Not the Biggest, but Certainly Not the Best

Pukeko Rentals promotes itself as “not the biggest, but the best.” Unfortunately, based on our experience, they fell well short of that standard.

Communication throughout our tenancy was poor. Important concerns often went unanswered for extended periods, including a significant issue that left us waiting weeks without meaningful updates or support. We repeatedly had to follow up ourselves just to receive basic responses.

The end of our tenancy was equally disappointing. Despite providing everything required for our bond refund, it took around a month to be processed. Our refund request was initially declined without explanation, and it was only after we questioned the decision that it was approved. At no point were we proactively informed of what was happening.

Overall, we found the management to be unresponsive, disorganised, and lacking the professionalism and accountability that tenants should be able to expect. If your goal is to be known as the best rather than the biggest, our experience suggests there is considerable room for improvement.

I have found the house inspections to…

I have found the house inspections to be unsatisfactory and not conducted professionally. During inspections, whenever I raised concerns about maintenance issues, I was often told to arrange the repairs ourselves and that I would be reimbursed later.

Unfortunately, even small issues have remained unresolved for months. For example, the toilet seat in the property has not been repaired despite being reported over six
months ago.
In addition, there was a serious issue with rats in the property. It took several emails and phone calls before the matter was finally checked and addressed. A pest problem is a significant concern that should be dealt with promptly, and I was disappointed by the lack of urgency and communication throughout the process.

I have been living in New Zealand for eight years and have rented several properties during this time. I have experienced many routine inspections, but I have never had an agent wake up a tenant who was sleeping after a night shift. I found this behaviour inconsiderate and unhelpful, especially when tenants' work schedules and privacy should be respected.

Overall, I expected better communication, timely maintenance, and a more respectful approach towards tenants. My experience has been disappointing, and I hope improvements are made in the future.

Unprofessional & untrustworthy.

Pukeko Rental Management (Andrew Williams) came highly recommended as a property manager, by a local real estate agent. I vetted Andrew who appeared to be competent in his correspondence, however in actual practise he fell far short of what is expected of a property manager (despite being the most expensive of all the property managers I vetted).

Andrew failed to advise me as the landlord of issues with 2 major facilities with the property upon his Entry Inspection prior to my tenant moving in (water supply & cooking facilities). This resulted inconvenience & stress for my tenant and very expensive repairs / call outs over the Christmas holiday period.

Andrew Williams failed in doing his job as a property manager in the most basic aspects, he was in breach of his own contract and was very poor at handling the issues raised with him directly.

More concerning is that despite receiving the tenants bond it took Andrew Williams 66 working days to lodge the tenants bond, far in excess of the 23 working days permitted. When requested to provide proof that the bond had been lodged Andrew Williams couldn't (despite maintaining he had). It is a serious concern about how Andrew William handled the tenants bond monies, and a further complaint will be made to the RPMA about his conduct.
