Disappointing Stay Due to Hygiene Issues and Poor Complaint Handling

I stayed for 3 nights at Glan Neigr through Guestz / Residential Estates Investments Ltd and unfortunately my experience was very disappointing.

It is important to note that there are multiple companies operating accommodation within this building, so this review relates specifically to the company named above.

The room itself was modern, comfortable, and well laid out, and my friend staying in another room within the building had no issues, which makes my own experience even more frustrating.

Before arrival, I was not sent the access codes needed to enter the accommodation and had to contact the company myself to request them. This caused unnecessary stress and delay at check-in.

Once inside, I found several cleanliness and hygiene issues. There were ants on the kitchen surfaces, visible dirt and dust around and under the bed, and most concerning of all, the bathroom toilet had clearly been used and left unflushed with urine and tissue still inside.

The ant problem worsened during the stay, to the point where I woke up to a large number of ants in the room. I had to purchase cleaning products myself and clean the kitchen and bathroom in order to feel comfortable remaining there.

There was also an attempted second payment taken from my account despite the stay already being fully paid for, which caused additional concern.

I reported the issues immediately and provided photo and video evidence. However, no one attended during my stay to assess or rectify the problems. When I raised the cleanliness concerns, I was informed that housekeeping had confirmed the room had been cleaned and checked prior to arrival. Given the condition I found on entering the room, this response left me feeling that my concerns were being questioned rather than properly acknowledged.

I also repeatedly requested management contact but did not receive a timely response during the stay.

Following a lengthy complaints process involving multiple emails, compensation was eventually offered and accepted in order to bring the matter to a close. However, this did not change the fact that the issues significantly impacted what was supposed to be an enjoyable weekend break.

While the accommodation itself has potential in terms of layout and comfort, the cleanliness issues, ant infestation, payment concerns, and complaint handling left me very disappointed overall.

Based on my experience, I would not choose to stay with this company again.

We had such a wonderful stay at 1 The Swell, Waverley House, Rhosneigr.

We had such a wonderful stay at this apartment in Rhosneigr. The location was perfect — peaceful, scenic, and just a short walk from the beach, shops, and local cafés. The apartment itself was spotless, beautifully decorated, and incredibly comfortable, with everything we needed for a relaxing break.

The attention to detail really stood out, from the cosy furnishings to the well-equipped kitchen and thoughtful little extras that made us feel right at home. Waking up to the sea air and exploring the stunning coastline each day was a real highlight (winning the golf was also a highlight).

Residential Estates (or Guestz) were friendly, welcoming, and easy to communicate with throughout our stay. We couldn’t have asked for a better place to unwind and enjoy everything Rhosneigr has to offer. We would happily stay here again and highly recommend it to anyone looking for a relaxing getaway in North Wales.

Flat 12 CityPoint Thistle Strt. Aberdeen

Our stay at Flat 12 CityPoint on Thistle Street was nothing short of exceptional. Without question, this is one of the finest 3-bedroom apartments guests coming into Aberdeen will ever experience.

From the moment we arrived, we were impressed by the immaculate 5-star presentation and tasteful decoration throughout the apartment. Every room was beautifully styled, exceptionally clean and finished to a very high standard, creating a luxurious yet welcoming atmosphere that immediately made us feel at home.

The location of the apartment was absolutely perfect - right at the heart of Aberdeen city centre with easy access to shops, restaurants, cafes and local attractions. Everything we needed was within walking distance, making our stay both relaxing and convenient.

One of the standout features was the secure parking space, which was incredibly convenient and gave us complete peace of mind throughout our visit - a real luxury in Aberdeen city centre (for those who know Aberdeen very well).

Most importantly, the overall treatment and hospitality we received during our stay were truly 5-star. Every detail had clearly been thoughtfully considered to ensure guests enjoyed a premium experience from start to finish.

We would highly recommend this accommodation to anyone looking for a top-quality apartment in the heart of Aberdeen city centre. We will certainly be returning in the future.

City Suites, Chester

A big thank you to all at the Guestz Accomodation team.
When required the team were both attentive and efficient..
I stayed in a number of apartments over a 10 month period..
The team worked hard to give me continuity in each apartment, which was greatly appreciated..
The apartments to the rear of the building, were described as smaller, but idea for a solo traveller..
The apartments were well appointed and warm..
I arranged with the team the cleaning and linen change frequency to suit my situation, which was Idea..
Overall the apartments were to a good standard..

Broken furnityre, poor cleaning and no replies

1: Moved in to find that one of the two chairs was actually broken.
2: Support kept pretending not to be able to hear me, though they were clearly audible moving around on the phone.
3: Found chewing gum in the shower
4: Hot water ran out around half way through the day.
5: Rooms weren't cleaned according to the schedule supplied.
6: Or Restocked.
7: Most of the furniture was badly put together.
8: Put a complaint in and was ignored: Guestz didn't hit their own response window.

I have completed on my first serviced…

I have completed on my first serviced accommodation property with Residential Estates and have nothing but praise for them. From Richard who dealt with the purchase to Danielle who assisted with the sales progression and Sally who helped with the furnishings and finding guests, the process has been seamless. To date, the returns have exceeded projections and future bookings look healthy.
If help is needed they have been fantastic and nothing has been too much trouble.
I would thoroughly recommend them to anyone looking to invest.

I cannot recommend Guestz Residential Estates highly enough! From the moment I arrived, the service has been seamless and incredibly welcoming. The apartments are absolutely stunning—modern, spotless, and thoughtfully designed to create a real sense of comfort and style.

A huge shoutout to Alicia, who has been nothing short of amazing. She’s friendly, professional, and genuinely goes out of her way to make sure everything is just right. The entire team has been wonderful—nothing is ever too much trouble, and their attention to detail makes all the difference.
