Like so many other people, we bought the package but never received it and have never gotten any response to any of the emails we have sent. This is a complete SCAM and not a legit company.

I am an IT professional and consider myself somewhat aware of SCAMS. Sadly, I missed this one! My order was placed 20 DAYS AGO and still no shipped order. Five attempts to contact customer service has returned ZERO response. I would love to meet ANYONE who gave this SCAM a 5-star rating. My advice: burn your money instead of giving to these people. At lest you’ll be warm for a few minutes.

You cannot buy titles în UK. It's ilegal to assured otherwise. Therefore this cannot be anything other than a scam. I did not buy one because I did my research prio. Do the same.

I was told I would receive a digital download within 24 hours. Considering it was ordered on Christmas I decided to give an extra day or two for it to arrive. It has now been 5 days, I have not received any email from them other than an automated message stating they would get back within 24 to 48 hours and they still have not responded to my initial email 4 days ago.

Today, I sent another email asking where my digital download and received another automated email.

I’m willing to update my review once I receive my digital download. It should have been sent at latest the 27th of December and it is now the 30th.

So far, I’m very disappointed with the customer service and believe this website to be a scam. After reading other reviews, I’m disappointed to say it’s true. DO NOT BUY FROM THEM. PLEASE DO YOUR RESEARCH.

So far I'm very upset and unsatisfied. Ordered on 12/23/2022. Received a confirmation email and was told the digital download is typically sent within 24 hours. It's been 5 days, and I have nothing. I emailed asking for an update and received a generic email saying that someone would get in touch with me within 24 hours. Still waiting....

Please send my order! I have emailed you numerous times. I’m sick of the blanket emails. I ordered 3 packages with both digital download and a physical shipment, I ordered these on December 20th and at least need my digital downloads. I’m trying to give you the benefit of the doubt that you’re not a scam but I’m beginning to think that’s the case. My order number is 21585. Thank goodness I paid with PayPal!

i ordered from the 5 days ago and gave emailed them every single day because
i have yet to receive my digital download and i need it because it’s a gift for my mother in law i get that i haven’t received my physical copy but it shouldn’t take this long to receive my digital copy

This is what I get for not reading the reviews. Like everyone else, it has been days and I've not received my digital download or any response from the company, despite them claiming it would be ready in 24 hours. I'm just glad I paid with PayPal so I can file a dispute and get my money back if it doesn't show up soon.

I have been emailing Scotland Title for a few days, but I received a BS automated response which is really BS! no one contacted me, I didn't receive my package from UPS, and it's been over 48 hours since I placed my order and I didn't receive my digital copy which I paid for! I asked for someone to get back to me immediately. This was supposed to be a holiday gift for my family. This company is unprofessional. They don't respond! I looked to see if they sent me a replacement, and they showed DHL as another shipper for my package with a BOGUS tracking number. DON'T use this company. Look into another company for established titles in Scotland.

It is now January 3, 2023 and I still did NOT receive the promised package in the mail. I did get the email with the PDF copy but I paid for the originals too and I am waiting. I am emailing them asking them to respond to my emails but all I get is an automated email. This company is horrible.

I wish I read reviews instead of impulsively jumping the gun and purchasing from here. I purchased just a digital and the website said "24 Hours". It's been 2 days of nothing but a confirmation, generic email saying they've received my order immediately after emailing asking about it. It's been again 2 days of nothing but within seconds of my order being purchased they had all the time to take the money out.

Update: It's been 4 days now with absolutely nothing. Just me sending emails and getting BS auto responses and "page has error". I'm only giving a one star because I need to in order to post this other than that it would be nothing at all.

I recieved my digital copy with 24 hours. I ordered on black Friday when they had a sale. Have not recieved updates about printed copy. I spent over $100 for this and this is supposed be a Christmas gift for my sister. I emailed 3 times and got nothing. I am extremely angry.

You will certainly not receive a digital download in 24 hours and if you try to contact them you will receive an automatic message. It is highly unlikely I will receive my printed pack by Christmas (which in fairness is due to me ordering it on the 10th) but I at least expected the digital download. I wish I had read all of these reviews prior to paying money. If I receive the download within the week and addressed by an actual person I will update this review.
*Update* I got the digital download a couple of days after writing this but still no sign of the printed package being shipped out. They didn’t respond to the email I wrote two weeks ago either so I probably wasted my money. Save yours, folks! What a scam :)

Should have read the reviews before sending these guys 60$. Bought a couple hours ago and they didn’t hesitate to take the money from my bank but haven’t sent me any emails regarding my order. Will edit as time goes on.

I have sent a number of emails asking where my digital download is and tracking number for my paper copies. I have got no response. I feel like this is a scam company and don’t know what to do at this point. No phone number to contact. This was a Christmas gift too. Next step will be filing a claim with my credit card company if I don’t hear from them.

I ordered 2 on the 11th December, for digital download, it said will receive within 24 hours, still nothing have tried emailing and sending message, but nothing received. If I actually receive this shortly then I will update review. I have checked my junk mail as well.

Updated Review 12/13/2022 - Received the download today so updating my review to 3 stars - would have given 5 if there had been a timeline given that represented a realistic wait time for the when the digital download would be sent. In this day and age of scammers online, it's best to communicate properly to customers when you can't meet a deadline. In other words - UPDATE YOUR WEBSITE.

Initial Review - 1 Star: I ordered a package on Friday, December 9th. Wished I had done more research before spending $50 on a gift for someone as it is well beyond the window that their website states as the delivery window for digital download and I've received nothing. I tried messaging them and got an auto replay but never received an actual response from anyone. Don't buy from this company. It's a scam. Now I've got to go to paypal and see if I can dispute the charge.

I ordered my title pack for my father-in-law on Friday, it’s been almost 4 days with no digital download. I’ve spent $80+ on this and haven’t received anything. Really hoping to get an email back soon. Don’t advertise a 24hr digital download delivery, when it take upwards of 3-4 days.

The Scam Works like this
1) they claim you will have a legal plot of land, and a title
*However, they can't legally transfer any land without Scotland's Register department (Government) to fill out the proper paperwork and deed transfer. This cost more than $50 and is the only way to get land in Scotland transferred into your name. there is also no loophole that allows Novelty land titles either that is also a lie.

2) They Claim it's to plant a tree, for Conservation purposes

* This is to make the end buyer feel somewhat good about the purchase. however there the Scammers do not live in Scotland they live in England and do not plant trees

here is what you get (Digital) 4 pages
1) a fake photoshopped certificate with poor quality seals and fake signatures
2) a generic deed transfer paper with no information on it...
3) another Photoshopped page with a decree of lordship which is nothing legal just pure novelty
4) lastly you get a thank you letter with coordinates to a estate which is claimed to be where they plant the trees. This land could be owned by anyone, this site doesn't show any proof that they own the estate.

What this scam does gives people fake items for real money and uses fake promises in order to get that real money. I assure you no tree will be planted and no one who buys a photoshopped title from them will have a legally binding title of lord or equal.

side note ever since i put this review up i have been bombarded with fake phishing emails as well....

The site does say 24-hour download. It came a few days later. Being the Christmas season it may have caused a small delay. Dislike: My only issue is upon signing up and providing my email, I was told I would receive a free family crest. I have not received any information about it.

Have ordered a printed copy to be sent me has not arrived and am getting no help from this company now only receiving automated response I think I will not recieve what I paid for stay away from this company seems bogus
