I have been with Invitation Homes since 2016 and they have been GREAT! They are efficient and most of all NOT SLUM LORDS! I would definitely recommend them!

While we truly enjoyed living in the home itself, our experience with property management has been disappointing. Throughout our tenancy, we encountered ongoing plumbing and septic system issues that were not addressed with the urgency they deserved.
There were multiple occasions when emergency maintenance concerns required repeated follow-up calls before any action was taken. It often seemed that unless we continuously contacted management, little progress would be made toward resolving the issue. Although customer service representatives were generally professional during phone conversations, the actual response time to property-related problems was often unacceptable.
One of the most significant issues involved the plumbing system. The problem became so severe that my family was forced to shower at a gym because the issue remained unresolved for an extended period. After discussing the situation extensively, my wife and I considered remaining at the property, but the ongoing maintenance concerns and lack of timely resolution ultimately influenced our decision to relocate.
More recently, the plumbing issue returned again. Rather than contact management and go through the same process, I handled the problem myself using what I learned from previous septic tank service visits. This decision was made to avoid further frustration and delays.
We genuinely loved the house and would have preferred to continue living there. Unfortunately, our experience with maintenance and management made that difficult. Because of these experiences, I would not recommend Invitation Homes to others and will honestly share my experience when asked about the company. Not to mention ALL THE FEES as well.

Borderline slumlords. They will fix stuff, but they always do the cheapest patch job imaginable. We have reported water damage to them and they just tile over it rather than fix it. They charged us a fee for something someone else did vaguely near our house, even though it was resolved within days. They send threatening emails about being in violation of some policy and then when you try to get in touch with them to be a good tenant, they can't be bothered to get back to you until the next time they decide to send a threatening email and act like you're in dereliction. Unfortunately, working folks have to take what we can get but if you have two choices, avoid these people like the plague.

Easy and intuitive step-by-step process for the application, to see the property and also support always available with the whole team for guidance when necessary.

Honestly this has been an horrible experience & we have only been living in this house for 2 full months. First of when we viewed the house there were a few things that needed touching up. We expressed those things with the guy that showed us the house. He told us those things would be handled & they weren't. Second when we moved in the house was infested with spider webs & dead spiders , one of the toliets was loose at the base , one of the room closet shelving completely collapsed once clothes were hung , we didn’t receive a ring camera battery(which was supposed to be provided at viewing) & a plethora of other things. The newest problem was our air went out September 25 & today is October 1 & we still have no air. We have two kids in the house a two month old & a two year old that have been burning up for a week now. This is totally unfair to us as tenants we have not been accommodated with no type of additional units such as a window unit or something until they come & repair it. This has been an awful experience & the invitation home team has not been of any help .

If I could give Invitation Homes zero stars, I would. Easily the worst rental company I’ve dealt with.
Trying to get a single issue resolved with this company is an absolute nightmare. You get bounced around so much it feels like you have to talk to 20 different departments just to get someone to take responsibility. How the hell is a tenant supposed to get anything handled when nobody seems willing to own the problem?
The communication is terrible. They’re painfully slow, getting a clear answer is a struggle, and you’re left chasing people who should already be doing their jobs. I’m tired of having to push this hard just to have my concerns taken seriously.
What really pisses me off is the lack of accountability. Passing me to another department is not a resolution. Leaving me waiting is not customer service. I shouldn’t have to make dealing with my landlord a second job just to get an issue addressed.
This is my home. These concerns affect my daily life, and the way they’ve been handled has made me feel completely dismissed. I’m paying rent and expecting basic communication and follow-through. That is a reasonable expectation, and my experience with Invitation Homes has been nowhere close to it.
I am beyond fed up with the runaround, the delays, and the sheer lack of ownership. Based on my experience, I would absolutely not recommend renting from them.
Zero out of ten. Terrible communication, slow responses, and no meaningful accountability.

Invitation homes is one the best places I have ever leased/rent from. They are priced just right and very helpful from application to living in the home and answer or take care of anything you bring up.

