By far the worst managing agent I've ever had the misfortune of dealing with. Absolute scammers! Steer well clear of these guys if you want to deal with an ethical, reasonable business!!

I cannot rate this company any higher. They have restored my faith in Estate Agents. From first viewing the property to nearly at completion they have been amazing. They’ve kept in touch with me and have been responsive to all my messages. If I was ever to sell there would be only ever one choice for me. Thank you
Awful staff they are so rude and they don’t care about their customers. Just get in contact when they want to rob money of you otherwise they don’t facilitate to any needs anyone has. Would not recommend
PM Estate is an absolute scam!
The company will try every means to deduct deposits from tenant when they move out.
Aside from the usual charges for cleaning and redlining wall paints, here are some outrageous and completely unreasonable deductions:
1. They claimed the sliding door of the wardrobe was off the track and charged £200 for it. Even the landlord, was shocked and told them not to charge me because it just needed to be nudged back in place. But PM Estate still insisted on the charge!
2. Before I moved in, the freezer drawer was already cracked. They bought a replacement and asked me to install it for them. Since the old one was still working, I didn’t bother opening the new one. When I moved out, they claimed I should be responsible for it , even though it was THEIR mistake buying the wrong part — and they charged me £100 for it! The new part costs only £50!
3. They accused me of losing an entry fob. I only ever received ONE fob during my entire tenancy, and I returned that one. Then they had the audacity to tell the landlord I broke it! That is absolutely false and feels like a setup!
The worst part? They sent out the
Disgraceful behaviour. Totally unprofessional.

Unfair Holding Deposit Practices – Disappointing Experience
I paid a £253 holding deposit to PM Estates in May 2025. After completing the referencing process, the agency changed the original terms and offered the tenancy only to my partner. When we declined that offer, they withheld the full deposit, despite us never withdrawing or providing false information.
I can not recommend less this agency, especially if you are a tenant in need of a home.
They just care for the rich greedy home owners. They take forever to attend your request (2 months to fix something for example!) and will try and take as much money from you as possible for example trying to increase the rent £150 all of the sudden or trying to keep most of your deposit charging us with unjustified amounts of money for unjustified services 🥴

If I could give zero stars, I would. PM Estates has been by far the most unprofessional and frustrating agency I’ve ever had the misfortune of dealing with.
From the beginning, communication was practically non-existent. Emails and calls would go unanswered for days (if they were answered at all), and any issues raised were constantly brushed off or delayed. They act like you're a nuisance for expecting basic service.
The property was not properly maintained, and trying to get anything fixed was like pulling teeth. Promises were made and never followed through. Their customer service? Rude, dismissive, and completely lacking in any kind of accountability or basic human decency.
They’re quick to take your money but completely uninterested in offering even the bare minimum in return. I wouldn’t recommend PM Estates to my worst enemy. If you're reading this and considering renting through them— sprint don't run.
I cannot recommend this estate agency based on our recent experience. After being exemplary tenants for 18 months at a property in Bishops Stortford, we were shocked to receive notice of £920 in proposed deposit deductions.
Our experience:
We left the property in excellent condition after spending 15+ hours on thorough cleaning
We hired professional carpet cleaners at our own expense
We even repainted areas with minor marks, going beyond our obligations
Despite this, the agency attempted to charge us:
£270 for "professional cleaning" when the property was already clean (with only minor dust in one small area)
£200 for "garden maintenance" despite leaving it in better condition than we found it
£250 for wall painting despite minimal normal wear and tear
£200 for flooring issues that existed when we moved in
Most concerning was their use of high-contrast photography that artificially made clean areas appear dirty. As a reference, my partner is a professional cleaner who knows proper cleaning standards.
If you're a prospective tenant, I strongly recommend documenting everything meticulously and being prepared to contest unreasonable deposit deductions. If you're looking for property management, consider whether this approach to tenant relations aligns with your values.
I'm disappointed that what was otherwise a pleasant tenancy had to end with such an unnecessary dispute.
I’ve never felt the need to leave a negative review, until now. My experience with PM Estates has been so relentlessly frustrating and unprofessional that I feel obligated to warn others.
Right from the beginning, their communication was virtually non-existent. Despite sending multiple emails regarding urgent tenancy matters, specifically time-sensitive negotiations, I received no response whatsoever. The only way I was able to get any acknowledgment was by physically going into their office, where I was met with a dismissive, conceited attitude that only added to the stress of the situation.
Their approach to rental negotiations was the most unprofessional. After rejecting a proposed rent increase due to long-term sustainability concerns, as well as the condition of the property itself, an agent (Matthew) rudely implied we simply couldn’t “source the funds” rather than engaging in a respectful conversation. It was condescending and completely inappropriate. The funniest part being, that after they failed to extort the money out of us, the property ended up being listed for the price we said we would have stayed for, after weeks of failed marketing at the higher price.
It’s also worth warning future tenants that PM Estates used AI to enhance the look of our property when re-listing, drastically improving how the flat appeared online - giving the false impression of a much higher spec than is accurate. This kind of misrepresentation can lead to serious disappointment and wasted journeys. Be cautious and don’t take their listings at face value.
They also are in no rush to get your deposit back to you, despite returning the property in a better condition in which we received it, so expect to be messed around there too. They also tried to, illegally, dispute £150 from our deposit over ‘dust on heaters’. Luckily, we have a solicitor, others might not be so lucky. Little tip for future renters. Check your inventory. If the cleaning says ‘fair domestic’ then it has not been cleaned to a professional standard and therefore you are not legally required to have the property professionally cleaned before you move out.
The overall attitude of PM Estates is clear: they care only about extracting as much money as possible, with no regard for tenant well-being or basic respect. The rent increase was excessive, more than 25%, and we felt treated like cash cows rather than human beings.
I’ve reported this company to the Property Redress Scheme due to the level of misconduct and disregard shown throughout our tenancy.
If you value honesty and professionalism, I strongly advise you to avoid PM Estates. That goes for both tenants and landlords looking for agencies to manage their properties. This company is the definition of everything wrong with the rental industry—deceitful, dismissive, and driven by profit over people. An office truly run by children, chancers and conmen.

