Dishonesty, Misleading Reporting, and No Follow-Through

My experience with B&DReside and their appointed contractors has been unacceptable. A serious noise issue affecting my flat was reported and acknowledged during a contractor visit. One of the contractors clearly confirmed hearing the noise while in my flat. Despite this and the fact that other tenants have corroborated the noise problem, the official report falsely states that no noise was heard, which is simply untrue.

The inspection was fundamentally inadequate, making any conclusions incomplete and unreliable. I was also left waiting for over 30 minutes with no communication after being told the contractors would return, a further example of the poor professionalism involved throughout.

Despite submitting multiple recordings of the noise, reports, and formal requests for documentation, no proper resolution has been offered. Instead of investigating further or taking action to address the issue, I have effectively been asked to find a new property. This speaks volumes about the approach being taken, avoid responsibility rather than resolve the problem.

I would strongly caution anyone considering dealing with this landlord who clearly opts to be dishonest and gaslight tenants, rather than fixing issues.

I have been in this flat since January…

I have been in this flat since January 2023 we’ve had many issues such as parcels being stolen, front door not being fixed for nearly 3/4 months. Our fire exit on 10th floor door has been broken for nearly a year and still not fixed. We do not get compensated for anything instead we are told we have to just be patient and wait for it to get fixed. We pay soo much rent for this place and do not get the correct service. Currently we have no water and it’s been nearly 12 hours!!! Honestly this is far by the worst housing association company there is.

Do not rent/buy these apartments/houses.

Absolutely ridiculous. Someone's condominium had been 'flooded' in some way and this had been leaked throughout the entire building, causing electricity to be cut off. Everyone in our block had been evacuated including us. Now our gullible minds thought that this would all clear up within a week or two, so we were put in different apartment blocks a few minutes away from our actual apartment. It has been more than a month. More than a month. My daughter has her GCSEs and she's been struggling to revise as our actual apartment has three bedrooms, so each of our children have their own room. Here, it's a two bedroom and sharing has been difficult for my children. Regardless, it would've been okay if we had to stay in this accommodation for only two to three weeks, but it's been a whole month and it's about to be two. They've told us the electricity has been fixed, but not the fire and safety alarms? I get that it may take time, but this is absolutely ridiculous! Moreover, something about these houses is off. Walls are easily chipped, the glue they've used to stick parts together can be easily melted off, I've had countless experiences where the water doesn't work or is just cold. Our toilet seat at home constantly squeaks and then just becomes loose after having it repaired about two times already. On top of that our actual apartment is new, we're the first to rent it and this is what we've received. These homes are awful. They just scrap money off of you by building homes that look pleasing on the outside, but are built recklessly on the inside.

Reside housing is the worse ever

Reside housing is the worse ever. Disorganised, disfunctional, dishonest and do not like to be held accountable for their errors.
I have had structural issues with the home since first moved in. Logged to reside and council and both did nothing. For years they ignored and did nothing. 6 years later I’m still living in same conditions

The rent team also failed to let me know that I have rent arrears over a period of 5 years. They meant to inform tenants of any arrears from £300. However staff they have been employing have been cutting corners and not doing their jobs correctly. So now I am in over 4000 areers when all they needed to do is check with Uc if they were paying the increase amount each year.

Now I have reside threatening me and on top had to deal with b&D energy make staff intimidate me in my own home about attending my home at night.

I have had a horrible experience and I do not trust any reside staff. Even Alan the manager his a liar too. All liars

Worse decision picking a joke that involved Reside.
They don’t care and they do anything to get th ‘em self out of trouble
