Ripon Isaac

Caxtons have been the company responsible for managing our Block and who I have been dealing with since buying my property in 2018. There have been several property managers since then but our current contact, Ripon Isaac is head and shoulders above any of the others I have dealt with. He has been very responsive, often replying to my questions outside normal working hours. He has been very proactive, providing effective solutions to various issues we have had in the block. A very easy person to get on with and to work with.

They keep good track of your money

I recently inherited a commercial property in Gravesend managed by Caxtons. New to this field, one concern was how the rental income and expenditure was managed and accounted for. I need not have worried. Charlotte and her finance team track everything perfectly, which gives me one less thing to worry about.

Horroble people so rude to disabled and…

horrible people so rude towards mental heath no care for people and attitude is disgusting ashamed to have humans like you and refuse to give lanlord details sp he can remove hes property from my house as my spine is issues i cant remove myself also mention dickhs drawn on halls yet they said that language is unceptiable and kept hanging up but i was reporting drawn dicks ?sorry should i say penis mu poor daughter sees everyday thinking wtf is that i dont want her seein this on her home block walls when i am moved her for protection yet i have bedroom fitted front door😂😂😂 this is not safe managment crack smokers daily living on staira

We are here to help, however we do not tolerate rude behaviour and when this occurs we will say we are going to end the call. Please be reassured that your property manager has been updated and they will address the issue of the graffiti on the walls, thank you for alerting us to that.
As you know, we manage the communal areas of your block, so we cannot help you with regards to the items left in your home nor can we share the details of your landlord with you for reasons of GDPR. We have however, emailed your landlord and asked them to contact you directly.

I had the unfortunate experience of…

I had the unfortunate experience of having caxtons manage my property. They were absolutly useless to the point I was collecting data to take them to court.
- Emails and calls ignored and not responded to.
- maintenance issues ignored and not resolved.
- Unnecessary charges added for things no on asked for or wanted.
- Accountants that cant do maths and take an absolute age to do anything.
- Being booted off the contract 6 months into the year gives an indication of how bad the are.
- doubling the service charge with no real good reasons and them demanding full payment instantly leading to anxiety issues.

There was no actual help for things and no sympathy for anything financial. They just wanted y money and nothing else.

I really hope the company folds and the CEO and seniors have to move to flats which are managed by a terrible company like caxtons, then they can experience the anxiety and stresse of having such and awful management company like I did and how much it affects your life.

Absolute lying cheating scumbags, avoid like the plague. Hopefully not arund much longer

We are sorry to read this review and the distress it describes however we do not recognise the circumstances outlined and cannot trace communication with you. This can be rectified quickly if you could please contact us by emailing block@caxtons.com or calling 01474 537733, option 2, with the property details and then we can investigate for you. 

In the meantime, having discussed the points detailed with our departments internally, we would like to clarify the following: We're not aware of an instruction where we have managed a development for 6 months and then “booted off” mid-year. We are also not aware of any case where we have ignored emails or maintenance issues as alleged. We hold our service standards high and where we fall short of expectations, we actively work to put things right.
 
It is important to clarify that service charge budgets and increases are not decisions made by us unilaterally. Budgets are approved by the client, typically the freeholder or directors, and we act on their instruction. We do not “double” charges independently or demand payments without client approval.
 
We receive a high volume of positive feedback from clients and residents who are happy with our service, which does not align with the experience described here. If this review has been posted by mistake, we would be grateful if the reviewer could please remove it. If it does relate to a genuine experience, we would welcome the opportunity to investigate properly and resolve matters, please contact us by emailing block@caxtons.com or call 01474 537733 option 2 so we can look into this. Insurance Team @ Caxtons

I had an incident at my flat in a block managed by Caxtons which necessitated forced entry by London Fire Brigade causing considerable damage. Uncertain of any cover provided, I was assisted and guided by Jai Frost at the insurance team in a calm, friendly and professional way and, just 2 days after my initial contact, and much to my relief, a claim has been approved and and is moving to a happy conclusion.
A potentially very stressful situation was eased and the process simplified.

