Misleading appalling property company
I recently purchased a Below Market Value (BMV) property through Flambard Williams only to discover after completion that the property was overvalued by over £30,000 based on independent valuations.
When I raised this massive discrepancy, the company's attitude was appalling completely dismissive and rude. Instead of addressing the misrepresentation, they became combative. Their marketing is misleading, and their after-sales service is nonexistent. Do not trust their valuations or their promises. I highly recommend looking elsewhere.

I have been working with Isabella Rodrigues for a few years now and she has handled the relationships with our client excellently. I am confident when working with her and knowing clients are getting a great service.
Avoid them like a plague!
If it were possible to give less than one star, I would.
My experience with this agent has been extremely disappointing. I was sold a new-build property at a price that now appears to be well above market value, as confirmed by the lender’s valuation coming in significantly below the agreed purchase price. This has left me in a very difficult position and unable to close the transaction as originally planned.
When the issue arose, I repeatedly asked the agent to help explore alternatives, including reassigning the contract. Unfortunately, instead of proactive support, I received little more than empty reassurances with no real solutions.
The entire experience has felt focused solely on closing the sale rather than acting in the best interests of the client. I would strongly advise anyone considering working with them to proceed with extreme caution and carry out thorough independent due diligence.

Property Ombudsman decision
Follow-up to my previous reviews.
Following my concerns about the service I received, I made a formal complaint to The Property Ombudsman.
The Ombudsman decision from 30 October 2025 upheld my complaint in part and found that
Flambard Williams Ltd:
Failed to provide clear and full information to a first-time investor
Failed to make it explicit that rental income figures were projections and not guaranteed
Failed to clearly explain that projected rental income was based on a furnished property
Failed to properly establish or verify my stated budget, including whether it covered deposits, fees, and other costs
The Ombudsman concluded that these failures amounted to service shortcomings under the TPO Code of Practice and caused me aggravation and distress, for which £300 compensation was awarded.
During my dealings with Flambard Williams Ltd, I interacted with: Shannice Fredericks, Christopher Whetstone, Jack Percival, and Angelene Pershad.

Poor service throughout. Several light-weights in the company that seem to have been over promoted and need basic lessons in communication, especially the MD, Jack, and Amo. Avoid like the plague...bunch of wannabee Essex property investors capitalising on the housing crisis.

WONDERFUL PROFESSIONALS - HIGHLY RECCOMEND
I found Flambard Williams when the ourchase of three properties i was trying to buy one after another fell through , and i had to change tactics, ! The ladies who helped me Isabella and Angeline are very professional and know exactly what they are doing , they listen to your circumstances and get you something that suits your needs,and they find soicitors for you and accountants and they are amasingly helpful . My experience with this company has been a total God send - they stay in touch and help you with any problems and keep you up to date with their dealings and oppertunities. I have enjoyed every minute i have been with this company and at Christmas they sent me a beautiful drink s set, - they sort f treat you as part of the Flambards family , and i couldnt recommend them more- if youre looking for an oppertunity to become financially more able to cope with todays costs - and possibly make things more viable if you have money to purchase property - for financial purposes , ie not to live in - for any reason , i really recomend Flambard Williams , they explain everything, and put you at your ease if its your first experience in this department , and they guide you all the way - Very professional , very helpfull, based in a lovely corporate part of london -' Canary Wharf, and they re a total pleasure to work with - highly recommend them for anyone whos purchasing property for purposed other than living in- they have a whats ap group too if there are any problems and they answer very promptly . First time renting with Flambard Williams and it has been the most easiest, stress free move I’ve ever had! Special shoutout to Jayson Singh the lettings manager who is extremely professional and knowledgeable! Throughout the whole process Jayson made me feel I made the right decision not just with my apartment but also with the letting agency themselves! Other members of staff from FW who I had spoken to again, were extremely helpful and professional! Can’t recommend them enough! Thank you!
