Low Life Snake Oil Cult of Trash W/ Crook Prophet
I could write a book on my experiences with Pace Morby and his community. To put it simply, he misled me into several mentorships and courses, as well as his Sub2 Accredited Investor Fund. Gator, Sub2......etc
Every word out of Pace Morbys' mouth is overselling and overpromising; if not, it's a bald-faced lie.
You can't get actual statistics on satisfaction with his offering because his organization protects and eliminates anything they don't like. This is a pressure sales org that will do anything to take up residence in your pocket.
Anecdotally, I believe more than 70% get nothing out of his programs. I've spoken to many, many people who backed off on the program. Most people I have spoken to think Pace is dishonest. Many more think he is a full charlatan or scammer. A small subset think Pace is the 2nd coming who walks on water and pees liquid silver. The zealots are the worst! It really resembles a cult and is very aligned with the MAGA cultists. His lieutenants like Carly Grunmann are just as bad. Anyone associated with him should be avoided at all costs. The cultists will tell you they are making millions while they really make nothing.
There are a ton of scammers, liars, and low-quality humans in the group. There are also a ton of people there just to sell to you as a member. Then there is everyone else, normal people who were sold a dream and read all the content and try to apply it. Many of them screw up. A few don't. Many give up as the only way to get help is to post in the Facebook which is a flag to the predators. Many keep throwing good money after bad chasing a dream that will never come with Pace's help. It's sad to see.
Each program has a facebook group that is HEAVILY sculpted, censored and injected with propaganda. So if you do get ripped off, or warn people of rip-offs, your post gets deleted and you get a warning. Really anything the thought police don't like and does not help pad their pockets is deleted and removed. Do it too much they remove you from the Facebook Group.
Also, be advised that he often offers gifts, but one of his conditions is that you go give him a review - you can see a ton of deleted users on Bigger Pockets who are the result of this in his review section. Review by "deleted user." Notice how many reviews on this site are mid-November or several days in a row in sept. I guarantee that Pace did a call where he said I'll give you 30 days free of my new app after you put a review in at trustpilot. BTW he did not say that its $200 a month autobilled after the free 30 days. Vincent Lanza and Abraham Gray are two of his zealots, preying on members of the group, so, of course, they are posting positive reviews.
In each of the Positive Reviews you can see how this organization manipulates the system. All the 5 stars come in at once or over a short period. The negative reviews are consistent and randomly timed.
The gifts are always misdirection for his benefit or a recording of him doing the same thing he would be doing anyway. He's a great salesman. Anyone who has such a tenuous grasp of honesty can be.
Avoid. I wish I had never heard the name Pace Morby.
Scammed out of $40k

A great majority of thos group are scammers, and when you try to report them and talk about it you get shutdown . Someone had to literally set up a new Facebook group to talk about the scammers of the pace morby cult.
I got into such a deal and invested $40k in a so called "leader" of the group that connected me a to a group of other investors on a deal , a few weeks later we find out that the title company , the borrower were in on the scam together, our position was never recorded, the money; gone.
The so called connectors washed their hands and disappeared as well. Pace and his team will never let you report these people on the group page. Please visit the group on Facebook dedicated to people who lost their hard earned life savings to these scammers who over charge you and then shut you down when you try to speak out against their practices. I hope I saved someone's money with this post.. once again, stay away from these frauds..

