I had an excellent experience with Loc8me, and I especially want to thank Gabby for all of her support throughout the entire process.
From the very beginning, Gabby was professional, friendly, and incredibly helpful. She was always quick to respond to our questions, kept us updated every step of the way, and went above and beyond to help us secure the property we wanted. She took the time to discuss everything with us, listened to our concerns, and even spoke with the landlord on our behalf to help make things work.
Her patience, clear communication, and genuine willingness to help made what could have been a stressful process feel smooth and straightforward. We truly appreciated all the effort she put in to ensure everything was sorted as quickly as possible.

This is one of the worst estate agent ever in UK,the building leaking, food being Stalin, no hot water no heating for weeks,the mattress full of bugs which cause my daughter getting rush all over her body ,the carpet all warn out fully of bugs,we had homeless people sleeping inside the building for months even after reporting it took loc8me weeks to kicked thim out and another week's to fixed the front door all the students never feel safe ,the windows not closing properly during winter time,
All these problems still they say we can't get out of agreement and if we leave we have to pay until end of August.😔😔
To all student in Birmingham bywater building please be aware of them *Loc8me* and stay far away from these crooks!! When you go to view the accomodation they promise you everything will be fixed within a week so they give agreement to sign as soon as do..that's it now they got you hooked they will take months to fixed and than break down again.

Female safety and inadequate…
Female safety and inadequate investigation so I contacted and wrote a previous review in relation to my daughters safety within a property that was rented out by this company that may suggest no one uses as they rebut all responsibility when things get tough and I am now left in a position of seeking legal advice which I will take all the way my daughter originally too the tenancy on under the impression there was another female within the property that later pulled out but my daughter was not informed and then moved 2 males into the property that intimated her and went into her room and bathroom when told the company they did nothing would not supply locks on doors when asked for security and this there response
I am sorry to hear that Abbie has felt uncomfortable in the property. We do take any concerns around tenant safety seriously, and I can see from the communication that the branch has already responded to the issues raised and spoken with the other tenants where appropriate.
As previously explained, Abbie viewed and accepted the property as it was, including the layout and the fact that there are no locks on the bedroom doors. We have also checked the pre-tenancy communication and there was no request made for a female-only house share. The tenancy agreement remains legally binding and there is no break clause, so Abbie and her guarantor remain liable for the rent unless a suitable replacement tenant is found.
We are unable to release Abbie from the tenancy on the terms suggested. That is our final position on this matter.
Where allegations relate to threatening, criminal, or inappropriate behaviour, these should be reported to the police so they can be properly investigated. As managing agent, we cannot make findings on criminal allegations, but we will continue to respond to any reported tenancy or property management issues in the correct way.
We also need to be clear that, due to data protection and the tenancy position, we can only discuss certain details with Abbie and her named guarantor. We will therefore continue any further tenancy-related correspondence with the appropriate parties.
I appreciate this is not the outcome you were hoping for, but our position has now been confirmed.
Terrible company
Terrible company, they will try and find way to charge you more. Worst company to deal with, AVOID LIKE THE PLAGUE - Lincoln Branch.

Loc8me Leeds: do not trust
Loc8me Leeds offered my daughter a flat with her friends, all the contracts were signed, guarantor in place, deposits paid then they came back and said that the price was wrong and tried to increase it by £30 per person/ per week. They said it was an admin mistake and would not honour the advertised price or the signed contracts. Absolutely disgusted with this company.

Phil was friendly, professional, and really helpful throughout the visit. He explained what he was doing and made sure everything was properly sorted before he left. As a really nice extra touch, he even left us little goodie bags at the end which was completely unexpected and very appreciated.
Really pleased with the service and how efficiently everything was handled.

Easy and smooth experience
As my first experience as landlord I was a bit nervous about the outcome but Emma, Izzy and the team from Hull Agency guided me and took care of everything. The whole process was easy and smooth with great and fast communication.

They charged £77 for the replacement of…
They charged £77 for the replacement of a broken toilet seat without telling the tenants how much this was going to cost prior to the instalment. We were also not notified when the toilet seat was going to be replaced. I would not recommend using loc8me, go with Parr Houses or Toplets instead.

Excellent help
A big thank you to Aaron for helping us find a house. He helped the process be less stressful and listened to everything we had to say and showed us all the houses that fit what we were looking for. We were worried about the house hunting due to it being January, but Aaron helped us find houses and kept us updated.

Attempting to charge £195 for water leaks and old furniture
I was a tenant with Loc8me Liverpool for nearly 3 years. Upon leaving, they attempted to charge me £195 (more than my entire deposit) for a 'professional deep clean.'
The 'damages' they are using to justify this charge are actually structural water damage. The photos they uploaded show 'rashes' on the walls and marks inside cupboards that were caused by water ingress and damp during the tenancy—these are maintenance issues, not cleaning issues.
They are effectively trying to make a tenant pay to fix long-term water damage and the natural aging of furniture that was already old/vintage when I moved in. Be very careful with your deposit and ensure you report every single leak in writing, or they will try to charge you for the damage later.

So unsafe
Flats are constantly being broken in to and tenants threatened, and Loc8me won’t even install a proper lock on the front door, let alone CCTV or burglar alarms! What a joke. Won’t even meet with us to discuss the issues property, been going on for 6 months.
