Having contacted trading standards i…

Having contacted trading standards i have been informed that we are entitled to a refund of at least one night's stay regardless of your terms and conditions under the consumer rights act, particularly the consumer contracts regulations 2013. I note from your response that you haven't fully understood the issues relation both cabins.

 Please see the following;

Lodge 13:

• property cold on arrival as the boiler had not been turned in. My Grandad has bladder cancer and is 88 as is my Grandmother. The lodge should have been prepared for their arrival.

• the following morning my Grandparents realised that the fridge/freezer hadn't been turned on, and all their food had defrosted and needed throwing away. My partner and myself couldn't even find the power switch, and they had to wait hours before the issue was resolved. They lost money from all the wasted food. This is not acceptable and we had to go shopping for them which cut into our holiday time.  I reiterate that the lodge should have been prepared for them adequately prior to their arrival.

• lack of fishing availability. Whichever peg my grandfather sat at he was told by lodge owners/renters that he couldn't fish there. We had to move him right to the other side of the lake, beating in mind this is disabled elderly man with bladder cancer needing to be near a toilet and own lodge. Although we moved him to the other side, we were told again by lodge owners/renters that the pegs were reserved for them. Absolutely ridiculous.

• no outside furniture for my Grandmother to sit out on. Yes, some were brought for her the next day but should have already been there as advertised.

• all in all, not an enjoyable relaxing break for them. 

• various other issues with not having facilities in the lodge such as an iron, utensils.

Lodge 25:

• boiler broke and we were left without hot water and heating for a full evening. Yes, the manager agreed to call someone out but after an hour of him not confirming whether someone was going to attend, and it being late we went to bed and someone attended the next day.

• the hot tub also wouldn't heat up so we were unable to use it for one night. This may not seem a lot, but our stay was only for two nights for my Son's birthday.

Resolution:

• your Resolution of offering is a 'free' night ONLY if we book and pay for further additional nights is not acceptable. You essentially want us to spend more money at the park which is favourable to you and NOT a solution to the issues.

I have submitted a claim through…

I have submitted a claim through Holiday Park Action Group on Facebook this is with regards to the depreciation of my lodge which purchased from Prestige Country Parks I reside at Wild Rose Country Parks for £67,000, I was offered in writing £42,000 and this included the site fees so really only around £38,000, a massive loss so hence the no win no fee claim. If anyone is in the same position as me please go and take a look and make a claim.

appalling customer service

We put a deposit down on what we thought was going to be our last forever home. Unfortunately my husband passed away 5 days ago . I have sent several emails, numerous phone calls all to be greeted with silence... We were told our deposit would hold for a year giving us time to sell our existing property. The year ends in a few weeks....I am now going to seek legal advice....

Booked a log cabin on this site for Feb…

Booked a log cabin on this site for Feb half term for £474 through hoeseasons in January sale. We had an urgent phone call from hoeseasons 2 weeks to our arrival date to say the Lodge had been in touch and we had to pay an extra £311 to keep our booking even though we PAID IN FULL. clearly refused and had to move our booking. Just priced the holiday up and it's showing £535 which is less than £100 more.

Absolutely diabolical - what a scam this site is! AVOID AVOID AVOID

Nothing went wrong but this company have just been shown up by channel 4 (Scams and Scandals ) I would never do any business with these rogues A must see programme. They need taking to court immediately

Do not buy from this company

Do not buy from this company! These people are con artist. We are in a legal battle with the site owners of a lodge we iwn, it’s on Allerthorpe golf and country park. They have 7 law suites pending. They sell as a buy to let and let you rent out the lodge but you have to use them as the management company. They also won’t let the rental agreement be passed onto a new buyer making it impossible to sell. They kept a lot of lodges for themselves and put all guests in there’s so they get 100 commission and use owners lodges as an overflow which is a massive conflict of interest. They laugh in your face when you try to speak to them about it. The owners and especially the general manager she is obnoxious and incredibly rude and disrespectful. The cleaning is horrendous the WiFi doesn’t work they let owners lodges get trashed they don’t charge guests for damage they basically con people into buying lodges to then reinvest in more lodges bigger and better for them to keep and make money off the back of all these owners. They are disgusting. I don’t know one happy owner. Please do not buy

Scammers and Scumbags

Having being told by a friend not to have any dealings with this company I had to ask why. My friend bought a lodge in good faith through an estate agent that they use (but wont admit it) called Property Vault (Yorkshire based supposedly). The lodge was paid for in cash and my friends were told by email that they could live in it 365 days a year. Surprise surprise this was a lie, Property Vault and Prestige Country Parks were in breach of The Consumer Contract Regulations 2013 Part 3 Right to Cancel , there was misrepresentation as well. They did not care as long as they got their money. My friend went through a traumatic time for 12 months and eventually won their case. Unfortunately they had a non disclosure agreement as part of the deal to get a refund, but as I was involved from early on and knew everything that was going on, it doesnt stop me from writing about it and I havent told my friend that I am doing this. But if I can save 1 person from losing money to those low lifes then I will. They even tried to get me to buy one but luckily I knew of their illegal practices.

Completely unscrupulous behaviour

Completely unscrupulous behaviour, sales people trying to sell lodges, static caravans. This company is well known for existing law suits against them and yet they are still trying to con good people out of their hard earned money. Do not holiday with them or buy from them they are scum of the earth

Watch BBC investigation!! Absolute crooks. Don't give them a penny!! I've lost 50k on these sharks... You've been warned!! This company will likely soon be dissolved and then reappear with a new name. Keep an eye on companies house and track the directors.

Malton Grange Country Park Prestige

As the five, five star reviews over a two day period, following a single negative review of this site below state. As a holiday destination the park is in general a nice place to stay. What people, including those who left those five reviews, real or not, by incentive or not need to be informed of is the following. There was a BBC documentary screened recently called Scams and Scandals, the episode partly concerning this park and company can be easily found on the iplayer.

Holiday home ownership for rental through Prestige, holiday use or retreat is not recommended, the cabins are sold at hugely inflated prices. They are not a viable business in any form, their resale value is almost never even half of what you pay. The site and rental rules can and do change at any time, you can be asked to leave site with your lodge at any time for nearly any reason. Dozens of people who bought on this site have lost tens of thousands of pounds each. I would urge anyone, as nice as the site is, to watch the documentary, or join Holiday Park Action Group on Facebook before supporting this company by holidaying on this site or god forbid buying a lodge from them.