When I first joined the community I had a great experience until about a year in everything changed. By a year in I knew a lot more people many stories of Pace manipulating people, talking down to people and abusing power. He has single handedly destroyed “leaders” businesses because he teaches them to promote themselves then doesn’t like them promoting themselves.
He says he lives by the book “Go Giver” but lives by the most manipulative book I have ever read “48 Laws of Power”.
Listen to his live videos he spends a lot of time targeting people and tearing them down verbally and calling everyone knuckleheads. I can’t stand him.
The community is very church or cult like if you are not worshipping Pace you will be punished.
The worst part is people have lost millions and millions of dollars to scammers and fraud. It is all covered up and people are silenced if they speak out people had to create a scam group to actually talk to each other about who needed to be identified. This is happening out there in the world the problem is in the community Pace gets people over excited “horny for deals” was his description 🤮 they are told to fail forward, just take action and squad up with people in the community this causes brand new people to get overly excited have no idea what they are doing and give “leaders” and people money who are in two cases I personally witnessed millions of dollars and according to the testimonials there are hundreds of them in the private scam groups there is millions more I never personally saw.
On one hand there are parts of this community changing lives but on the other hand destroying lives causing people to loose their entire life savings. Be CAREFUL.
I do not recommend this community many people have gotten their entire identity wrapped up in it and it is just not healthy. Pace will eventually have all of this catch up to him I believe in the legal sense it’s only a matter of time before some of the illegal things he teaches people to do catch up to him.
I suggest looking in the Bigger Pockets threads there was one up with a group of people seeking to file with the DA based on the practices happening in the Gator method. Usury laws and securities laws are not being followed by students I believe largely due to the education.

Misleading and Unethical Business Practices — Enrolled Without My Consent
I am deeply disappointed with my experience involving the Pace Morby Gator Method program and its use of WHOP.com for enrollment. I never accessed the enrollment link, never visited WHOP.com, and never signed the agreement sent via PandaDoc. Yet, I was somehow enrolled and charged nearly $3,000 through Affirm without my consent. The transaction occurred on Jan 6, 2025.
The Gator Team insists I enrolled myself—despite NEVER receiving the link via text message and NEVER creating a user account, and NEVER authenticating. Shockingly, the link was sent via text from a phone number (602-353-7736) that, according to online sources, is not publicly tied to Pace Morby Gator Method or WHOP.com and appears to be linked to scam reports.
All key conversations took place via email, so why was such a critical step—like signing up—done through an obscure text message from an unverified number? It raises serious concerns about transparency and accountability.
I have made multiple requests for proof that I accessed the site, completed the transaction, or consented to the terms—but have received NO verifiable metadata or evidence, only vague timelines. This is clearly a case of fraud which includes misuse of my identity. I’ve escalated this issue with Affirm and have contacted my local authorities to file a report.
Consumers deserve honesty and full disclosure, especially when it involves high-ticket programs and financing. My trust has been violated, and I strongly urge others to be cautious before doing business with this company.

STAY AWAY - $12,000 in the garbage + a year of my life wasted
After a year in this "cult" believing I would actually make a dime, I finally decided to cut my losses and move on. They are good at marketing, i'll give you that but this entire company, including Pace himself are con artists. People get milked for all the time and money they have but the course doesn't deliver. Even after quitting my job and doing this full time, taking all the action required, the mentorship simple doesn't provide the guidance or support needed to close real deals. So disappointing. That community is also completely out of control. 15k+ people, most of which have never done a deal and have no idea what they are doing, yet they are our primary "resource" to get answers.

I recently signed up for Gator Method by Pace Morby. I was really excited to start something new to create another income stream. 5 days in, I made them aware it was a possible conflict of interest with my current business and asked for a refund. They denied it stating it was only a 3 day refund period after agreement was signed. I never signed the agreement and was told I had a 14 day period for consideration. Which they said was incorrect. I had not begun any course training or completed anything and was still refused a refund of the $1697 I paid. I received nothing from them, and am pursuing more legal action. They have deceptive practices by not making it clear, accessible or visible, their cancellation and refund policies. They are taking advantage and scamming people for thousands of dollars.

