Avoid Outlook!!!

We rent a two bedroom flat in Stratford, London for 1.5 years, paying £1450 per month excluding bills. From the first day that we moved in we faced a lot of issues, even though their reporting system was quite good, they time that they need in order to solve a problem was not reasonable, making our daily life very difficult. Personally, I believe that 2 weeks in order to solve a problem even though it is a lot it is acceptable. But as you can see below the time that Outlook needed in order to fix something in the house was from 12 to 98 days!!!! Bellow you can how many days they needed from the day that I reported the issue until the day that they fixed it:

Broken chairs: 10 days
Window hinge broken: 12 days
Shower switch broken: 28 days
Installation of black roller blinds in bedrooms: 29 days
Cockroaches: 34 days
Boiler: 37 days
Replacement of lost keys: 54 days
Installation of black roller blinds in living room: 98 days

When we moved in, except from the cockroaches that we have to face, we didn't have blinds to block the light in the bedrooms. Also, when we lost a pair of keys they needed 54 days in order to make a copy, which has as result one of us has to be at home in order to open the door.

In addition, we asked the landlord if they can install some blinds in the living room. On 19 of June 2018 the maintenance team installed the blinds, after 98 days. Even though we had booked the installation between 12:30 and 16:30, they sent us an email around 16:54 to tell us that they are going to cancel the appointment because the blind arrived damaged and they are going to contact us when the replacement arrives. I personally asked them why they haven't checked the blind on 14 of June, when they received it and I mentioned the cancelation fee of £60+ VAT that they need to pay to us because they didn't cancel the appointment 48h prior to the pre-arranged appointment. They changed their mind and they told us that they are going to attend and try to fix the blind on site. Of course, when they came in the flat the blind didn't have any problem.

In addition to the above problems at the end of the tenancy, we noticed the following things during the check out and the viewings.

Clerk from UK Inventories

On Mid Term and during the check-out, a clerk from UK Inventories visited us in order to check the condition of the flat. When he called us to arrange the check out the first thing that he asked us was who cleaned the flat and if we used a professional cleaning service. During the check out and from the report that he sent to us it is obvious from the way that he described (dusty, required wipe etc) that he tries to make the flat look dirty in order the agent to charge us professional cleaning of £250 (the average price on the market is £150-190). The worst thing is that the clerk after checking with his finger for dust on the sockets and even the upper frames of the doors he wiped his finger on the wall. Very professional!!! Congrats!!!

Viewings

After giving to the agent our one-month notice, they arranged numerous viewings to the flat in order to find a new tenant. We didn't have problem with the number of the viewings that they did and we were more than happy to help them. The only issue that we faced was when they visited us without giving a notice or a call. After finding a new tenant for the flat one morning during the week the agent from Outlook Property in Stratford visited the flat with the new tenants without giving us a call not even knocking the door. I Don't know if they did that also when we were at work during the week.

Vacate fee and extra charges Outlook Property bury many costs that you cannot find on the contract on the tenancy guide notes which is supposed that you received with your contract. Of course, they never shared this document with us until the check out when they said that we need to pay £102 as a vacate fee. After reading many reviews on Allagents and google it is clear that it is practice that they use in order to deduct as much as they can from your deposit. In addition, if you submit a dispute on TDS regarding the deposit, they say that they are going to charge you £50 for the extra work that they need to do. Also, they try to charge us £200 for rubbish removal. When I called them to ask for what kind of rubbish they referred because we didn’t leave anything in the flat, Shelley told me that this charge is for the removal of a toaster and a wardrobe. Things that already exist in the flat before we moved in, which were clear on the check in report and obviously is not rubbish. For a two bedroom flat the Outlook Property charges £750-950 (Admin Fee: £420, Reference fee per person: £114, Renewal Cost: £150, Vacate fee: £102 and TDS fee: £50). The only fees that they advertise is the admin fee and the reference fee. All the others are buried somewhere in the contract or in a document that they never shared with you. Of course, you cannot step back when you find these fees because you have already paid the £500 deposit that they need in order to take flat out of the market.

My experience was the same as below.
Not sure if it was a phishing scam, but looked like it came from 'Outlook Property'. Either they're not vetting their landlords correctly or this was a fake, posing as a letting's agent.
When I enquired further they said the landlord had only purchased a 'marketing package' and everything else goes through him.
The original email did look pretty official, with exact details and many photos of the property, until you start picking things apart. Of course it's easier to believe the dream of a luxury property for a reasonable price than scan for hidden clues.
Thank god I did my research and couldn't find this supposed 'Dr Nick of Cardiology' via google, apart from a Trip Advisor post warning us against this type of email and offer.
Such a shame as I've never doubted the properties agencies have and offer before this, but has definitely opened my eyes.

I would like to warn people!!!

I would like to warn people! Do not trust email sent from this organisation! They could be under email 2019 Outlook property or something else like that. I feel that there working team of criminals. They sending amaizings offers with beautiful photos with NOT exsisting properties .
My sister had experience, they offer her house, just what was needed - to pay deposit by bank transfer, to secure house for them???! Owner were abroad but they wil send key's from property by post. Unbelievable, my sister lost big amount of money. She went to police, to bank but unfortunately nothing could be done, money were gone.I telling her story because at the moment i am looking for house ,to rent, and I received from above " ...company" offer and owner living in Switzerland,so house i can see online,video tour. Booking can be done though some website. Was given some dodgy phone nb and email . I did wrote them what i think about this offer after i didn't get reply at all! Please do not get fooled with amaizing offers!Please pass this information to your friends and colleagues! Please be careful, dont trust and dont send any money! The best is personaly go to Letting agency

Worst people to deal

I rented a place from outlook in 2015 and while leaving in December 2018 they made my life miserable. Unprofessional people work there. Normally with other agency, inventory report takes 2 or 3 days but with them, it took more than 3 weeks and the reason given was its due to Christmas and new year holidays. I will never recommend outlook property to anyone. If you want to sleep well and without tension, please try not to work with outlook property. I've never come across such horrible people.

Total disregard for the consumer

I had a very poor service performed by the professionals who work for this company. I am not generalizing the institution but the people in whom I was responsible for the rent of the current flat should not want to work in the company.
First I had to get the key in the agency miles away from the flat, however I had arranged that it would move in on Saturday and the same I did, however, did not know that I could not stop in the private parking for 10 minutes to be able to unload all the boxes and I ended up receiving a fine. I spoke to the administrator and concierge of the condominium in which he administers and he said that Outlook Property should get in touch with them that they would normally release because they know that it is a complex process of move in.
I contacted the Outlook Property in which an analyst said that if I parked it was a problem of mine and I had to pay the fine and I said my point is not to pay the fine but rather the omission of Outlook Property in not to warn that this It was possible knowing that I would move in that Saturday. I am now trying to resort to this with Outlook Property and no answer. David Halls that an Assistant Lettings Manager is no longer responding to my emails that I have been a client.
Certainly, I would never recommend the Outlook Property for total neglect with the consumer and with several inconsistencies answers.
