Thank you Living London! They found me the perfect room in a modern property and I'm so happy here. Their team went above and beyond to make sure my move was painless considering it was such short notice and I probably didn't make it that easy for them.

Avoid at every cost.

Rhiannon Brewster is a director of this company. Alex toptani is the letting agent. Bradley Stow is the maintenance manager. The house was 31 Hyde Park Street.

My experience with living London was horrific and will be the worst experience I’ll ever have with a property management company. I found them to be routinely dishonest. I felt I was misled as to bills, the quality of the house, and the service I would get. I ended up paying extra for bills, living in a house with many broken utilities, and putting up with dead mice in the living room. I slept most nights elsewhere because I deemed the shared quarters unliveable. They tried to charge me even more for bills but I made them aware I would take legal action on the basis of misrepresentation during the viewing, for which we agreed a settlement.

I wish I looked at the google reviews. If you have and are reading this, I urge you not to use this company or any company of which these people are involved.

To make a complaint against living London and the directors which run it, you can contact the Property Ombudsman and the Mayor of London Assembly.

(Everything claimed in this review is my experience for which I can support with a variety of evidence, including, correspondence with Living London, pictures of the property, consensually recorded phone calls etc.)

I suppose you might argue that for the price you pay, this is what you should expect in london...
- house in a state of disrepair (our kitchen had no source of heating, devoid of insulation, drafty windows and the back door didn't close)...
- promises of fortnightly cleaning unfulfilled for months at a time...
- quite unresponsive to maintenance issues and usually deliver a "patch" job that fails w/in a few days/weeks (duct tape to fix a curtain rail)...
- regular uplifts to rent w/o any corresponding improvement in property (see above maintenance issues)
- moderately rude staff (who can blame them, the job must be brutal)
- no consideration for who you will end up living with unless you are willing to do their job for them (e.g. if you're a 23F, don't be surprised to be living with multiple >28Ms. That's what you sign up for.

I got pretty lucky w/ flatmates, and I saved money accepting this "freshers" level experience, but my word, I am glad its over.
