would give less stars if possible. idk why theyre not paying me to live here. they have been testing fire alarms for nearly a week, with people coming into our flat every day. testing alarms for hours, from like 5pm to 7pm. concierge just say "hmm i thought an email was sent about it" as if that means anything. no email was even sent as if that matters.

Very poor experience with Urban…

Very poor experience with Urban Evolution. My in-room fire alarm would not stop beeping and I reported it immediately, as this is a serious safety issue. No one attended until the afternoon of the next day, meaning I had to listen to the alarm all night. There is also no emergency maintenance staff on site, which is extremely concerning.
When I called Urban Evolution, the representative, Megan, was rude and dismissive. I was told “it would be sorted when it’s sorted,” which is completely unacceptable given this was a fire safety issue. A building receptionist (not affiliated with Urban Evolution) later explained the unit required a full replacement by an external contractor, but this was dismissed and I was not kept updated.
Overall, slow, unreliable, and unprofessional. I would strongly recommend avoiding Urban Evolution and booking through Vivo instead, as they are known to be far quicker at handling maintenance issues.

I am making this post literally in…

I am making this post literally in tears. I moved into Opto Village at Luton in July 2023. When I was moving in I had Thelma and the workers removed everything from the room as I was moving to Luton for work and already had my own furniture. Now fast forward to 2025. I moved out from July 26, 2025 after effectively completing my tenancy and they have refused to return my deposit. From £853.84 they are claiming £587 with the justification being:
£119 for cleaning even though a tenant moved in the same week I left which is proof the studio apartment was left cleaned.
£ 426 for Redecoration and the justification being that repainting is required! My question is how cld it need to be repainted if a tenant moved in days after I left? And where in England does it cost £427 to repaint a studio apartment?????
£42 for missing items and the justification being that kettle being replaced. Even though I reminded these people that all furnishing were removed from the room when I moved in?
This is beyond ridiculous and unfair and I think also illegal. Where is the justice and why is Urban Evolution has the power to do this to tenants?

CAUTION!
No deposit return, I took over a student's tenancy in Liverpool Queen's Land and moved out in June. There were no agents available moving in or out. I moved out, took photos of the property, which was clean and tidy, dropped the keys as requested and left. When I asked for my deposit, they said they were busy and that they would return it soon. I tried emailing them again, but they didn't respond. I emailed help@urban but received no response. Four months later, after contacting DPS deposit protection and making a claim, they responded with a higher claim, requesting fixes and damages that did not exist: pure dishonesty and zero morals. I am currently disputing the claim on DP and seeking legal advice. Note: they might respond now to the review, saying we will get this sorted, and it was a mistake but as long as you can see this review, it means it is not sorted yet,

No Wi-Fi the entire time I lived there!

Terrible service – No Wi-Fi the entire time I lived there!

I had an awful experience with Urban Evolution. I had no Wi-Fi for my entire stay (8 months) despite reporting it multiple times through the Arthur app and calling for over an hour each time before getting any response and sometimes no response at all.

Eventually (6 months later) after begging for this issue to be resolved, someone from the maintenance team (Nivec Electrical) came to my apartment to ‘fix’ the wifi for me however the only thing they could tell me was that it was a big issue and wouldn’t be able to be resolved today. He then passed this onto his boss who would be in contact with me about the next steps.

At one point, I was tired of waiting around and I found a direct number for maintenance online, only to discover for the last 6 months weren’t even aware of the issue and that he himself is unable to contact Urban Evolution without problems. This is completely unacceptable in a modern rental property, especially when you rely on the internet for work and daily life.

In the end this problem we never resolved so I made a request on the app for an early termination (1 month) of my contract which again nobody would respond to. I did try and contact them via the phone but again wasn’t successful and therefore dropped the keys off at reception and left the property.

Due to the complete lack of action or compensation, I have withheld my final month’s rent as the only way to hold them accountable. Now they are trying to get me to pay the last month’s rent that i withheld and the month that I terminated my contact early. Why have an option to terminate the contract if nobody is going to act on it?

