I would like to highly recommend this…

I would like to highly recommend this wonderful developer. They have friendly and professional staffs, perfect quality, and good rental yield.
Most of there developments are closed in tube station, which is extremely convenient.

Poor property management company created endless nightmares

I have no problem with Mount Anvil and the experience buying a new built flat with them was good. I wouldn't expect to get a top quality luxury flat at the price I paid for. Indeed, their client service team is very good and gave me construction updates and other experience which was even better than another top-tier developer. However, the property management service company they picked, Y&Y, is a total shit. They are not responsive and won't contact you even if they have your contact method (mobile and email). You will end up being shocked by receiving a letter from their solicitor for legal claims on a matter that would have been easily resolved if they had called you or send you an email. I have no idea how they dare charging such expensive property service fee every month. For this reason, I have to blame Mount Anvil for bringing enduring nightmares to their buyers.

24 days of repairs and sleep deprivation

I would give 0 stars but no possibility. Mount Anvil new build: no hot water because all filters were filled with dirt; heat not working due to filters being filled with dirt and underfloor leakage; flooring lifted and wrong floor ordered; ventilation got broken during the sales process and they didn’t even tell me, I had to find out after I moved in and took almost a month to repair; panel windows are crooked and in the room where they are not crooked the sealing is falling; Mount Anvil didn’t take wind produced by skyscrapers into account and placed a regular door below bedroom window. Powerful wind gusts blow the communal door in resident’s bedroom curtain wall and they try to fix it by sticking tape on door magnets; simultaneously estate team blames the door issues on the weather; silicone in the bathroom has mould spots after less than 2 weeks in; squeaking kitchen furniture and the bedroom carpet natters at an alarming rate no matter how much you vacuum it. I should add that I am in affordable housing; not sure if this is the standard for the other residents of the same building.

If you buy a Mount Anvil Development…

If you buy a Mount Anvil Development property there is a good chance you end up with this lot as your managing agent

Trust me you life will then be one living hell.

Any of the companies associated with the people above. Run a mile.

The fact that Mount Anvil have a strong relationship with them wold put me off buying a leasehold of theirs.

Good experience

Ok, I`ve read all these bad reviews and my happiness for my brand new flat at Royal Eden Docks a bit died and I got scared. I really hope MA have changed from these horrific experiences, I am really happy with the service so far, with my flat quality, build quality and all amenities. There are some minor problems, hence the 4 stars but they are quick to respond and do fix things nicely. I hope, I can leave them another review in one year from my other account, which then will be 5 stars.

Poor quality builds

Poor quality builds.

I have had nothing but consistent issues in my property, I have leaks, have flooded, been pushed between MA and their property management company. My flat has wonky walls, uneven flooring, skirting boards 10mm above the floor. I've had rotten windows, rain through my roof, my lights, all sorts.

They do a cheap bodge job fix, and the same issues again.

Across the wider development there are issues, all done on the cheap. There are structural issues a surveyor has pointed out to me, with brickwork, chimneys, and drainage.

A poor, poor, poor show and exceptionally bad building company.

I really, would not recommend.

Mount Anvil build defective buildings

I'm a leaseholder in Angel Wharf, N1. I've been suffering from disastrous water ingress around our windows for over a year now. Water leaks and fills up trays of water inside the flat when it rains. The flat is uninhabitable as there is mould all across the walls and the ceiling and we have to keep windows open even in winter. It's affecting multiple flats in my building and is apparently a problem that had affected more flats before. The management company hired multiple contractors to find the exact cause of the problem but has been unsuccessful. It is however clear that it is a structural problem. They also used combustible cladding when building our apartments.

Eagle Point (mountanvil)

Eagle Point ( Mountanvil are the developer)
- service charges has doubled
- no audited accounts for last 2 years
- cladding issues not resolved
- refusing to sign the Building Safety Pledge which other building has signed
- quality of build is not high
- lots of problems and no help from them to resolve the issues or help in way with regards to material used to build so we can do maintenance

If you are considering buying a MA new build - buy with care or avoid

- the 10 year NHBC warranty is also CRAP

Extreme high building fees with bad service

The building manage fees are 50% higher than the fees as promised when we bought. We talked to the manager but they just ignore us. They gave us penalty for being late payment because they overcharged. Worst company ever. Avoid them.

I’m going to wait until the outcome of…

I’m going to wait until the outcome of service charge meeting with mount anvil. At the time of sell in their documents they said 4/4.5 % but now it’s 7%. Their sales man was very nice so were the the handover person. However their dealings with yy is iffy.

Fraudulent sales

From the £4.55 per square foot per year Mount Anvil promised to sell the flats before 2019, the annual service charges has now risen to about £7 per square foot per year. This is a kind of fraud that seriously deceives consumers. As consumers and leaseholder of Royal Docks West, I am very angry.

4 years of suffering with Mountanvil at Queenswharf

Unfortunately the developer was 3 months late in handover (a couple of weeks before due completion), many items were badly or still unfinished and not subsequently rectified. Mountanvil have continued to rub salt in the wound by making changes to the complex) that do not have the consent of the owners and significantly impacting our amenities.

In addition about a year before completion my wife was tragically dying of MND, initially they agreed to arrange a meeting to see what they could do with the appliances to help with her disabilities. They cancelled this meeting at short notice and never rearranged it. Fortunately for them my wife died within a couple of months, so their irresponsibility did not becomes a public issue for them.

To compound matters they sold the development leasehold to Y&Y/Avon management who get Trustpilot ratings of 1 out of 5 (cannot get lower than this) for the various leasehold companies they own.

I have owned 3 leasehold properties in the past, 1 with Barratts and 2 with St Georges and they all deserve top marks of 5 out of 5.

do they care at all?

Guess you can't really be disappointed about a new built being 6 months late. Maybe a bit more so if you are being told 3 weeks in advance still that everything is on track and the completion date will be kept, especially if that happens more than once.
When you discover however that they have changed a few doors compared to the plan without notifying or asking and declare this as a minor change that you have to accept on completion you start to wonder what Mount Anvil really means by award winning customer service.
Add to that a very rude senior manager that answers your complaints with mentioning that he owns a lot of property in London himself and he therefore knows better than you what is acceptable or not and the doubts get stronger whether you picked the right company.
It doesn't stop though once you moved in: lots of promises to fix things that you need to chase on average 3 times before they are actually kept (can it really take 6 months to find the 2nd key to your door?), e-mail replies in which the customer care staff is surprised that you actually want your radiators to work, endless referrals to someone else in the organisation rather than taking care of the issue.
Overall you wonder how this company will fare once the seller's market in London starts to change