Welcome to Invitation Homes, where we won’t clean the house before you move in. You’ll need to rent a steam cleaner and spend a day scrubbing the grimy floor first, despite us most definitely charging the last tenant a cleaning fee.
Welcome to Invitation Homes, where we would rather put a 12th patch on your roof instead of giving you a new one. (quite literally no exaggeration)
Welcome to invitation homes, where our ceiling leak cleanup from our rainbow roofs consists of scraping the old popcorn off, spraying some mud, and then finishing up with a can of white spray paint. You may want to move out your furniture while we work, we’ll get that mud everywhere. Including on your bible. Mold remediation? That’s not necessary.
Welcome to Invitation Homes, where we’ll ignore your multiple requests to replace the rotting siding on your house for a couple years until you get rats crawling through it. You may hear them scurrying around in your ceiling and one may die in the wall of your kid’s room making you close it off for over a week to escape the smell. And to take care of them we'll make sure to send the cheapest pest control person available. They won’t actually get a single one while you are left offing a dozen of them yourself.
I wish I could leave zero stars. One feels too generous.

Courtnie in Montgomery, TX is truly the sweetest and most positive leasing agent I have ever had the pleasure of working with! She made the entire process, from start to finish, feel so natural, comforting, and worthwhile. She went above and beyond every step of the way. Courtnie did an amazing job setting clear expectations, answering every question, and proactively providing information I needed even before I realized I needed it or remembered to ask. She consistently checked in with me throughout the process, which made me feel supported, valued, and confident that everything was being handled. Her professionalism, kindness, communication, and genuine care truly stood out. Courtnie made what can sometimes be a stressful process feel easy and reassuring. I am incredibly grateful for her help and would absolutely recommend her to anyone looking for a leasing professional who genuinely cares about her clients!

Me and my wife live at 25170 Mountain violet way Menifee CA 92586 My experience with Invitation Homes has been extremely frustrating.
Within about two weeks of moving into our home, we began experiencing a serious plumbing/sewage issue. While showering, waste/sewage was coming back up through the shower. The issue eventually affected our bedroom as well, and the carpet developed a moldy smell. We ultimately had to replace the carpet in our room because of the ongoing problem.
This situation lasted from approximately October through February. Because certain areas of the home were affected and we were dealing with these conditions, we stopped paying the utility charges associated with the issue. Invitation Homes later told us that we owed a significant amount in utilities. We asked whether we could receive compensation because certain rooms in the home were not usable during this period. We were eventually given a $900 credit/adjustment, but we still had a remaining balance from the previous months.
In April, we entered into a stipulation agreement regarding our rent after falling one month behind. We continued trying to resolve the outstanding balance. Later, we were being asked to pay approximately $1,500 in utilities in addition to $3,245 in rent covering June 20 through August 20. We were unable to make the June payment, which resulted in us breaching the stipulation agreement.
We went to court, ultimately won our case, and were able to remain in the home. As of today, we are current on our rent and have gotten our rental account back in good standing.
However, we have now received a Notice to Cure Covenant or Quit stating that we owe $746 in utilities. We were told that the utility account is in Invitation Homes’ name and that they use a third-party company, Conservice, to manage the utilities. On September 15, we requested Conservice’s contact information so that we could address the issue directly, but we did not receive a response.
We are now being told that we need to put the utilities in our own name through Conservice because Invitation Homes does not handle utilities.
The biggest frustration throughout this experience has been the lack of clear communication. We have repeatedly tried to resolve the utility issue and keep our account in good standing, but the information we have received has not always been consistent.
I am sharing this review based on our personal experience as tenants. Our rent is currently paid and up to date, but we are still trying to resolve the disputed utility balance and get clear answers about how these charges are being handled.

Awful scummy company that will conveniently lose paperwork or "change" systems in hopes you don't catch all the junk fees they will hit you with because of this. Oh and let's not forget to mention the lackluster work from unlicensed contractors to fix any issues in the house, if they even approve the fix that is. But don't worry, they'll charge you for it even when you move out.
Also, don't even bother trying to get a hold of someone if you have another issue.. they will reroute your call like 20 times to different "operators" working in a call center in India who barely speak English. And don't forget, they'll charge you for whatever that issue is when the person you finally get through to doesn't submit the paperwork or get you the things you need.
I mean it's absolutely embarrassing that this company is still around the way it is ran. And good luck finding a rental home that isn't owned by them since they're allowed to just buy up all the homes. What a joke.

I have lived in Smith Farms managed by Invitation homes for almost 2 years. These are new construction townhomes. Over the past 6-8 months there have been issues- resident disturbances, car break-ins, car thefts and pet problems.
Management has been informed but the issues are unresolved and reoccurring.
There are no amenities on the property, the least they can do is help with security.

