We recently used Copeland Yussuf in the matter of staircasing our shared ownership property and found the whole team incredible helpful. From Danielle and Sharon’s efficient and helpful responses to my emails to the surveyor helpfully and thoroughly answering our questions on the day. We received our report in the promised 3-4 working days. Definitely recommend to others in this process.

As a shared ownership seller the process can be long and confusing, I was able to use Copeland Yussuf they were understanding to my situation and were helpful when needing a valuation . Danielle especially was helpful and kind to me and my partner when we communicated.

Bad experience

I initially wrote a bad review, then the valuer called me and I then decided to make it a good review, but now I am going back to my original point of view.

I needed a valuation done to staircase my shared ownership flat, firstly to pay for the service I had to give my FULL card details to the secretary over the phone (long card number and security code etc), I had to cancel the card straight away and order a new one, and when I asked about a more secure way of paying she said this is how they do it and have been for years.

The valuer came, spent 5 minutes and after two days sent a report and the property’s new value was £22,000 less from two years ago (new ish built btw, not more than 4 years). I was shocked, the housing agency was shocked, and although he explained how he got to the value it still didn’t make sense to anyone. It took the housing agency a month to approve I can staircase and get more percentage but I still couldn’t because now I have no equity, so I need to put a further £7-11k to do that.

I am sure they are professional and do a good job, but my experience have left me with a bad feeling towards this company.

Regarding taking payment, yes, we do take payment over the phone via credit card or debit card.

We note your comment in that the surveyor “spent 5 minutes [at your property]”. The surveyor in question is an extremely experienced Chartered Surveyor who works quickly and efficiently with the minimum disruption to clients. Whilst the inspection may have seemed brief, we can assure you that the surveyor collated all the required information to undertake the valuation process, including taking site notes, floor plan and measurements, the details of which have been set out in your report.

Valuations are made on a professional basis based on relevant information available and in accordance with the Practice Statements and Guidance Notes set out in The Royal Institution of Chartered Surveyors Valuation Standards, but, we do of course completely understand the emotional aspect and appreciate that receiving a valuation report with a figure that you were not hoping for is extremely disappointing for you.

Efficient and competitively priced

The team were very efficient, booked in our valuation quickly at a very competitive rate. The report itself was returned within 1 week as promised and in our opinion was a fair valuation. Thank you.

Avoid for shared ownership sales

We are attempting to sell a shared ownership property, where we have to fully rely on Copeland Yussuf's valuation, and cannot lower the price below their estimate because of the resale rules set by the housing association.

Their estimate is way above the actual value of the property, and even though there was zero interest for months, and even though we have provided evidence that the valuation is unrealistic, Copeland Yussuf is refusing to alter the valuation to a more reasonable value, blocking our ability to sell. We are held hostage by their surveyors.

Avoid if you can.

Edit: To reply to the answer below. We are a genuine client, we paid for your services, you have emails from us, but you refuse to talk to us because the valuation was organized by the housing association. That also means you won't let us appeal either. We have tried to go through the HA and told that it is your company that is not accepting any evidence we have provided (e.g., literally no viewings since the property went to the market, and agents reporting they won't take on the property for this price, but also - you are the surveyors, why do you expect lay people to have more evidence than you?!).

I have just sent another email to admin@. Check with Danielle if you genuinely want to engage with what I have written above.

Edit 2: As explained extensively during the phonecall, the valuation was organized by our housing association, but your company was selected by us, we paid for the valuation, and we have received the result. It is misleading to claim otherwise.

Apart from threats we received over the phone, you have also attempted to dox me by including my surname in an otherwise anonymous review. I have reported that to Trustpilot, and the response has now been removed.

You might not like the review, but it is genuine and truthful, and matches our experience.

Dear Martin,

Further to your ‘edited’ review, may we be clear to future readers that on this occasion we were instructed by your Housing Association (Newlon) to undertake a Valuation for your Housing Association. Our Instruction Letter and Terms of Business were both addressed and sent to Newlon. Our Fee Invoice was also addressed, sent to, and paid by Newlon (‘Offer’, ‘Acceptance’ and ‘Consideration’). Our valuation report also stipulates that it “is prepared solely for the use of Newlon Housing (as Client) and no responsibility is accepted to any third party for the whole or any part of its contents”.
It is very disappointing that despite numerous separate extensive telephone conversations with yourself and your partner with one of our Senior Partners, explaining the clear legal reasoning why you are categorically NOT a client, you still felt the need to edit your review to continue to paint a false picture and mislead still claiming you “are a genuine client”, disregarding the facts that were explained to you so extensively which is defamation.

We are regulated by the RICS and as per our RICS requirements and our Terms and Business (agreed by all clients as a prerequisite to us accepting an instruction), a client may challenge a Valuation by way of completing an appeal form if they feel our Valuation is inaccurate. This would then be thoroughly reviewed by the Surveyor who undertook the Valuation and would return with comments and reasoning whether the Valuation is to be adjusted or not.

The report in question was undertaken 12 February 2025 and expired 12 May 2025. If you were a client, as per our Terms of Business, you would note that any valuation challenge must be submitted within four weeks from date of issue of the report. You are highlighting issues that not only post-date the challenge period, but also post-date the expiration of your report.

In addition, your threat of blackmail in your review stating “Sorry, the review stays, unless you engage” is extremely foul play and is not appreciated.

Overall great service

I am so glad that I chose Copeland Yussuf to complete my shared ownership valuation. The service I received has been amazing. Danielle has been so polite and helpful answering my many questions and David our surveyor couldnt have been more professional, he respected my property and his calming nature put me at ease. I am very happy with the service provided by Copeland Yussuf. Danielle was great at communicating with me and helping with all my questions. The report for the last survey I had needed to be completed within days and David provided this even sooner than he’d promised.
