They did a buy to let purchase for me on a property which cost £93k. Headline fee was good but their fees were eye watering by the time all other fees were added in, but to let fee, lease holders fee, lender fee. They were also incredibly picky and had no interest in doing things quickly. There are far better cheaper, faster, less sneaky solicitors out there

We had the unfortunate experience of Conveyancing Direct (represented by Kyle Starr) being instructed by our buyers for the conveyancing of their purchase of our property.

During completion day, we discovered that Conveyancing Direct/Kyle were completely unprepared with the mortgage funds for our buyers still needing to be applied/re-applied for. This caused a significant delay in the chain (bearing in mind that their purchase was the first link in the chain), resulting in massive delays for the whole chain. The funds were not available to be sent to our solicitor until very late in the working day. When the funds were eventually received by our solicitor, this was past 3pm and as a result, the sellers of our new property refused to complete that day - citing difficulties with banks being able to process the funds after this time.

This left us in a situation where we were effectively homeless, as we had completed on our property, but could not purchase the new property. In turn, we incurred significant financial pain in having to get our moving company to store our goods, as well as the fee for redelivery. In addition, we incurred incidental costs for a hotel, food, fuel, & other basic toiletries; on top of the significant stress that was put on us. We imagine the other parties in the chain also suffered the same financial difficulties and stresses.

We are staggered by the incompetence of this firm & its representative(s), who evidently put little care or attention into their job.

By contrast, our conveyancer had everything in order in advance of completion day, allowing our purchase to go through in good time when we were able to do so, so we know it is possible. We just wish the same was afforded to our buyers, avoiding the significant cost & stress we incurred, as a direct result of your seeming ineptitude.

I cannot recommend this firm, to say the least.

My sale took 8 Months. These conveyancers in my experience only push paperwork around. They do not interpret and give you advice. They also do not chase up enquiries, they just email and await and answer. I found that I had to do all the chasing and sort out any issues myself. I certainly wont use them again.

The seller of my property appointed solicitor from this company which is the major reason of unnecessary delay in our transaction. They have been unresponsive and very unprofessional, giving delayed responses to enquiries that are full of careless mistakes and lots of missing documents. Despite repeatedly communicating the need to speed up the process because I am under constrain to move out, the solicitor took the time off without letting us know and appointing someone else to handle the work. Later they only replied they were too busy so they would not have time to take care of this transaction - as if it isn’t part of their job!? There has been no promising timeline or transparency in their work process, instead it was only indefinite delay. It was such a huge contrast in professionalism when my solicitor from Spencer West provides frequent updates, always responds within few hours and tried her best to speed up the process. It causes me a lot of stress and extra expenditure to sort out accommodation before I can move in. Honestly don’t waste a single penny and time to these people who not only get paid well to slack, but cause troubles and frustration in people’s lives. Sam Freeman and your team if you have the time to see this, get back to us and be ashamed of your underperformance which is actually doing harm to people’s lives.
