This company is the shits

This company is the shits! If you allow them they will try to bully you into not complaining. They try to throw in your face what your lease says until you let them know difference, home has black mold,electrical problems, flooding. Beware

Neglect, Lies, and Zero Accountability

Avoid Bridge Homes at all costs. What my fiancé and I experienced wasn’t just poor property management - it was outright negligence, disorganization, and a complete disregard for tenant well-being. Renting from Bridge Homes - Dallas has been one of the most infuriating experiences of our lives.

From June 11 to July 3, 2025, we were without air conditioning in the middle of a Texas summer. Indoor temperatures routinely reached 85–90+ degrees, rendering most of our home uninhabitable. Under Texas Property Code § 92.052, tenants are legally entitled to timely repairs when health or safety is affected, typically within 7 days. We waited 23 days.

When we asked early on about rent reduction given the unlivable conditions, we were told it couldn’t even be discussed until the repair was complete. That day came - July 3 - and no one followed up. We called and emailed repeatedly.

In total, FIVE HVAC vendors were sent because Bridge Homes kept restarting the repair and approval process - seemingly to cut costs, not resolve the issue. My fiancé had to leave work repeatedly to meet vendors. We even had to call the HVAC companies ourselves to get updates, since Bridge Homes wouldn’t communicate clearly.

Once the repair was complete, the delays continued. On July 30, my fiancé emailed Senior Property Manager Ashley Titus, who replied that our request was “with her regional manager” and she had no update. When I followed up with a detailed email about the urgency, I received an automated out-of-office reply - no advance notice, no delegation. After escalating the issue and CC’ing every contact I could find, we finally got a reply the next day with a $500 rent concession offer.

We requested a reconsideration as that amount is less than 29% of our rent - for 23 days without A/C in extreme heat. Even that insufficient amount was NEVER applied. We were ultimately forced to pay full rent ourselves.

Let that sink in: we endured nearly a month of dangerous heat, then another month of silence and delays - and were still charged the privilege of paying full rent. No one from leadership ever reached out. As a licensed funeral director, I handle crises daily - but the stress and disregard from this company were beyond anything I’ve experienced professionally.

Bridge Homes’ internal dysfunction is staggering. Their departments do not communicate. Vendors are left unpaid. In fact, one even contacted us directly over work done months ago that remains unpaid. This isn’t just poor management; it reflects systemic negligence and indifference.

Another significant factor contributing to the dysfunction is that Bridge Homes’ property management company appears to be a separate legal entity with different staff, policies, and accountability structures. This division creates a lot of confusion, making it unclear who is ultimately responsible for tenant welfare, repair prioritization, and communication. The fragmented structure means that responsibility is repeatedly passed around, allowing Bridge Homes to evade accountability and delay any meaningful action.

I’ve since filed formal complaints with the Texas Attorney General's Office, the Better Business Bureau, and the Texas Department of Housing & Community Affairs. I have also left a detailed 1-star Google review and will continue sharing this horrible experience until accountability is taken seriously.

Bridge Homes operates with zero accountability, zero urgency, and zero respect for tenants. Please protect your peace, time, and safety - and rent elsewhere. You will find none of these things here.

Would give 0 stars. Bridge homes purchased my home from another company Since they took over nothing but headaches. Making payments are inconvenient 60$ processing fee to make a payment with a debit card, if paying by bank account and it takes time to process over the weekend and its late another $125 charge and a $50 certified letter. The lease has not been updated in the system nor do they have anyone to speak with, according to the staff in the office. Meanwhile, property manager Patrica Black does not return calls or emails- even after two months of trying to reach her. When trying to resolve the issue she REFUSED to speak with me and made the employee I was talking to tell me she wasnt there but she was talking in the background.
Maintenance has not been completed since December and everybody wants to play the Game push it over to the next person. Im keeping all the emails and sending them to corporate when their office opens, lets see if it gets me anywhere. Hopefully the corporate office has more grace and customer service than the people I have to work with. This company is so unprofessional and I will not renew with them.