Once they secured my deposit, obtaining a copy of the contract felt like pulling teeth – they were incredibly resistant, offering excuses and delays for weeks. This isn't just frustrating; it's a calculated disregard for customer service. Save yourself the stress and look elsewhere.
Just want your money and then your left on your own once youv handed them a £2000 deposit just for a top floor flat. Had numerous damage in the property and safety hazards, when contacted the estate agent they didn’t want to know, either blamed it on the landlord or ignored every form of contact, they look down on you like a piece of dirt and quite liturally laugh in your face when asked for damage repaired from previous tenants. This place is run by a bunch of “teenagers” with switchy attitudes. Only want your money and are lovely until they have your money and don’t actually care about anything else. Don’t listen to the nice reviews you see on here as those reviews are either tenants being blackmailed or their own staff writing them.
Been scammed out of £2000, £5000 on an electric bill for just 18 months and nothing but a terrible experience.
This company is not as bad as some of the reviews on here, but they do have significant flaws in their service. We used them to manage the rental of a property in Bishops Stortford and the clients ran rings around them. Despite paying for a ‘managed service’ their only proactive interaction was when the contract was up for renewal. At which point they worked very hard and achieved nothing. Which was costly. It just felt like they were out of their depth, which was compounded by a lack of professionalism when we terminated the agreement. We went to Saviles for the next tenancy and filled the property almost immediately. They are more expensive, but at least they provide a proper managed service.
⚠️ ❌❌❌ PM Estate ❌❌❌⚠️ they cause trouble in order to seize your deposit, they don’t maintain their properties, and would lie to you that it’s the landlord’s fault. They are so disrespectful with zero customer service. Their manager Mathew Baker and his partner runs the company and are so troublesome.

Do not rent from them. They only pay attention to you when they are trying to get you as a tenant but after that youre on your own. No repairs as they ignore you almost to the point where you think they actively encourage it.
On moving out they will try and shave your deposit as much as they can with petty subjective reasonings and without a shred of shame.
They are the biggest liars and scumbags of the earth and will do eveything they can to charge you hidden and illegal fees and claim that they have nothing to do with it. If you wish to switch to a periodic tenancy after the first year, they will literally threaten to evict you if you do not comply with their demands. If confronted, they will hide behind the landlords to justify their callousness. In 22 years of renting across the UK, they are by far the worst letting agents I ever had to deal with. Avoid at all costs. They will rip you off at some point or another.
