We found Four Oaks Builders via google…

We found Four Oaks Builders via google and despite no personal recommendation, the reviews and photos of their work looked good, so we contacted Justin to quote for some work to open out some of our downstairs into a more usable sociable space.

The price Justin quoted was very competitive and they had a window where they could start work when was suitable to us so we agreed to go with them to get the work done.

I will say that budget was always a problem with our project and as such I was willing to do as much of the work myself to try and keep cost down. Justin was very good in this regard and kept the costs down and agreed a spec of work that I would be able to pick up once they had finished the main chunk required. Many builders don't seem to entertain the idea of not taking the project from start to finish but Justin and Four Oaks Builders were very flexible in this regard.

The agreed scope therefore was to remove an existing downstairs wall, install supporting steels, plaster finish and importantly keep the work in line with making a potential future extension easier if / when it came to it.

Justin's experience in the industry was very useful as he recommended taking a different route with the steel work that we had previously been advised on (by another company), he then went out of his way to liaise with a structural engineer to get some new drawings and calcs done to support his idea, saving quite a sum in the long run.

Despite some hiccups along the way (mainly due to our house being old and throwing up a few surprises) Justin and his team completed the project in a timely manor while ensuring a keen attention to detail and delivering a very clean final product.

I might also add that while building work is inherently a very messy business, Justin's team kept the house very neat and tidy in the areas where they were operating, hugely beneficial when you consider that our family we're living at the house while the work was undertaken.

I can also testify that Justin is a very honest individual, he could have made extra money here and there from the job, but always had frank conversations about options and costs before we committed to anything.

We are still in the process of finishing things up from our point of view, but we're really happy with the quality of work Four Oaks Builders did and it has made our follow up work all the easier.

**Do not use under any circumstances**


I hired this company to carry out building and landscaping works at my home for an agreed price of £34,805, of which I paid £32,075. The work was not completed, and I was left with a number of issues that caused concern.

I raised these concerns during the project, but unfortunately the situation was not resolved, and I eventually had to stop the works and seek independent advice. I have since instructed others to make the property safe and begin corrective work.

This review reflects my personal experience as a customer. I hope it helps others make an informed decision.

Update: I reject the claims made in the response below. As this is currently with legal representatives/part of a formal dispute process, I will not comment on specifics publicly. My review reflects my genuine experience of the service received and the condition in which the works were left. I will amend or update this review once the dispute is concluded, if appropriate.

We will let this review stay — to show customers what we sometimes have to deal with as builders.

From the very first phone call, the client said:

“Justin, I’ve been run over, I’m blind in one eye, I’ve kicked out the last builder, please help me — I’ve followed your company for years. But I’ve only got £15,000.”

Despite this, we agreed to help and carried out a significant amount of work at their property. The completed works can clearly be seen in the video we posted on our Facebook page on 24th July, showing the high standard of finish we achieved.

We are disappointed by this review as it does not accurately reflect the full circumstances of the project or the extensive work completed. Over £50,000 worth of work was carried out — including numerous additional items we completed as a goodwill gesture after the client said they were unwell and in financial difficulty.

The agreed contract price was £34,805, of which only £32,075 was paid. After completing all the contracted work, the client began requesting even more additional work to be done for free — something that was simply not possible or reasonable. When we explained that further work would need to be paid for, the relationship unfortunately broke down.

Throughout the job, we received frequent calls and constant changes to instructions — up to 25 calls in a single day. The client also walked on the porcelain paving the same day it was laid, despite being advised not to, and repeatedly requested additional extras such as armoured cabling “to be thrown in.”

The porch was left securely boarded with ply at the client’s own request. I even offered to install a temporary door for access, but they declined, asking only that the structure be made secure. The rendering was completed to a high standard, with only two small patches left where the scaffolding had been placed.

We also acknowledged a minor issue with a section of porcelain paving and offered to return to site to put it right immediately. Instead of allowing us to do so, the client demanded £45,000, which is significantly more than they ever paid us in total. Such an unreasonable demand speaks for itself and removes credibility from their claims.

I genuinely tried my best to help this family — offering large discounts and completing far more than was agreed — but they expected a premium finish while only wanting to pay a fraction of the cost. When we provide over £50,000 worth of work for £35,000, it’s unreasonable to focus on two small patches of silicone render, especially when we rendered the entire four-bedroom house to a high standard — which we would have happily returned to put right if they were not attempting to extort £45,000 from us.

