Deposit dispute

Deposit dispute, collections threat, and no accountability from management.

I lived here for almost one year and moved out September 29, 2025. After move-out, I was charged $450 — $345 for "Normal clean" and $105 for "Light paint touch up" — despite the inspection rating my unit 95% "Good," with only general notes like "light clean needed" and "light paint."

Under Idaho Code §6-321, landlords may only deduct for damages beyond normal wear and tear. I had documented pre-existing paint and surface issues at move-in on my move-in form. During my tenancy, I proactively used matching paint provided on-site to address minor pre-existing imperfections myself. Despite this, I was charged for paint work with no identification of specific tenant-caused damage. The only evidence referenced was a set of low-detail photos with no clear location or context.

I spent six months attempting to resolve this in writing. I was never provided a clear explanation of how the charges exceeded normal wear and tear — only a general estimate from a third-party company with no itemized invoices or proof of completed work.

The debt was then escalated to collections while still actively disputed!

Throughout this process, I received no direct answers. Every follow-up — including formal written correspondence — was met with vague responses like "we'll review it," with no resolution or explanation ever provided. My move-in documentation was effectively ignored.

‼️ As for the property itself:

• Walls are thin enough to clearly hear neighbors (even whispering or snoring) at any time, including at night
• Located on a busy road — constant traffic noise and dust
• Low build quality: flooring warps, door handles fell off, patio screen door was never properly installed
• Guest parking is routinely insufficient, with neighbors frequently blocking garage access
• The "backyard" is a small concrete slab enclosed by a plastic fence. It faces the wall of the neighboring building, blocking natural light from the main living area.
• If neighbors have a dog, expect it to be used as a shared relief area — flies are a real issue and will find their way into your unit especially during warm weather.

At renewal, management proposed a rent increase of nearly $400 — not reflective of the property's condition or the experience of living here. The one positive worth noting: LG kitchen appliances.

If you rent here — photograph and video everything at move-in and move-out, keep all communication in writing, and demand itemized receipts before paying any deductions. I strongly recommend considering other options.

‼️ Update. April 2025:

"Brand-new, no pre-existing damage": Brand-new construction does not mean defect-free. I completed the move-in form and documented scratches, stains, and surface damage across multiple rooms. When I asked how move-out charges differed from those conditions, I got no answer. I was told the form was lost, but I resubmitted it multiple times. No answer.

"Verbally abusive": I asked one simple question — how do these charges differ from documented move-in conditions? Management promised a full breakdown by phone the same day. No one followed up. When vague responses stopped working, communication stopped entirely. Asking factual questions is not abuse.

"Good faith": Management promised me they would escalate the issue to regional leadership. While I waited, the account was quietly sent to collections with no notification. I found out when I followed up myself.

Charges: Move-out inspection rated unit "Good" throughout. Cleaning charge based on estimate only — no invoice, no proof of completed work. Paint charge applied to walls with pre-existing damage I documented at move-in. I also repaired minor issues myself using paint provided on-site.

Renewal: $1,890 → $2,100 is over 11%. I asked for time to find new housing, and a one-month extension, but was quoted $2,250. That is not minimal.

Overall, Instead of giving a clear, evidence-based answer, they quietly shifted to collections. To me, this did not feel like good-faith communication.

Terrible administration

I lived in this condo and had serious issues with the move-out process. I left the apartment in better condition than when I moved in, and during the move-out inspection, the person conducting it confirmed that everything was fine. Yet, management charged me nearly $1,700 for stove cleaning and carpet replacement—charges that are excessive, unjustified, and clearly fall under normal wear and tear. I repeatedly requested the return of my $600 security deposit, citing Florida law, but they ignored all communications. Since the new Avenue5 management took over, the condo has been a total mess: the landscaping is neglected, grills don’t work, and teenagers constantly enter common areas like the clubhouse and gym, causing chaos—walking around without shirts, yelling, disturbing everyone—and no one takes responsibility. Their lack of professionalism and disregard for residents makes this experience extremely frustrating. I do not recommend renting here if you want a fair and transparent process.

Move-Out Charges Without Supporting Evidence

My experience with Avenue5-run management lacked transparency and follow-through. At the property level, roach complaints were brushed off, and basic operations like trash handling were poorly managed - the trash compactor repeatedly overflowed, broke, and created strong odor, with garbage piling up nearby. Amenities and upkeep also felt neglected.

Move-out was a circus: disputed charges, requests for basic documentation, a strong push to keep everything "phone-only," and then threats of collections. One interaction ended with the representative hanging up rather than addressing the request - in my case, Joshua Brewer. Posting this so others know to keep everything in writing and request documentation early.

Stay Away From anything Managed by Avenue 5!

I moved into Mission Tierra Apartments, Tucson Az on 2/3/2025, and less than 12 hours later--on the morning of 2/4/25--I found four cockroaches climbing on my kitchen wall and going behind my dishwasher. I reported it to the leasing office immediately. Robert told me the unit would be sprayed that day, but when I came home from work it wasn't. When I returned to the office, he told me it had been sprayed but couldn't provide proof because "the information was on an invoice" and asked me to come back the next day.

I took time off work the next morning to meet with the manager, Rebecca, who told me the unit actually was not sprayed on 2/4/25 and that the only recent treatment was a preventative spray on 1/28/25. She said pest control couldn't return until 2/11/25, meaning I had to live with daily cockroach activity for over a week.

