of other peoples' storage lockers. I told the store manager about this. His email to me said, and I quote, "she does wander the facility while she is here and from my experience will open units that appear to be vacant to check." The store manager seemed to see nothing wrong with this conduct, and approved of it. I left within a few days of receiving this email. This same client mentioned above harassed me inside the building on several occasions, during that 5 weeks. Access Storage charged me for 2 months. When I left, I asked for a refund from the regional manager. He said yes, he would issue a refund, and would call me the following day. When he called back the following day, he said he could not issue any refund, and that he had never promised to do so. I will never rent with this company again, and I advise others to avoid the Scarborough location completely. I would give it 0 out of 5 stars.

Double charged scam

Double charged scam. Debit payment on their Chase Bank took $ twice. Access Storage first denied, then agreed when shown evidence and still did not return double charge. Beware scam!!!

This company promotes a friend referral…

This company promotes a friend referral where you are supposed to get money if you have a friend who signs up for a unit. They completely screwed me out of the $100 they said I'd get. They will not honour it. No where does it say that your friend can't have the same address as you do. We were told when the friend had a different address then we'd get the money. Due to circumstances beyond our control, the address could not be changed for a year and a half. The company refuses to give the money. Beyond this, Access Storage raises their rent numerous times a year and never does a loyalty reward. 5 years of renting and nothing but a slap in the face. A new rental gets treated better. Beware!!
