Big Promises, Zero Results — Realtors Beware

I paid for a service that was represented as producing at least two appointments per week. More than seven months later, after supplying over 3,000 phone numbers, I have received zero actual listing appointments.

The issue is not simply that “the market is slow.” The service I experienced was very different from what I believed I was purchasing. The leads I received were generally weak, often similar to FSBO opportunities already being contacted by numerous other agents, and it appears the same opportunities may be distributed to multiple paying customers.

I previously raised concerns and was encouraged to give the company more time. I did. Months passed and nothing materially improved.

At this point, I cannot justify the cost based on the results. paid Zelle, thousands of contacts provided, seven-plus months invested, and zero appointments is an unacceptable outcome compared with how the service was presented.

I paid $5,000 to Listing Referral Group…

I paid $5,000 to Listing Referral Group and think other agents considering the service should understand exactly what my experience has been.

The agreement I signed states an average of two “listing referrals” per week. I don't dispute that.

However, I was also specifically told in writing by an LRG representative:

“LRG will prospect on your behalf and continue setting one to two listing appointments per week until you have listed and closed 10 transactions through the program.”

That written representation was important to my understanding of the service.

What I have predominantly received instead are FSBO referrals where LRG makes an initial call, gathers information and then sends the seller to me to prospect and secure the appointment myself.

Many of the referral sheets literally instruct me to “call to set up a preview appointment.” Some state that the prospector tried to obtain an appointment but was unable to do so. I am then instructed to call, text, follow up, nurture the seller and even knock on the door if necessary.

I have absolutely no problem working for a listing. Converting an opportunity into a signed listing is my responsibility.

My issue is simple: giving me a FSBO prospect and requiring me to secure the appointment myself is materially different from LRG “setting one to two listing appointments per week.”

When I raised this discrepancy, I was told by LRG's Client Management Team that the agreement says referrals rather than appointments and that the representative who communicated with me “does not sell the service that way.”

I still have the original written communication stating exactly the opposite.

I have also had concerns about how some sellers are qualified. I have received referrals described as “Must sell,” able to close ASAP and likely to list with a Realtor if they don't sell themselves, only to receive a materially different picture when I contact the seller directly.

One seller presented as “Must sell” and able to close ASAP told me the FSBO was essentially a test, that he intended to take it down, might reconsider selling in the spring, and that he already had an agent he would use if he decided to sell.

To be fair, LRG cannot control a seller telling its prospectors one thing and subsequently telling me something different. My concern is the pattern and the difference between how some opportunities are presented and what I encounter.

LRG also recently showed me that four of the first nine FSBO sellers referred to me subsequently listed with agents. I checked that information and acknowledge that they did. That demonstrates LRG is identifying some FSBO owners who ultimately choose agent representation.

However, those sellers listing with other agents does not mean LRG secured listing appointments for me with those sellers.

I have continued working the referrals, contacting sellers, following up and providing feedback. I have now formally notified LRG in writing that I am dissatisfied with the service and the discrepancy between the written representation regarding listing appointments and what I am receiving.

If you're an agent considering paying $5,000 for this program, I would ask one very specific question before paying:

Are you purchasing FSBO referrals that you will need to prospect yourself to obtain an appointment, or is LRG actually going to set listing appointments for you?

Those are very different services.

I have retained the agreement, written representations, referral sheets and correspondence supporting my experience.

This situation is ongoing. If LRG addresses my concerns or my experience materially changes, I will update this review accordingly.

Don't use in California!

I strongly advise people, especially agents in California, to avoid using ListingReferrals.com. I spent approximately $5,000 with them years ago after being promised leads and referral opportunities. I provided everything they requested — contact information, emails, names of people to call, and additional materials.

Unfortunately, nothing was ever done. No meaningful follow-up, no calls made, no results, and no accountability. It felt like the service completely disappeared after payment was collected.

What was most frustrating was trying to recover the money afterward, which never happened. In my experience, it was a complete waste of money and time.

I rarely leave negative reviews, but I do not want others to make the same mistake I did. Please do your research carefully before signing any agreement with this company.

Big Promises, Small Results

They make strong promises upfront, but the actual delivery has not matched expectations. In the past two months, I’ve received only one lead within a one-hour driving radius, which is well below what was implied.

Communication and results have been disappointing, and refund policies appear very rigid regardless of performance. Overall, my experience has not aligned with what was represented at the start.

Worthless Leads, Broken Promises

I paid $2,500 to Listing Referral Group after they guaranteed five closings in a year and weekly leads. Three months in, I’ve received only a handful of email leads, and most of them literally say “The seller does not plan on listing with a realtor for now.” These are not qualified leads—they’re no better than FSBO contacts anyone could dig up on their own.

The company also does not respond to emails or provide support. Once they take your money, they stop communicating. This is not an isolated case—the BBB already shows 20 complaints against this company, many of which they don’t even bother responding to anymore. You’ll also find dozens of negative reviews on Yelp and other sites describing the same issues: false promises, worthless leads, and no accountability.

By comparison, I started with another lead generation company at the same time and secured two listings within one month. The difference is night and day.

Listing Referral Group has failed to deliver on their contractual guarantees, misrepresented their services, and ignored communication. Chen the BBB page... OVER 20 COMPLAINTS, AND THE COMPANY QUIT EVEN RESPONDING TO THE MOST RECENT COMPLAINTS. Save your money and do not use this company.

Worked with them for 6 months

Worked with them for 6 months, in the agreement they agree to give you a full refund minus any listings you took during the duration of the contract. When asked on the status of my refund mutiple times I get no answer as to when that will be coming over.

Scammers promise the world

Stay away from these people. They promise 1-2 leads of seller leads a week and do not deliver. They even refuse to refund you after 6 months as is written in the contract if you are unhappy with their service. Look up all their bad reviews on bbb nothing but complaints and they keep scamming people.