It’s worth noting that this same individual originally left positive feedback about our work before changing their position when payment was requested. Since then, the same allegations have been repeatedly posted across multiple platforms under different names, seemingly to damage our reputation and pressure us into paying the £45,000 they demanded.

They have since been banned from Trustpilot. I could remove this review, but I won’t — I’ll let it stay, because it reflects the reality of how some tradesmen are treated when they go out of their way to help.

I’ve been in this trade for over 32 years and have only ever encountered one other family as unreasonable. The countless positive reviews we’ve received from satisfied customers speak for themselves and show the true quality of our work.

AMAZING - THANK YOU

Thank You Justin and the team for doing a great job. I was first introduced after they did an excellent job on my Mom's house a few years ago. I am not very trusting when it comes to builder's, but because they did a good job and Justin is a man of good character after I met him, I trusted him and he also did an excellent job on my house with a two story extension. The finished quality was superb and I can't thank you enough. I would defiantly use you again as my trusted builder. THANKS JUSTIN

Rear Kitchen Extension

We went with Four Oaks builders for our extension based on a friends recommendation and we’re so glad we did. Justins team managed to get us from breaking ground to a plaster finish in only 9 weeks.
Justin was incredibly transparent with costs and even managed to save us money on our rooflights.
I had been dreading the works as we have two young kids but the guys always kept the place tidy and safe throughout. 100% would recommend - thanks Justin!

Good work completed on time.

We had some kitchen improvements and an extension done by 4 Oaks Builders. Excellent work done in timeline stated all mess cleared up. Friendly and polite. Would recommend these guys. Reasonable price and good communication from Justin the owner.

Justin and his team have done a small extension and a patio for my mother.
Great team, really respectful and my mother loves the work they done.
Would highly recommend and will be using again in the near future

Avoid this builder at all costs

We used Four Oaks Builders Ltd last year and had a horrendous experience working with Justin.

We are now in the process of taking legal action for various serious issues, including non-compliance with building regulations.

The work carried out has been substandard throughout and requires significant expensive remediation.

We will update this review with full details (including messages, voice notes and pictures) once legal action is concluded.

We will also be claiming damages for breach of privacy as he has shared our address on his Facebook page. This verifies that this is a genuine review that has been documented on Facebook.

If you’re reading this review, I urge you to visit our Facebook page — Four Oaks Builders Ltd — and look at our posts from March to October 2024. You’ll see videos, photos, and updates showing exactly how this project progressed and the high standard of work we delivered.

I want everyone to know — I could easily have this review removed, but I’m choosing to leave it visible. I’m leaving it here so the individuals involved can see exactly what I think about their actions, and hopefully one day they’ll understand that what they did was wrong.

After 33 years in this trade, I can honestly say these are two of the most dishonest clients I’ve ever dealt with. They owe both an apology and a significant amount of money to me personally.

At the start of the project, the final set of structural drawings was not provided. Those drawings later revealed a raft foundation design that was never shown to me when the job was priced or when the foundations began. Had this information been disclosed at the outset, the true cost of the raft would have been £22,000, not the £6,000 I charged simply to help them continue with their build after they said they had no more money available.

In addition, I constructed a large dividing wall for £3,000 at cost, with no profit, and completed the silicone render for just £2,500, again to help them finish their home within their budget. In total, I lost around £46,000 in profit supporting this project.

Even then, I was prepared to let matters rest — until I later saw the final drawings, which confirmed that the raft foundation had been known about from the start. At that point, it became clear that this was not an honest misunderstanding.

To add further context, I have a video recorded at the end of the project showing us standing together, where the client openly praised my company and expressed satisfaction with the work. That video remains available on our Facebook page for anyone who wishes to see it.

Since then, there have been repeated attempts to tarnish my name and my company, simply because I eventually stood up for myself.

It’s deeply disappointing — and frankly disheartening — that in today’s world, tradespeople who genuinely go above and beyond to help can be treated this way.

When you’re a giver, you eventually encounter takers. Sadly, this situation reflects that reality.

If you are the type of person who behaves in this manner, please do not contact my company.

kitchen renovation

I got Four Oaks in to do my kitchen remodeling project knocked through to the out house and converted into toilet/utility re-plaster all walls and on the outside a white render finish on the external,new window and door, The team were amazing great communication and time keeping, the job from start to finish was painless great work Four Oaks.