Additionally, advertised as part of the rent is ‘free wifi’ therefore by not proving this is a breach of contact. They kept saying that “It’s not in our control as it’s a communal issue”. However, other people in the same block were not having the same problem I was.

I would strongly advise anyone considering renting with Urban Evolution to think twice.

Urban Evolution blood sucking leech?

Urban Evolution had been the block management for NH2 for years until April 2025. The building elevator had been out of service for years, the ceiling of the entrance had been broken and leaking water, etc...the conditions were a disgrace under UE's management. Yet, Urban Evolution also being the pre-set up letting agent for many units at NH2, took all the rents from tenants and debited owners by continue unjustified fees and charges absurd. Statements have multiple mistakes, incorrect charges and are unclear. Not to mention UE failed to find tenants for nearly a year then sent invoices for Vacant Unit Tax by the Council to the owners LATE after the due date. Many owners are still suffering from Urban Evolutions' blood sucking leech business practice. Last but not the least, UE never replied when you had a problem even urgent no matter how you tried to get a hold of them by phone, by email and left messages.

A TRUE DISGRACE OF A COMPANY


I have left my apartment managed by urban evolution and it has now been one month, and still have had no penny repaid of my deposit.

I have been told by Torren Hevingham, their head of lettings, how they operate completely in accordance to regulation, and it has now been 5 days over the DPS deadline for them to repay my deposit, over a month since the end of my contract and I have heard absolutely nothing, and silence to every email I send.

A 250 pound charge was added to my DPS deposit originally, with no reasoning at all, which after I disputed was removed, and now they have paid me nothing. I have received countless letters from the council that my property was unlicensed and they are investigating Urban Evolution for this potential crime along with many more serious ones, which if you do some research you will find.

I have written email proof that Torren, head of residential lettings, would rather have my reports of Urban Evolution’s illegal activity in my stay there sent to Liverpool Council to risk being fined, than for them to act legally as I requested. They blatantly ignored legal signed documents multiple times from me, requesting my landlords details. A legal right in accordance to the landlord and tenant act. This just shows the level that this company is operating at.

I can only assume this is an effort to hide their multitude of huge unnecessary expenses caused to my landlord as a result of some truly shocking maintenance failures by Blockera, their property management arm.

I withheld my final months rent purely out of fear of this situation happening, as reviews stated that they attempt to fraudulently retain deposits. Myself and my mother were sent threatening letter after letter and eventually when I acted in trust and paid my full amount of rent, which I have for 3 years, I have been treated like this in response. Do not trust these people, with ANYTHING.

Never in my life have I dealt with such an untrustworthy company. They are happy to mention a 1.5 million pound investment in their company but are happy to clearly scam people out of a £650 deposit in any way they can.

Please. Take your time to read the negative reviews, as they are the truth. Avoid this company at all costs and tell everyone you know to do the same. They are thieving, untrustworthy, neglectful and truly a stain on Liverpool. If you have suffered as a result of this company, then I urge you to go to the press. They must be stopped.

UPDATE:

After having to threaten them with legal action and public exposure, I now have £317 in dispute from my deposit from unsurprising but truly laughable claims from Urban Evolution.

£36 blindchord replacement. There was no chord installed when I moved in, and it took them months to finally replace it. I have evidence of asking for it to be fixed multiple times on the maintenance app. The replacement was such poor quality that it broke within 2 days.

£119 cleaning. No specification on what for, and cleaned the flat top to bottom before leaving with in depth evidence

£40 mattress encasement. I had a memory foam toppper on this mattress from the first night I lived there. The encasement was never even touched. I even left a brand new sealed mattress topper which they supplied when I moved in on the bed when I left.

£120 repainting. The flat was not redecorated whatsoever before moved in. Urban evolutions inventory of the flat even has specific photos showing all the marks on the walls.

It is nothing short of a joke. As expected from this company.

Avoid at all costs!

