As Attorney for the estate of the late Graham Clark and his widow Joan, I instructed Gardner Leader to take over the conduct of the Estate and to act as conveyancers for the sale of Joan's house and her purchase of an apartment in A Alderley Retirement Home. There was a pressing urgency on the conveyancing because Joan and the Estate stood to receive a substantial cash payment if completion was accomplished by Christmas. Inevitably there were delays as a result of the inability of third parties to complete all necessary enquiries and certificates. Charlotte Fox as Joan's solicitor and Adriana Koscielniak performed miracles by negotiating an extension of the deadlines for exchange and completion and persuaded the sellers of Joan's new home to extend their deadline without any diminution of the inventive payment to her! Remarkable achievement by the firm and all done with a superb efficient, sympathetic manner and total professionalism

Terrible experience

First of all, the communication was fantastic until they received money. Then all communication ceased, every time we called they didn’t answer.

The worst part was when we were moving into our first home. We received our exchange of contact date and that was the day we were supposed to move in.

That morning (9AM) we went to the solicitors to sign contracts and sent the relevant payments and then went to meet the estate agent. We then heard NOTHING for the rest of the day. We had all of our belongings packed but couldn’t move in as they had not sent our money to the estate agent. We waited until 5:30 then began to panic call with no answer. They called the estate agent saying they hadn’t done the land registry. So the entire day that we were supposed to move in they were stalling as they forgot to do the land registry.

We lost the day and had to move in the following day, meaning we lost our annual leave even though we didn’t move in.

AVOID AT ALL COST.

I first of all appointed a Conveyancing team that I found online at quite a competitive price, however after weeks of no communication from them I found a local law firm who are in the same area as the property I have now purchased.

Ameeta is the solicitor who managed my purchase and I appointed them on the 19th of Febuary and I had completed and moved in by the 31st of March!! 6 weeks!! Whilst I am a first time buyer, with no chain, this is purely down to how amazing and efficient the team are. I had nearly daily updates, not at any point left in the dark trying to chase to find out whats going on etc.

All I can say is thank you so much, they made buying a property a pleasant experience and I will highly reccomend you moving foward!! Thanks again.

Sarah Absolom has all the hallmarks of a consummate professional - as courteous as she is efficient and helpful.
