I recently sold my home in the Bayside area after 20 years. Sean Rice excelled in building a relationship prior to the sale and that's why I decided to go with him. Unfortunately the follow through was extremely disappointing. The sale was easier than expected with a neighbour contacting me and putting in an offer. This was before any marketing or opens were even thought about (and neither had to be carried out). There were errors made and minimal contact from Sean once the deal was sealed in the early days. Even on the day of settlement Sean contacted me questioning if settlement was happening. If I didn't have Complete Conveyancing on my team I wouldn't have known what was going on. The nail in the coffin was when I received a $12,500+ invoice from Cayzer with an incorrect address. How hard can it be to get that right? I have sold two other properties through Biggin and Scott and I couldn't fault them, even celebrating with flowers and bubbles. No such celebration with Cayzer. Why am I writing this? It's to ensure that my personal experience is something worth sharing and allows the next person to make an informed decision on possibly one of the biggest days of their life. Kim Menzies from Cayzer in Port Melbourne is an absolute star!
We've been renting for many years and Kim is by far the best leasing agent we have dealt with. Kim raises the bar by being extremely responsive and helpful and we really couldn't ask for more.
Do not leave your precious investments with this company
I have owned investment properties for the past 20 years and I have never had a more traumatic experience or poor performing Property Manager than Karin MacLean. From the moment she signed up a tenant, she established a rapport with the tenant whereby the tenants needs, wants and opinions were more important than mine as a Landlord who was actually paying her for her management.
On being informed that the tenant was intending to vacate recently, Karin did not list my apartment for rent until 2 days before the tenant left. Her reason for this was “the tenant didn’t want anyone coming through.” I complained about this to the owner of the company who then lied to me and said “ tenants can refuse to allow prospective tenants into the property” which is ludicrous and absolutely false. As soon as I questioned Karin about her poor property management, she took my (empty) apartment offline and didn’t want to represent me anymore. After scrambling to then try and get a new Property Manager to represent me, she then refused to give my new management the apartments keys. In addition, Melb is in current lockdown so I now have a vacant apartment and no access to it. I now cannot move forward from this horrendous experience with this company. Just nasty. Do not deal with these people, they will lie, they only care about tenants and will not have you in their best interests, and unfortunately will turn on you when criticised. Just a horrendous experience.

Selling our house in Port Melbourne was…
Selling our house in Port Melbourne was like experiencing a stiff breeze (Christmas period) followed by a once in a life time perfect storm (Covid 19). The Cayzer staff hung in there persisting and finally closing a sale on our beloved historical house which settled a month into the Covid storm. We were very fortunate not to have to sell with social distancing in a wary market. Thanks Cayzer for your diligence and support.

A massive thank you to Michael Szulc and Cayzer Real Estate. I was a first time seller and what a time to do it – during a pandemic. Having said that I met with Michael and we went through all the different options – right throughout the process Michael kept me up to date and was able to advise the best way to go about the sale. It turned out we were one of the last zoom auctions on the Wednesday evening just before business lockdowns in Melbourne and it sold !!
Michael was always honest and open about the market and my property. He truly understands the local area and is not pushy but quietly confident in his knowledge of real estate in Albert Park. Excellent service experience
We have dealt with Cayzer in the past as tenants until recently. During our lease, our Senior Property Manager was extremely helpful, efficient and prompt with her service. I would say she is the best we have dealt with so far.
We are now owner occupiers of a property and we are planning to expand our property portfolio in the future to include investment properties. When we do, we would be more than happy to refer to Cayzer for property advice and/or property management services.

BEWARE OF THIS REAL ESTATE!!
I am writing about our experience renting a commercial lot with Cayzer Real Estate in Port Melbourne. We have been renting that property for 3 years but it was hell of an experience. One day, we had the dishwasher leaking and we had to close the main water tap that night after business close hours till the plumber comes out, unfortunately we only manage to get an appointment from the plumber after 3 days but the very next morning (the top tenant) came down and he was saying he didn’t had water supply, to our surprise which we didn’t knew all this 3 years, we had the same water meter. I then confronted the real estate about this issue and he only answered “you are responsible to pay all your outgoings!” such a bad way of dealing and really unprofessional. We felt something really weird and this has cause us great stress as we felt cheated of all this years. We then decided to hire a Lawyer, as the real estate was just not bothered and was just chasing and asking us to pay as usual.
The real estate manipulated us all this years by making us paying water and outgoings for the top property too, the property belongs to the same landlord but how could they not do a separate meter or charge us separately. What a rip off! They hide about this meter to us and made us pay all this time (it is not a small amount), if there was no leakage in that dishwater we wouldn’t have found out!
We are very happy that we found the Lawyer, he did an excellent job by checking on the bills and recalculating the proportions of all the outgoing for the 3 years of tenure. Despite asking for separate water rates and council rate the Real Estate even replied saying that is not their job to keep all that records when Lawyer asked for the separate copies of itemise bills. We didn’t renew our lease and we manage to get back the refunds and bond after almost 2.5 months of battle and bringing the matter to VSBC Mediator. It was a back and forth between the real estate and Lawyer as the real estate didn’t want to agree to the figures, it came to a time that it became really rude and unprofessional. They in fact started manipulating that this was a lease transfer and wanted us to redo the walls for the left over from the previous tenant. What a shame!
We also had issues with GST charges, the real estate repeatedly stated that no GST was charged during the 3 years tenure, after 2 months of denial, they have then accepted that they have charged GST, when the Lawyer emailed, all they did was just replied to email saying “thank you for bringing this matter up, it was mistake from our end” Really unprofessional! Several threats were made to us as the real estate wanted to withdraw the payments from the bond for the make good of the wall, they were so pushy even without solving this issues, and not wanting to cooperate with what was requested by the Lawyer.
We will be bringing this matter to the media so that it will be made aware to the society of how Cayzer Real Estate treated and manipulated. This is for making everyone to be careful in dealing with Cayzer Real Estate. This is a ride and experience for new small business owners like us. Be extra careful when dealing with this company! Check your agreements and have it done by a good Lawyer!

I had the worst experience with cayzer real estate port melbourne trying to view appartments! I wasn't happy... an appartment I was trying to view for a whole month which I had applied for before even viewing this no one got back to me I just got a generated email response. Then I tried to email to organise another time as I was away for work and had to make the most of work before covid2 and no response they just emailed back these are the times... And that was it! yet it has an option to try and see it for another time that suites you and says to call to arrange a time. When I called the receptionist was not only rude was disagreeing with me than what the email said and I said to her please look at the website I'm just following what your website says... nope she just disregarded it! Then I found the same appartment through another agent which I called directly they made an appointment straight away to a time that suited me but unfortunately i missed out because they accepted an application on that weekend before my appointment which was fine in the end but if the original agent KateB. Had have done her job properly I would have had that appartment a month before. I would try to call to speak to the agent I left a message they didn't call back and when I call the office the receptionist I asked to speak to the agent she was really difficult to deal with and rude aswell I will never rent through cayzer real estate port Melbourne ever!!
