I’ve just witnessed one of these morons speeding through Northolt towards Harrow at 50+MPH in a twenty zone. Dark blue hatchback, Adhoc Property in red sign writing, approximately 15:30. All those kids travelling home from school as well at this time. You brain dead idiot!!!

Be ready for a rent raise every 6 months.
I've been living in the same property under a different company (Lowe) for 2 years, and the rent has never gone up, not even once. Also, they been managing property on a completely different level. Under AdHoc, the same property has turned into a whole with many H&S issues and regular rent raises.

I've been in the guardianship for over 8 years, and I've never seen rent rise so often.

Julius was very helpful. He made it clear what being a guardian entails and helped the whole process go smoothly.

I had a really good experience with Ad Hoc. Charlie was very professional. Her showed me different properties and he quickly helped me find something i wanted. He was very informative and friendly. I really enjoyed talking and working with him.

Julius is a great guy who made the process of joining Ad Hoc as a guardian seamless for me. I really like the property I’m a guardian for because Ad Hoc have done a great job making it nice inside. I would recommend Ad Hoc as a company to anyone looking to become a guardian.

They withheld £300 from my deposit for a paint job. I requested photos and/or receipts for services as proof but never received anything.
The reasoning was: First I was told painting was against the policy then told painting in non-neutral colours was against the policy. Then they said I needed permission to paint. This is after initially being told I could do what I want to decorate. They moved the goalpost and it upset me because I painted the walls over a year ago and I had white paint I could have easily painted over if I had been told it was a problem, but no one told me what I had done was wrong despite multiple visits from ad hoc to the property during that period.
I refuse to believe a property with peeling wallpaper, previously existing unfinished paint jobs in every room would require a paint job.
Dean also accused me of removing things from the property but luckily I had video and photos from when I moved in which saved me from further punishment.
They knew I had left the country and could do little to challenge them.
There were mice in the walls. The toilet didn’t even flush when I moved in and i had to replace the toilet seat because it was caked in what i assume was fecal matter and dried blood(looked like a bio hazard). a patchy boiler. One of the windows was glued shut. It doesn’t seem they did any checks on the property before i moved in which is why i was so outraged they took a chunk of my deposit.

bad management, all they do is giving hassle, i had someone to help me but kicked out by inspection guy. regarding i sent request as the told me about any attendance without me being there is kind of breaching the contract. they will walk all around your place with boots and take pictures of whatever they want when you ask explanation they will send you warning.(Door, Wall, Appliance, Floor, Toilet, kitchen) all in bad state had to fixed from scratch and before even i live for 1 month i received warning for not telling about visitor which he is not visitor plus i informed the about him he is there only for a day to help out but email is on auto reply i still sent that as proof.so decided to move out waste of money and energy.