I have had an awful time since moving into and renting one of these homes. Moved into this hoa community with sod completely dead and dry as well as the front plant bed. What’s hilarious is my icon for this home on the invitation homes app shows what terrible conditions it’s in. Person who conducted my orientation assured me “don’t worry about it” and referenced near by properties in similar condition suggesting that “hoa probably doesn’t take these homes too serious.” Now violation are coming in and invitation homes is threatening me that I have 5 days to replace a lawn I should not be responsible for!
The sprinkler system was also inoperable upon moving in so any bit of lawn maintenance that tenants are responsible for couldn’t be carried out. Took months to fix and then sprinklers would not shut off! I was out of the country so my sprinklers system was on 24/7 for like 2 weeks. I made about 8 phone calls trying to escalate this maintenance request and no one seemed to care or think it was an emergency. Now invitation homes wants me to pay a ridiculously high water bill for something I tried to bring to their attention to that they didn’t want to address quick enough.
These people don’t care about these homes. It’s just another ticket and work order from never being fixed and everybody you can talk to is reading scripts trying to absolve the company from any and all responsibility for these homes and the condition they’re in. They do not take care of in between tenants.
Only nice thing I can say is when maintenance does make it out, they’re friendly and precise. Yet they tend to agree that invitation homes are problematic.

If you are considering leasing from Invitation Homes, run. In fact, I will be joining the many other tenants before me who have filed lawsuits against Invitation Homes for these exact deceptive practices, lease breaches, and habitability failures.
Also, do not be fooled by any generic response from Invitation Homes when claiming they "want to look into this" or "reach out to discuss" after leaving a negative review. They copy and paste the exact same template on every negative review purely to save face publicly while actively ignoring tenants behind closed doors. They have promised to address my situation repeatedly and have done absolutely nothing, nor have my issues from April's move in been resolved.
What they market as "move-in ready" home rentals is a complete illusion, and once you sign the lease, management will ignore you, drag their feet, and default on their own promises. I signed my lease in mid-April, but the property was in such appalling, filthy, and unfinished condition that my family couldn't even move in for two weeks. When we finally had no choice but to move in, we were met with a nightmare:
Dead & Faulty Appliances: A dead stove, a broken garbage disposal, and a dishwasher filled with stagnant water that was left unfixed for a week, leaving me unable to cook or feed my children. The replacement dishwasher was then installed so improperly it created a direct City Code Enforcement violation that required yet another vendor visit to fix.
Severe Pest Infestations: Literal anthills inside the house, ants bursting out of baseboards and electrical outlets, spiders everywhere throughout the house, and active insect bites.
Withheld Mailbox Keys & Utility Shut-Off: Management failed to provide mailbox keys at move-in, physically blocking access to our mail and critical utility notices. As a direct result of them withholding our keys, our electric utility service was shut off, leaving my family in the dark and creating a severe, preventable emergency.
Paying for Undelivered Lease Services: Invitation Homes forces tenants to pay mandatory monthly fees for services they don't provide. I was charged monthly for pool and amenity access passes that were withheld from me for nearly four months (finally provided in August). Additionally, I pay monthly for an HVAC filter delivery service, yet have never once been provided the correct filter size for this home's system.
Bowing Ceilings & Structural Maintenance Delays: Major structural and ceiling issues were reported immediately upon move-in, yet management dragged out basic repairs for months, forcing my family to live in unsafe conditions while continuing to charge full rent.
Broken Promises & Misleading Instructions: Property Manager Kareika Powell explicitly asked me not to terminate my lease or request a transfer in May, promising that once all repairs were finished, we would settle on a fair, written rent concession for everything my family went through. Before move-in, I was assured in writing that interior painting was approved, only to find filthy, mismatched touch-up paint throughout the home. I spent my own money fixing it without expecting reimbursement; however, Kareika specifically instructed me to submit my paint and supply receipts, only to turn around and immediately deny reimbursement after I provided them.
When pressed on these cumulative failures, management attempted to lump a separate emergency AC failure displacement credit in with the promised move-in settlement, eventually offering an insulting $480 adjustment, which doesn't even cover two weeks of rent for an unlivable home, let alone five months of lease breaches.
Management (Jayce C.) has since acknowledged key, amenity, and maintenance failures in writing. I have paid rent under protest and will be forwarding all documentation, photos, and written communications to legal counsel, the Texas Attorney General, and City Code Enforcement. Save yourself the stress and look elsewhere.