Absolutely disgraceful treatment from urban evolution and their maintenance team. I lived at Norfolk 2 and had my window (the only source of ventilation in my flat) screwed shut for 4 months and during the middle of a heatwave. Despite me trying to get in contact with them time and time again they did not even bother to get in touch with me until just a few weeks before the end of my tenancy, causing me to faint multiple times in my own flat. The lift was only working for approximately 2 weeks out of my 1 year tenancy, and half the time only 1 washing machine was working. They are blatantly neglectful, hard to get in contact with, and could not care less about your health and safety just as long as they get your money at the end of the month. Avoid at all costs!

I’m happy as long as you keep me…

I’m happy as long as you keep me informed about the occupant’s in my unit which I’m pleased to say is happening now.
Last year the apartment was empty for many
months without my knowledge and cost me a lot of council tax plus a fine for non payment but I didn’t know about it.
But now I’m happy with the information and regular payments.

Worse management company ever

I constantly had to chase them for rent payments, they were never on time and always had some excuse. The level of professionalism is shockingly low, and it was nearly impossible to reach someone who could actually help.

The tenant didn’t pay rent for several months, and the company made no effort to follow up or resolve the issue. After I finally managed to get the tenant out, the apartment was left with significant damages, and now they refuse to return my deposit.

To make things worse, they charged me for changing the locks, even though the new management company had to do it because they lost the key to my apartment. That level of carelessness is unbelievable.

I wouldn’t touch this company with a 5-foot stick. Completely unreliable and unprofessional.

I lived at Norfolk House 2 in Liverpool…

I lived at Norfolk House 2 in Liverpool for one year, managed by Urban Evolution. My experience was extremely disappointing.

The building’s lift was broken for about 9 months of the year. Every time we were told a part was on order or the service company had been changed — but no real action was taken. For over 3 weeks we had no hot water in the building. Despite multiple emails apologising, nothing was done.

I didn’t complain at the time, hoping issues would eventually be resolved. But after moving out and returning the flat in excellent condition, I was shocked to see over £600 deducted from my deposit. I had no damages and even cleaned the place better than when I moved in. I’m now in formal dispute through the DPS.

Since then, I’ve read reviews from other tenants who’ve faced the same treatment: excessive deductions, made-up charges for cleaning or painting, and even invoices from companies that had already been dissolved.

Urban Evolution’s practices appear systemic — delays, unresponsiveness, poor building maintenance, and an unfair deposit return process. Be careful, take photos, and don’t accept unfair charges. I would not recommend this agency to any future tenant.

Predatory man allowed to stay in building - AVOID!

We are writing this here because there has been a severe lack of protection for the people of Norfolk House One. A male resident who has had various encounters over the years with a vast amount of people, who are prominently women, flashed himself in front of two female residents. The majority of his problematic behaviour is usually of a predatory and inappropriate nature towards women.

This incident has been reported to the Letting Agent UE and the Police. Instead of removing this resident, UE have decided to give him a final warning. The tenants of the building have collectively decided this isn’t enough action considering the nature of the incident and also considering that predatory behaviour is a regular occurrence from this individual. Many of us have approached UE nearly a month ago, in an attempt to stress how he is a danger to the tenants and how this isn’t an appropriate or safe response. We have still not received a reply, even with residents attempting to follow up this issue. This unfortunately is a common practice for UE as they completely ignore complaints most of the time.

We are writing this as a warning to anyone who might be thinking of moving in here. Particularly if you are a woman or vulnerable person, as his behaviour has affected the mental state of multiple residents even prior to this incident.

As we are aware of these issues and unfortunately, some tenants have behaved inappropriately. Our team, building managers and the police are actively working together to deal with it. Resident safety is incredibly important to us, and we’re taking all the steps we can to handle the situation properly.

That said, the process for removing a tenant has to follow legal guidelines, which can take a bit of time—but please know that we’re on it and doing everything we can to reach a resolution quickly. We’ve also asked building staff to keep reporting any further incidents to us and to the police so they can be addressed straight away.

We have been made aware of some incidents with tenants not acting appropriately under the influence of alcohol and have also reported this to the police. Our dedicated lettings team working alongside the building managers, have and will continue to take the necessary steps to ensure the safety and wellbeing for all residents in the building.