Excellent Service

Stockholm House Management Limited (SHML) have been working with Caxtons who manage our building on the leaseholder’s behalf for 20 years. Caxtons have provided a consistently good level of service throughout and when issues arise, John Sinclair in particular has been proactive and excellent resolving these. The Directors of SHML have experienced other property management firms and Caxtons is firmly in the top tier of these for service, pricing and for maintaining an excellent working relationship with their clients.

Terrible management company

Terrible management company. Didn't inspect premises. Allowed "gardeners" to charge for every two weeks (no evidence for that and really not necessary) for not doing very much at all.

Nonetheless we checked our records as far back as two years, and couldn't find any emails to us from you regarding the gardening whilst we were managing the property. Which makes us wonder if this is a case of mistaken identity? If so we'd be grateful if you could amend your comments. At Caxtons we make it a priority to regularly undertake routine site inspections to check on cleaning and gardening and take photos at all the properties we manage so we can keep on top of issues like this. Great service and wonderful property manager

Natalie P is the most dedicated, knowledgeable and professional property manager anyone could hope for. The care and compassion she brings to her job, alongside the experience and willingness to go the extra mile make is a pleasure to be in a block under her management. She is a real asset to Caxtons. But a shout out to the Block team too, who are always willing to answer questions and pass on information.
And Jean R has also been so efficient in her role - she is super organised and reliable.
Behind the scenes it must be a collaborative team effort, making Caxtons Block management a clear 5 star company.

Complete disgrace of a company

Complete disgrace of a company , manage a block in erith and has been so poorly managed our service charge is nearly £500 a month! I have had to report them to the ombudsmen as they do not take fire safety seriously, and I have raised a grievance against our block manager. We are in the process of getting a new management company

Dear Steven, we are sorry that you are unhappy with the service you have received. However, we would like to note that your service charge is c. £320 a month and the primary reason for this is that in accordance with The Building Safety Act 2022 (BSA 2022) we had to register your building with the Governments Building Safety Regulator due to it being classed as a High Rise Building. The BSA 2022 is aimed at improving building safety, particularly in higher-risk buildings, in response to concerns raised after the Grenfell Tower fire. It came into force on April 1, 2023. The Act introduces new roles, responsibilities, and regulations for building owners such as your Freehold Management Company who have appointed us to ensure your building is compliant. Unfortunately, as you live in a High Rise Building there is much to be done to ensure compliance with the new regulations and this has inevitably impacted the service charge. We can assure you that we take fire safety and the safety of all our residents extremely seriously and we have specialists advising us on this new legislation. As you will likely be aware, we have already started writing to residents in this regard. We are very sorry to hear that you have raised a grievance against your Block Manager and we will obviously investigate this further. Very well managed

Very well managed. I had a complicated situation to resolve during the surrender of my lease. All Caxtons team, and espacialy Charlotte B. has offered her help knowing this problem was not in Caxtons list of services.

We got the result needed in disposal of…

We got the result needed in disposal of our 3 commercial properties. It was a probate sale, and so a little tricky but we obtained fairly quick sales at values in excess of those originally anticipated.

She even emails colleagues and contractors during meetings to resolve an issue quickly! This is impressive. Hugely proactive and personable, Claire is an absolute joy to have as our Block Manager.

Excellent Property Manager

I have owned my flat for 9 years and for all this time Tony Martin has provided excellent support and been very helpful in managing the day to day requirements of the block. During my recent flat sale Tony has been incredibly supportive responding to enquiries instantly and provided some useful advice. If only all Property Managers could be as good as Tony.

Twenty Years of using Caxtons

Caxtons provide the support to the Management Company on our housing development. Essentially dealing with all issues that arise that need attention (gardening, parking, rubbish etc) along with the billing of residents and the accounting.
Point of contact for us at Caxtons is Tony Martin who is always very responsive whenever I have the need to email him. He will get the issue addressed and let me know that he has done so. I can recommend Tony as a proactive and helpful person.