After consuming the course material you'll realize it's only useful if you want to learn to manipulate people into acting against their own best interest. I just got off a call with the Pace…
I just got off a call with the Pace Morby team. They were very rude after talking with them for an hour and a half. The first call was by a different person who said he would call back. He spent a lot of time asking about our occupations. He said he would call us back. He didn't. The second call was 2 days later with another guy who was extremely rude. He asked the same questions the first guy asked, asking how much money did we have. This guy had no energy and didn't explain the program thoroughly. He kept trying to sell the Facebook community. He gave us several prices and payment options. Accelerator 9800, other prices 12,8000, 16,800 and 19,800. We told them that we will get back with him in a couple of days with our answer. He then repeated this and his tone changed and then he replied "I have not invited you into the program yet !" I was not aware that it was his program. I thought it was Pacy's program. He was very incompetent regarding what was offered. He was trying to make us pay right then. If you are not ready to pay right then, do not waste your time. 6 week course for 1000-1500 month for 9-12 months for 9800 or 12,800. I didn't even ask about the more expensive programs. They don't seem to have people with ethics, only rude wanna be's. NO THANK YOU!!!! Glad we found out before it was too late.

I am completely new to real estate in…
I am completely new to real estate in general. I joined Subto about 4 months ago and although I fell into the trap of analysis by paralysis for the first two months -- once I got started taking action I've managed to lock up two contracts which I am partnered on with two other subto students ! What an incredible journey and opening to a world I had no idea existed. Here's to building a portfolio of rentals, something I never even was possible before joining Subto without having lot of money to do so! - Joe

Pace Morby's community is the only one of its kind in this generation, in this lifetime. Connecting with all the people in this community is enough of a value for the money you invest in. People do deals with each other I'm so many strategies not just creative. We have lists, deals, agents, contractors, buyers, sellers, transaction coordinators, title companies, lawyers , lenders...in the community in every state in our country all the way to Puerto Rico. Plus the education, the zooms, the leaders! There is no community like it where there is zero tolerance for negativity and everyone is held accountable to be a go giver. Where you can actually talk to the person Pace Morby himself on his daily 10 zooms LIVE to comp your deals, call your sellers, answer your questions every single day...even Sundays!

I have to say it has been well worth the price of admission. the community is amazing, Pace delivers far more than any other mentor on the planet and still finds ways to blow our minds, encourage our growth, provide multiple ways to work with others and go beyond anyone's expectations.

Joining Subto and spending time with people similar life goals, has given me permission to fail forward. Something I have never felt I could do with my previous sphere of influence.
The collaborative spirit that Pace has created within Subto is unmatched elsewhere. I joined in May 2022, within weeks I was doing deals with other students. I more than doubled my business. That is not to say that I still don't have to put in the work "you get what you give". But joining Subto helped me to "think outside of the box" and see possibilities for leads that I previously would have passed on.

I'm not really the type of person to write a review. I doubled my Real estate business when I joined Sub 2. I realize you do not have to do everything in your business to be successful in real estate. The most important thing I learned in Sub 2✌🏽 spend your time doing money making activities. The worst thing about Sub 2✌🏽 and pace he actually gives too much value. Yes, I said it too many different ways you can make money. From real estate to buy in cash or creatively to buying cars creatively taking over payments, buying businesses. To lending money on END or private money I have a lending business and I'm not even using my money or Credit. There are just way too many different ways to make money, and he gives them all to you. If you can't make money in this mentorship, I would just give up on entrepreneurship and stick to that 9 to 5

This subto thing is a cult and I fell for it! No one actually does a subto deal, or the ones I see are so complicated it just looks like a ticking time bomb.
It is a ponzi scheme for experienced people to start and host their zooms, in hopes of a new person bringing a deal they blindly came across. Pace is "taking these deals with negative cashflow" so he can cost segregate them for taxes and take massive losses that roll forward on his taxes and offset his $40 million he has made off the memberships! It is amazing!

Shaddy community
Shaddy community. First of all most of not all the training topics are on YouTube for free. What you pay for is guidance and connect with people in the community. The community members we encountered have been shaddy. We had deals stolen from us after we did the hard work. Example: I reported a Subto leader of the Florida community. He has a website to JV with him. We provided all the details and after that he never called up back or returned our calls. That is just one but we had it happen more than once.
