Good Communication

Trisha and her team consistently send updates to keep us on track for our closings. I had TWO Knock files this month where I had just under 30 days to close on my purchase, and we still made it happen.

The Knock team is amazing! Catherine was our rep and she went above and beyond to help secure financing for a new house when the old house didn't sell in time. The entire process was smooth and the team was great to work with. Highly recommend!

Do Not Trust Knock Lending

My name is Ariel, my Knock Lending account was 230618860, do not trust this company, before we signed a contract they told me that the value of my house was $ 370,000.00, that they have a proprietary algorithm that they use to determine an adequate price of the property , it was sent it to me on the knock Home Swap Purchase Offer, they called it a Contract Inducement . They do not send a professional appraiser, So, based on that price and the fact that my old house was paid off we decided to go for a house for 465 k, we knew that we would have a mortgage of a lit it more the 120k after all closing cost and commission would be paid off. We bought the new house with them, but things turned bad when we listed the house after we bought the new house for sale. We listed the house for 377K, Our Realtor agent did an independent appraisal that it came at 340 k and when we had our first offer for 377 k the FHA bank sent an appraiser that came back to a low 325K, I was furious with knock lending, I sent emails to all the people that were involved in our contract but they all were silent for two weeks, so , I demand an explanation and that was this agent named Jenn Nestor from Atlanta explained to me that Knock lending used our Realtor agent opinion to value our house , not the so called company proprietary algorithm as was send it to me on the contract, I can see a law sue right there . The FHA appraisal stopped the opportunity for selling the house to any FHA buyer for the next 6 months, so we lost the possibility to sell to the bulk of the potential buyers. It took us 6 months to sell the house to a final price of 345 K with a loss of 25K, we had to pay a late fee of $ 8215.01 and a total interest of $4456.41 for only one month that we passed the date line of December the 30th. But there is more, the average time to sell the house in Port St Lucie is 64 days, so from June 2023 when we bought the new house to Feb 2024 we had to pay over 12 K just to the interest to the new house without have the opportunity to send a big payment to the principal if we would have sell the house in a little than two months. Now the loss for using Knock Lending amounts to 25 K of the appraisal difference, $ 12,671.51 for the late fee and interest to Knock Lending and over $10 k lost to the interest only to the new house to the hefty loss of $47,671.51. Folks, I recommend selling the house first and buying it later. Knock lender made a profit of $7400 from us and still they do not admitted that they did not do anything wrong, in their mind they did not did anything wrong but I disagree, now the logical step is to find a lawyer that would like to take my case or go to the government agency that regulate Knock lending or do both at the same time. This is the name of the Knock lending employees that were involved in my transaction: Francine Bethune, Detoria Lomax, AJ Fontanilla, Heather Trautman, Allie McKinley, Jenn Fusion , Jenn Nestor , Trisha Schmidt,. But, by the way, AJ Fontanilla suggested to me that I should sell my house for 325 K, that it was my mistake. To answer the Knock reply, again , the only thing that was explained to me and it is on writing and signed by me and Knock is that the value of my house was done thru your Purchase Offer using your Property Algorithm , no that it came thru my agent, there is nothing in the Purchase Offer that the Estimated List Price was from my Real State Agent , it is on the FAQS highlighted in blue at the beginning of the document ".How is the price determined?
Knock uses a proprietary algorithm that determines an adequate price,
and this price is underwritten as part of your loan pre-approval" So they said

Thank you for taking the time to provide your feedback. Knock prides itself on fostering a seamless home buying experience, and we are disappointed that yours was far from perfect.

Our product is intended to provide certainty in purchasing your new home, and selling your old home. The Knock Bridge Loan includes a fixed upfront fee and is interest free for up to 180 days. Knock Property 1, LLC also provides a Knock Purchase Offer that serves as a backup and can be executed at the end of the 180 day period if your house hasn’t sold to another buyer.

As you mentioned, our team explained to you that the $370K list price was provided by you and your agent, and is noted in the Knock Purchase Offer as the Estimated List Price. We also verified this number with you early on in the process, and the impact of the list price on fees and the Knock Purchase Offer, as you considered listing for an even higher price.

Knock Property 1, LLC does also use its own proprietary algorithms as part of the valuation process and calculation of the Knock Purchase Offer price, which is ~80% of the estimated market value. You made very clear to us early on in the process you had no intention of needing or accepting the Knock Purchase Offer, so our goal was to support you as best we could in getting your house sold.

When your home first went under contract with an FHA buyer, they had to obtain an independent appraisal ordered by the buyer’s lender, which came in low. As you may know, Knock has no control over independent appraisals or what appraiser a buyer's lender may use. As a result, the path forward was solely your choice of accepting 1 of multiple additional offers that could close quickly or waiting the FHA-required 6 months to obtain a new appraisal, which would put your Bridge Loan past maturity. As you mentioned Knock Lending does have late fees that incur after 180 days if the bridge loan has not been repaid as we are unable to meet all our customers’ needs if the interest-free bridge loan was indefinite. The only good that came out of this was…

The only good that came out of this was that we did get our new home but when we started the process with Knock we were excited and how it was explained to us seem like a really good idea, Well that's not how it went they kept switching people working on our paper work and they didn't know where the other person left off we were confused half the time, then we thought everything was good to go packed up the old house got it ready to go on the market took everything we didn't need out of the house, then were told two days before closing we had to come up with 10k that we didn't have, we were stressed, my anxiety was threw the roof, we ended up loosing all of our equity of the new house to get 8k of the 10 and the seller gave 2k and they said they were going to give us a credit for all of the problems we had threw out all of this and they gave us $37.00 yes you read that right thirty seven dollars for a month and a half of problems of going back and forth having anxiety attaches, not knowing what was going to happen at all was only worth 37.00 dollars of credit to them, we lost a lot more than that threw this process with them. I would never recommend them to any one

As of 10/20/2022 Knock took this issue very seriously and contacted us, we are very happy with the out come and the prompt response we received. and I would say even thought our experience was not the greatest the out come was we do have our dream home and now we feel like we were heard and that all of the troubles that we did have to go through did matter to them and that they stated that they were going to correct this so others will not have to go threw the same thing and I do believe that they will make these changes I would recommend people to use Knock with the changes made it is a game changer. So far

So far, so good. In the middle of my first experience with the Knock HomeSwap program. This is great! It’s allowing my Purchaser to close and move into their new home before closing on their existing one. Andrew Yeakey was our initial contact. Dom Roher and his team took the reigns from there. Great communication and service to date.

A very good option if you are trying to buy something right away and are waiting for your other house to sale. Highly recommend!

Dustin Davis is the best!…

My husband and I worked with Dustin Davis and he was incredible! From start to finish he made the process so easy and took so much stress off of us. His best quality is his promptness. He always responded to emails within 10 minutes, even in the evening or on weekends! He was extremely knowledgeable and was patient even though we asked a million questions. Everything worked out exactly as he stated it would and we were so grateful to have him be apart of this journey. We would give him 10 stars if we could!

Dom Roher was great to work with at Knock. We were new to the knock process and Dom took the time to explain everything to us. Shana was an incredible communicator…

Shana was an incredible communicator from start to finish and she w closed the loan for us seamlessly. The bridge loan option allowed my buyers to purchase their dream home without having to sell their primary home. Without this option, they would not have been able to move forward.
