I-had an absolutely terrible experience with Brick & Timber Property Management, and I would strongly advise anyone considering renting from them to think twice.
Their lack of professionalism, disregard for tenant concerns, and questionable business practices made what should have been a simple move a complete nightmare!
I was set to move into a new unit, paid all deposits, signed on the dotted line—only to discover during the new apartment walk through that the buildings only passenger elevator was completely nonfunctional, and it had been since 2023. With absolutely no plan to repair the ’elevator anytime soon, their advice in the meantime is to use a freight elevator! A lift that has no encompassing 4 walls as you move floor to floor, make the wrong move and someone could fall into a crack on the sides and be crushed or god forbid, get caught between the freight elevator floor and the side wall ,it’s dangerous. It’s either that or walk up the nearly 50 stairs to get to the 4th floor..
That was their recommendation to me when I brought the important concern to their attention, they had no desire to hear about the elevator situation and when I asked two to four different individuals for any kind of update on the elevator repair status , that inquiry was met every time with absolute silence.
They have no accountability to anything that may negatively impact you as their tenant— directly or indirectly caused by their actions , When I rightfully requested my security deposit back, they initially refused, only relenting when I had to remind them of San Francisco’s tenant protection laws.
Their unwillingness to abide by standard legal procedures and their attempt to withhold funds that were rightfully mine is unacceptable and speaks volumes about how they operate. They only add insult to injury when they deny the tenants monetary benefits return when the move falls through due to B&T mlack of efforts in repairs to an important part of a living space.
Then when i rightfully identify the concern as the reason for requesting a void of lease due to non disclosure of non functional lift before signing, once again they are unreasonable and they refuse to acknowledge the obvious example of non transparency on their part and now again you must waste additional time creating email after email offering lawful information supporting my request to void the lease based on the facts pertaining to the situation at hand and that’s not my job, but you must with this company as they don’t manage according to the law..
As a result , it’s tiresome- Please save yourself the stress and hassle- don’t walk to the nearest exit, RUN.
The only saving grace in this entire experience was the individual building managers—both at the unit I was leaving and the one I was supposed to move into. If it weren’t for them, this company would be completely awful, 100% hands down. They got incredibly lucky to have a few competent people on the ground keeping things together. But as for Brick & Timber’s internal management and some of its associates, Absolutely atrocious treatment —zero accountability , tone deaf and unreasonable seemingly indifferent to tenants’ rights and experiences.
This entire experience was riddled with mismanagement, poor communication, and again a complete lack of accountability. I would not trust Brick & Timber with my living situation again, and I strongly urge others to avoid them if they value transparency, professionalism, and basic tenant rights. There are far better property management companies out there—don’t make the mistake of renting from this company