On 2/11/25, the unit again was not sprayed. Rebecca told me the contractor didn't come because the office was closed and they couldn't access the keys. She rescheduled for 2/18/25 and gave me a key to a vacant unit to stay in, but that unit had a dead cockroach in the carpet, so I couldn't use it. Because I have a pet, I was told my pet had to removed anytime pest control came to treat my unit, which would caused additional costs -- none which would reimbursed. I had to stay in a hotel because the temporary unit wasn't usable.

On 2/13/25, pest control finally came, but instead of spraying as promised, they only baited the unit. I then hired a professional cleaning company (Time Maid), who found dead cockroaches in my pots and pans, behind the refrigerator, and behind the dishwasher. Less than an hour after they left, I found more running around. Over the next several days, I continued to find multiple roaches in the kitchen, dining room, and bathroom.

My worst moment was waking up with a cockroach on my face, crawling down my bed.

When I requested a refund or assistance, management told me I would not receive one.

Edit: Found another roach hours after posting this review.

Edit 2: Still finding cockroaches daily. Management continues to deny any pest presence and refuses to provide documentation. Attached is a new one climbing my bathroom door.

Edit 3: Found another one coming home from work. Despite management saying pest control reports "no activity," I'm still finding multiple roaches every day, including the largest one yet crawling out from under my fridge.

New Update (Fall 2025): Agreement Refused & Water Shutoffs

Back in February, management sent me a mutual release and settlement agreement due to the uninhabitable conditions. As of November they now refuse to honor their own agreement -- even though the same issues are still happening.

During my time living here, there have also been multiple water shutoffs with very little notice (usually two hours or less), and several times the water was not restored when promised. Water has been shut off on:

Between the ongoing cockroach infestation, the repeated water outages, the contradictory information from staff, the refusal to provide documentation, the extra costs I've had to cover myself (including cleaning fees, hotel stays and new pots and pans), and the fact that management refused to honor the agreement they originally offered due to these conditions, this has been one of the most difficult living experiences I've ever had.

I strongly recommend staying away from this complex.

management offered $ to delete review

MANAGEMENT offered me a savings of over $400 to take down my honest review.

5550 Hollywood was the worst place I have ever lived. The building was not safe or secure. Management showed zero care or respect — for residents, concerns, or basic safety. It was nearly impossible to get ahold of anyone.

They even put up signs in the elevator offering a $500 bonus to current residents to recruit others — because people don't want to live here.

They advertise this place as “luxury,” but it’s in a location where public disturbances were constant. I experienced daily issues with cigarette smoke, people loitering and blasting music outside my window at all hours. It’s a non-smoking building, yet my neighbor smoked.

Noise, smoke, and chaos at all hours — 2am, 4am, 10pm — you name it. I was constantly being woken up and never felt at peace in my own home.

When the air quality (AQI) was over 200 management left the buildings windows open, exposing everyone inside, to the horrible air quality from outside.

Literal boogers were on the wall for months. 4th floor, right by the elevator, I bet they're still there too. In 5 months, I only saw the hallway vacuumed once. It was disgusting — dirty, unsanitary, and clearly neglected.

Packages were left on the floor unattended — theft risk was constant. The sidewalks around the building often had broken glass, which was dangerous for my dog. Management said there's nothing they could do about it.

There were multiple security incidents. The building next door had men on the roof in the middle of the night — one incident involved a man throwing heavy objects off the roof. I called the police, and the person remained up there for 38 minutes after the call. One night, someone also accessed the roof of our building. Another time, someone defecated in the pool, and they had to close it.

I signed a 13-month lease and I left after 5 months. The area was dangerous and management was unresponsive and dismissive.

The final insult? After I posted a review describing my experience, the regional manager offered to waive over $400 in move-out charges if I removed my reviews from Facebook and Google. I didn’t take the offer — because future residents deserve to know the truth.

My advice: Do not move in here.
If you value safety, peace, and being treated with basic respect — look elsewhere.

As a current resident at a property…Disappointed by Lack of Policy Transparency and Accountability

As a current resident at a property managed by Avenue5 Residential (Heritage Plaza in San Antonio), I feel compelled to share my experience due to the lack of transparency, consistency, and accountability I’ve encountered.

Recently, my guest’s vehicle was towed from my assigned, paid reserved parking space—despite my full knowledge and permission. The justification provided by property management was that the vehicle wasn’t registered in their system, and a guest pass had expired months earlier.

However, nowhere in my lease is it stated that a resident cannot allow a guest to park in their own reserved spot. When I requested clarification, I was referred to a “friendly reminder” email, not a formal policy change or signed lease amendment. I’ve repeatedly asked for written documentation supporting this enforcement and have yet to receive anything that reflects a legitimate policy change acknowledged by residents.

What’s most concerning is the inconsistent enforcement of these rules. Prior to this incident, rental cars and other guest vehicles were parked in my reserved space without issue. Yet this time, a $260 tow was enforced without warning or proper explanation.

This situation, combined with frequent maintenance issues (such as a repeatedly broken gate) and vague communication, has left me deeply disappointed in the standard of management provided by Avenue5. For a company of this size and reach, I expected clearly communicated policies, fair enforcement practices, and a higher level of professionalism.

Unfortunately, that has not been my experience.
