THIS AGENCY IS A WASTE OF TIME! JUST BECAUSE I AM CLAIMING HOUSING BENEFITS THEY WONT LET ME RENT THE PROPERTY. THAT IS ILLEGAL! THEY SHOULD BE PENALIZED AND SHOULDNT OPERATE! WHEN YOU CALL THEM THEY WILL PASS YOU TO ANOTHER AGENT TO ANOTHER UNTIL YOU WERE JUST HANGING THERE WAITING FOR SOMEONE THEN THEY WILL HANG UP! I WILL REPORT THIS AGENCY TO THE COUNCIL! WHAT THEY ARE DOING IS ILLEGAL! I AM A SINGLE MOM, WORKING FOR MY KID, REASONS WHY I HAVE THE SUPPORT FROM THE GOV'T BUT THEY REFUSED TO ACCEPT ME AND MY KID!!!!!!

This agency sucks! They wont accept my offer just because i have a kid! This is an absolute discrimination! They should be reported to Ombudsman! This is against the law!

Professional & helpful

Having rented my property with Parkheath for several years - Anthony and his team have always found great tenants who have respected the property and left in it perfect order.
They have always been extremely helpful and have an excellent knowledge of the neighbourhood.

Absolutely appalling experience.

I would strongly advise against using this property agency. Their aggressive and dismissive attitude made every interaction stressful and unpleasant. It took them over six months to address basic issues with the property, despite repeated follow-ups. Every delay was met with a new excuse, showing a complete lack of accountability.
The team was consistently unprofessional, poorly organised, and clearly incapable of managing even routine property matters. Communication was chaotic, promises were broken, and there was zero sense of urgency or respect for tenants.
If you're looking for reliability, professionalism, or even basic competence—look elsewhere.

Just another London Ruthless agency!

I lived in a London flat for six years, with the contract managed by Parkheath. Unfortunately, my experience with this agency was extremely disappointing — they are, without a doubt, one of the worst agencies I have encountered.

Every year, two months before the end of my tenancy, they attempted to raise the rent, regardless of the circumstances. Despite maintaining the property in excellent condition and having no issues during my entire stay, they asked me to vacate the flat after six years so they could relist it at a significantly higher price — 20% more! What’s worse, they tried to justify this decision as a "tenant safety" issue rather than a financial move.

On my final day, they resorted to threats, warning me that if I didn’t return the keys immediately, they would impose additional costs through the landlord.

I would strongly advise anyone to avoid these greedy operators.

Geraldine at Parkheath was amazing and…

Geraldine at Parkheath was amazing and sorted all our issues at our new flat. We are very grateful to herself and Michael for really looking after us and efficiently sorting everything so quickly. Their service was wonderful and we are very grateful to have moved into our lovely clean flat. THANK YOU !

Faultless

Parkheath have been faultless in their management of our tenancies and associated building management over the years. Great attention to detail, easy-to-use portal, and great support and communication on our move-out. Special shout-out to Debbie for all her help!

HORRIFIC - STAY AWAY

1. Lettings
- Fine service until the agent became irritable and aggressive when we simply (and nicely) asked questions on why landlord was putting more clauses into agreement after they already had our deposit

2. Property Management
- Horrible, horrific, superficial, rude
- We have been living in our flat in Belsize for over three months and simple issues we reported such as broken toilets at move in and broken curtain rods were not fixed, even though raised issue around safety if curtain falls on sleeping children
- This was raised numerous times, to numerous individuals
- Geraldine has tried to help, but it was only a superficial glue - the issue came back within a few weeks
- Specifically, Tom who worked there previously was extremely rude. When he knew he was leaving for another job and truly stopped caring, became outright nasty

Bottom line: Gel tries and thanks for that, but issues still not fixed, and rest of staff is incompetent and rude in our experience (and it takes a LOT to rile us, let alone leave a review)

Parkheath gave us an excellent service…

Parkheath gave us an excellent service when we were letting a flat which hadn’t had new tenants for 12 years.
Their photographer made the flat look great on the Parkheath website and the flat was let within a few days. They gave us a choice of 3 offers and we went with tenants who said they intended to stay for a number of years.
The tenants are a perfect fit, goods CVs and references and they have been very happy in the flat. They also said Parkheath were great to deal with from the tenants’ point of view.

Incompetence

Our experience with Belsize branch of Parkheath was not a positive one. I’m not sure if this is a company issue but dealing with Behnaz was one of the most painful and unpleasant experiences I’ve undergone as a tenant. In short, we paid for our 9 week short term let up front but were told consistently that we needed to provide proof of income with employment references. When asked why this was necessary, Behnaz said it was an issue with their third party reference check company called letting for landlords. We called letting for landlords who said there were no issues on their side because full payment was made up front. I still don't know why Behnaz misled us but thankfully her boss resolved this issue. On the day of receiving our keys Behnaz threatened us with 3 years of rent to “insure” payment on the property ( 615 * 52 * 3 = £95,940 ) despite having our money! Yes, she asked for a £95,940 deposit on a 9 week rental paid up front. She then told us we were not allowed in the property that day, despite contracts being signed. I bypassed Behnaz and I got my keys within the hour. Frankly, Behnaz was clueless about the entire process and put up obstacles at every conceivable juncture.

All bills were included in the rent and Parkheath were responsible for the property, so when the internet went down we asked Behnaz for assistance. Her response was “I don’t know what to suggest”. When I asked for her managers number she said “Our office number is in your welcome pack”. Her responses were consistently difficult, lazy, petty, rude and incompetent. Luckily, our Landlord was lovely, responsive and helpful so we dealt with her directly from then on.

A different Parkheath agent (Debbie) took care of check out. She was very professional and prompt in returning our deposit so that was appreciated.

one of the best state agencies i have…

one of the best state agencies i have ever dealt with and i am a tenant. usually tenants are over looked an neglected by state agencies. but parkheath has always acted very professionally and promptly. any issues i had, they managed to sort out very quickly and they have always been available to answer my many questions. thanks to max heath at belsize park branch and the staff in West Hampstead branch for all your help

Professional and friendly

Professional and friendly. I've had my property Let and Managed through Parkheath for almost 5 years. In that time they found new tenants so there was no gap in change-over (I had 3 over the 5 years).
The staff have been incredibly helpful, especially, Ashley, Eddie and Reece, and those behind the scenes who were always quick to help and solve any issues - Debbie, Tarun and Geraldine. If you're thinking of listing your property in London you could do a lot worse! Definitely recommend.

Unethical.

Unethical, just there to collect their fees. Became deliberately evasive when asked to verify whether landlord had placed deposit in protection scheme (it turned out they hadn't).

Unsympathetic and unhelpful when landlord attempted to keep deposit for their own ends.
