I rented an apartment in New York through Settle Living: total DISASTER.
Apartment was filthy: bath floor uneven so water stayed for days, holes in the walls, disgusting kitchen (never cleaned between roommates, dirt and random stuff piled up), no proper washing machine as advertised on the website, only a tiny one you have to hook up to the bathroom faucet, which caused a flood in the neighbors’ apartment. That says it all about the kind of housing this is…
👉 The WORST came after I moved out:
Security deposit withheld for over a month. I had to message them 5 times (email, LinkedIn, Instagram, landlord’s number, Settle Living’s number). Got ONE reply after 3 weeks. They sent back the wrong amount, they charged an extra 4% “PayPal fee” which they never refunded → basically stealing part of your deposit.
⚠️ Important:
They are not professional at all. Everything is run through WhatsApp. Contracts are on an app that deletes them after a few months → if you don’t screenshot everything, you’ll have zero proof.
❌ Settle Living = unprofessional, unsafe, and a waste of your time and money.

I’m have been renting a room over a year, never had any problems with roommates, but this time I feel seriously unsafe, the new roommate move a few months ago and very aggressive, I’m afraid of her, I have been calling to the police 2 times already, have been asking for help from landlords and the all settled.co team, but they ignored everything. Had such great service, made selling our first home go smoothly. The staff are really friendly and couldn’t do more to help. Would definitely use them again.

Great service. Really easy to use and set up. Great admin centre to check performance, views, appointments and calendar. Photographer was brilliant and took his time to get some really good photos and a floor plan. Documents were easy to send and the buyer ready service really will save a lot of time through the process . Account manager Victoria has always responded promptly to any queries. Definitely way better than a traditional estate agent and great value for money.

Couldn't fault the service from the team at Settled. I was in a very long chain and they were there at every step of the legal process, chasing up at key points. Was always able to get through to someone, who knew about my case.

The Settled team have been extremely professional and helpful and are always contactable to help and provide advice. The Settled App and dashboard is a very good & useful utility which allows me to see performance on a daily basis and to make adjustments to my advert description or price without involving the team.
Superb service
Superb service, great support and a fast sale with Settled!
Our house was only 4 years old, so pretty straightforward to sell. We spent lots of time agonising over whether to use traditional agents or not. Their commission seemed excessive for a simple sale and they kept telling us it was because of the lists of buyers that had waiting to go. We weren't convinced - most people get alerts from Rightmove and Zoopla regardless of the agent, and Settled gets you right in there like anyone else.
The Settled setup process, photography and support were all brilliant. Viewings and follow-up was really easy through the platform too. We accepted an offer within 5 days of listing and found communicating directly with our buyer through the Settled platform was so much better than previous experiences through agents, chasing calls and so on.
We didn't find the conveyancers Settled recommended to be very good, and they weren't really ready to receive the (excellent) online forms Settled offers to try and speed up the legals. I will feedback on that in detail to Settled offline. But a lot of the legals are difficult because the English system is so archaic. So can't hold that against Settled too much.
Settled did what they said they would for a great fixed price and with friendly support all the way. We had quotes from other online and offline agents and Settled were the best combination of professionalism, value and speed in our view. Highly recommended.

I am a property developer and have now sold 6 properties through Settled. Alix is my agent and she is great and helping out with everything. I will never go back to a traditional high street agent for selling residential property.

I am very impressed with the team at Settled, particularly my agent Alix. She is very efficient, and can't do enough to ensure my sale goes smoothly. I am looking forward to a speedy completion of my sale. I would recommend Settled to anyone looking to sell their property or to buy another. 10 out of 10!

Targeted Marketing and Exceptional Photos: As the photos were taken by a professional property photographer, the quality is amazing. I truly believe the marketing stood out due to the quality of the photos and description of my home. I had immediate viewings requests from potential buyers and offers not long after that.
Ease of Use Platform: I could accept viewings and show potential buyers in my own time. I was able to talk directly with potential buyers, which made the whole process a lot more personable. The dashboard provided by Settled also gave me the relevant analytics and insights e.g. number clicks on my property on Zoopla and Rightmove etc. to make critical decisions including which marketing materials to publish among many others.
Exceptional Service: The team at Settled were helpful from start to end. Alix in particular made my experience with Settled an exceptional one. She was instrumental from marketing to finding a buyer to completion. If I could give 10 stars, I would do so for Alix alone! The conveyancing process took 5 months to complete! It was an extremely lengthy one due to delays with the purchaser’s solicitors and I was reliant heavily on Alix to get things moving. She was helpful, responsive and pro-active. She made the experience of selling my house so much more seamless and pain free!
Would I recommend Settled? Absolutely Yes! I won't hesitate at using Settled again and I would recommend these guys in a heartbeat!

From first contacting them to my house being up for sale and on the market and property sites was within a week.
They could answer everything I asked quickly and efficiently and help you every step of the way.

The quality of the floorplan and photos were excellent and really made our property stand out compared with most of the others being marketed through traditional agents.
I preferred undertaking my own viewings as I am able to advise people of what it's really like as a property and a location. It also meant I had first had feedback from viewers which was helpful in understanding potential purchasers perception of the property. In addition being able to speak directly with potential purchasers through the portal saved so much time and enabled me to answer questions thoroughly and quickly.
Alix handled the sale for us once we had accepted an offer and was pro-active and knowledgeable. She made all the difference in making sure we reached exchange successfully.

Settled is better than high street estate agents, always available to help, lead you through marketing your house and leave you in full control of the process, there app based viewing system is also useful in arranging times to suit you.
Disappointed
We choose to sell with settled based on seeing good reviews and due to their cheap one off fee of £499.
We have regretted our decision since and have decided if we ever sell again we would choose a more proactive estate agent.
We basically paid settled to send a photographer and list our property on rightmove and zoopla. We had to do everything else ourselves, including writing the property advert and chasing up potential buyers feedback. We even had to take more photos ourselves (as the photographer didn't take photos of all the house and settled didn't want to pay for another photographer to come out)
In the end, we ended up selling the property ourselves, without the help of settled. When we asked settled for a partial refund, their response was that they delivered on their service.
Settled state their mission is to make buying and selling homes simple and hassle-free. Our experience has been anything but this.
