Deceitful scammers. STAY AWAY!

This also applies to almost every letting agency so just be incredibly careful…
DJ Alexander are deceitful scammers to both the landlord and the tenants.

At the end of our tenancy, they tried to scam us out of £200. A common scam used by letting agencies. They claimed that the flat was unclean because of some dirt in a small corner of the bathroom, invoicing us for £200. I disputed this, sending evidence of the cleaning I did + pictures from the start of our tenancy when the flat was not clean + the lack of fair comparison between start and end of tenancy. They then claimed that the landlord wished for this to be done and that they had no ability to sort it out! They didn’t know I was in direct personal contact with the landlord and it ruined their entire scam! I told them that the landlord had no clue what was happening, they proceeded to make up stories about mixing up landlords, and then persisted in charging me the £200 even after I said the landlord had no clue about the charge. Eventually they removed the charge after I threatened to escalate.

They are lying to people, pocketing cash, and never using the “cleaning” money to clean the flat because it is always dirty upon arrival.

My advice to tenants: take very detailed pictures of the state of the flat when you arrive and report it to the company. Take very detailed pictures of the cleaning you do during the process. Do not pay them the “cleaning” charge. Try to get in touch with the landlord directly during your tenancy.

Furthermore, there was moments during the tenancy where they lied to the landlord. They told the landlord that an oven dial was replaced, charging them £100… when the only thing done was adding some stickers to the oven. They also tried to accuse us (i believe the woman was named Nicole who did this) of breaking something in the house to charge us for a faulty cupboard. The landlord came to sort it themselves the next day kindly aand without knowing what dj alexander had been accusing us of.

Deceitful liars stay away.

Searching for a new home is always stressful and overwhelming. DJ Alexanders website as well as their fantastic Edinburgh team made it very easy to locate properties and to view them.

When it came to applying for properties, i dealt with Eve Mack from the lettings team, who was extremely informative and helpful, making the whole application process very easy.

I would recommend DJ Alexander for those looking to let properties in Edinburgh.

Sometimes companies have issues, and I had a few along the way with DJ Alexander — nothing major, but enough to make me cautious. However, I was genuinely impressed with how they handled the end‑of‑tenancy process. Agencies are usually very strict and often try to push for deductions, but DJA showed honesty and fairness throughout.

They reviewed the checkout report properly, acknowledged the context, and communicated clearly. In the end, they requested a full deposit refund without any deductions, which shows integrity and professionalism. When something goes wrong I always point it out, but when something is handled with excellence I also like to recognise it. Credit where it’s due — thank you, DJA and Lisa Cameron.

From the very beginning, Caroline has been absolutely amazing. Finding and moving into a new home can be stressful, but she made the entire experience feel effortless. I phoned in a general query regarding a previous reference from many, many years ago, this was a property managed by a different agency and taken over by DJ Alexander over the years. I requested this with zero expectations of receiving it. Leandra Brown not only managed to retrieve the details, but she did this with such efficiency and enthusiasm that you just don't often see these days. This was a short interaction with her company, but absolutely must be recognised. Thank you Leandra!

I was a tenant for over five years, originally with Braemore, who were consistently fair and professional. Around eighteen months into my tenancy, Braemore were acquired by DJ Alexander, and the decline in standards was immediate.

From that point on, DJ Alexander pushed for the maximum legal rent increase of 12% every single year, despite the Edinburgh rental market remaining broadly flat at 0–2%. There was no market justification — it was simply an automatic attempt to charge the highest amount legally possible.

When I gave notice to leave, DJ Alexander also attempted to schedule flat viewings while I was still living in the property, presenting them as if they were mandatory. For anyone reading this: you are under no legal obligation to allow viewings during your tenancy. Tenants in Scotland are entitled to peaceful enjoyment of their home, and viewings can only take place with your agreement. After seeking legal advice, I declined the viewings — and unsurprisingly, none took place.

When I moved out, despite leaving the property in exceptionally clean condition, they attempted to charge me £245 for a “professional clean.” Their own checkout report contradicted this, noting only light dust in one kitchen drawer and some fluff in the washing machine seal. The report also noted the oven required cleaning, which I fully accepted and was willing to pay for.

The remaining £195 was entirely unjustified. When challenged, DJ Alexander confirmed that the landlord had carried out the cleaning themselves, meaning no contractor was used and no cost was incurred. Yet they still attempted to claim a deduction using a quote, not an invoice, because no invoice existed.

This pattern — maximum rent increases, pressure for unnecessary viewings, and attempts to impose charges unsupported by evidence — reflects a wider issue in how DJ Alexander operate.

After five years as a reliable tenant, this was an extremely disappointing experience. I would strongly advise prospective tenants to proceed with caution.

***** EDIT *****: As expected, I received the standard automated response from DJ Alexander. I’m adding this update because I’ve noticed many other former tenants reporting the same thing: an arbitrary ~£200 “professional cleaning” fee at the end of their tenancy.

In my case, they attempted to charge £245 — £195 for a “professional clean” and £50 for the oven. I fully accepted the oven clean and offered to pay it, but DJ Alexander rejected this and insisted on the full amount. I had no choice but to enter a dispute through Reposit.

The process was straightforward: I paid a £60 fee and uploaded my evidence. An independent adjudicator has now reviewed everything and completely agreed with my position. They confirmed the flat was only required to be returned in domestic clean condition, not “professionally cleaned,” and that the landlord had provided no evidence of a professional clean at the start of the tenancy.

The final award was £60 total — £50 for the oven (which I had already agreed to) and £10 as a token amount for minor dust noted in the checkout report.
The remaining £185 of DJ Alexander’s claim was rejected.

If you are a current or future tenant, please be aware of this pattern and make sure you keep your own dated photos and check‑in/check‑out reports. It makes all the difference.
