Ad Hoc Property Management Ltd Avis 

I have been in 2 properties and an about to move to a 3rd one very soon. Looking at the one star reviews it is amusing to see people complaining about poor buildings, no hot water and no heating. Well duh, they are mostly old municipal buildings waiting on planning for demolition. But at these prices you can't expect a palace. I have not been bothered by these issues as I came into this with my eyes wide open. I have saved quite a bit of money, had an interesting bunch of co-renters and it's been (mostly) good. The only reason I've given 4 stars is because there seems to be a bit of communication breakdown when asking questions. One person gives an answer but the same question asked of someone else can get quite a different answer.
Trina has been super at getting me transferred to my new residence and Claire has been totally reliable from day one. Perhaps I've been lucky but the old adage of "you get what you pay for" is no different here than anywhere else

I'm really happy with how smooth everything went with Ad Hoc! Just moved into my new place and honestly thought it would be way more stressful. The whole team was so helpful from start to finish - they answered all my questions and made it feel really straightforward. Such a relief! It's rare to find something this easy in London, so I'm pretty grateful right now.

Love being a property guardian been with them for years, when I moved to Manchester from London one of their properties was my first home in the city, moved out, then became a guardian with them again after the pandemic and have recently moved back to London and relocated to one of their properties here, would definitely recommend! They are amazing!

So far so good! The staff have been friendly, relatable and more importantly up front about what the guardianship is and everything so far has been perfect.

We have had a few requests to fix things and they were fixed within a day or two. Great service.

Finding a place with Ad Hoc has been an extremely easy and pleasant experience for me, especially compared to other property agencies I’ve dealt with. Both Lauren and Martin have been very communicative and cooperative whenever I have spoken to them before, during, and after moving into my current home. I am confident that they will continue to be very helpful and friendly faces whilst I stay at this property.

Back in February 2025, I was looking to move and came across a property managed by Ad Hoc and it was the first time I found out about the guardianship. I went to see the property and met Federica, she was incredible from the first minute, very open, honest, straightforward, extremely informative and helpful. At the time I could not make it so I kept Federica’s number. In April when I came across the property again, I straight away messaged Federica and once again, she was brilliant and helped me through the whole process. Although one should be prepared for temporary living as a guardian, it’s greatly important how honest and informative Federica is and makes the whole process so much more stress free!

I highly recommend Mr. Charlie and AdHoc Property London! He explained me everything in detail, always available, and went above and beyond throughout the entire process. He was always available to arrange visits even with short notice, answer all my questions, resulting in a quick and smooth licensing registration, and I couldn't be happier with the results. Just ended an 9 month stay at the former King Ina school in Somerton, Somerset. A massive personal thanks to Trina for her help in suggesting the property and assisting me in viewing. The flexibility of a guardianship has worked perfectly for me as I recently bought a property that needed renovation so wanted somewhere to return to each evening while extensive work took place. Both Trina and Claire were a joy to liaise with and I can recommend Ad Hoc for anyone looking for flexible and affordable living.
