This review is based on the experience of residents who have been living in this project for over 4.5 years.

Several commitments made at the time of sale regarding amenities, quality, lifts, electricity, and timelines have not been fulfilled even after full payment. Residents were kept on commercial electricity for years, faced frequent power fluctuations, fire incidents, lift breakdowns, security breaches, and unresolved construction defects.

Electricity and maintenance charges lack transparency, and repeated requests for clarification or resolution are often met with assurances that are not implemented. Senior management remains largely inaccessible.

The location is good, but residents continue to face issues related to construction quality, safety, maintenance, and accountability. Prospective buyers are strongly advised to visit the site and interact with existing residents and association members before making a decision.

This feedback is shared in good faith for public awareness.

Do not take flat in these bludy modi builders, worst MD and management. We lost so much amount in this Idiot Modi and these reviews are written by their staff so dont believe that. Its my personal experience. Instead of visit modi you direct approach to customers those are already staying in modi they will tell the truth.

Good service

I booked plot in Esteem block in sambipur,later I was cheated by sales person and management . i lost around 1 lakh rupees. Now I am very happy to drop for purchasing flat in modi builders because now Hydra is demolishing ftl constructions.This construction also like one side forest land other side small lake is there.If I purchase there I would feel tension . If anyone want purchase flats please consult owners and check with hydra, don't fall in sales persons trap.

I had an incredibly disappointing experience with Modi Builders. The entire team seems to be involved in fraudulent activities. I was scammed out of ₹230,000, primarily by the sales personnel who were nothing but dishonest.

The main branch employees were equally untrustworthy, making it clear that they prioritize their profits over customer satisfaction. Despite raising my concerns, they were dismissive and unhelpful.

If you're considering working with Modi Builders, I strongly advise against it. Save your hard-earned money and look elsewhere!

We waned to buy 2BHK in premium location in Hyderabad.. After much research we found modi builders, they have many optipns like 2bhk, 3bhk at affordable prices. They really helped us to find 2bhk. We are very thankful to them.

My family and i were looking for a home for a long time and met with several builders regarding this. When we found modi builders, they made everything easy and helped us get our dream home. Now we have a beautiful 3 BHK house, thanks to them.

I was cheated by Modi builders. I booked a flat in Esteem block, Sambipur, mallampet. I paid 850000 to Modi builders and taken agreement and sales person taken 50000 rupees for Modi builders teli callers customer care. Both combined and cheated me after sanctioned home loan after paying required processing fees. For giving my money back also they're taking 3 months time. The employees didn't allow me to meet their high officials or the director to inform about the fraud. Although I sent a post to one of the director, he did not respond.
Inshort, if any of the people seeing this message, be careful if you want to buy flat in their projects. Also try to meet the directors before you purchase the flat and explain what you have encountered.
I lost almost 1lakh ₹ because of the intrest I got loan at the bank and ₹50000(The modi builders fraud sales person and the employees) to the sales person as a "processing fee/tellicaller".

Pipes fixed internally from above flat to below flat and even kitchen too..Many issues like seepage, maintenance, security.
Don't buy flat without checking owners otherwise you are in big trouble

After 4 years got the possession of my villa with multiple defects. and now for the last 7 months still following up with them to repair the water leakage, water log, hollow walls, cracks all around, plastering coming out. and the list goes on.

They will squeeze the last rupees from you and play multiple cheap tactics to deceive you.
