I purchased a unit at Lake Views, and the entire experience has been horrendous. The management of customer accounts has been extremely poor. I am regularly sent threatening emails demanding payment, even though all my payments are fully up to date and invoices have already been submitted.
To make matters worse, my holding deposit cheques were cashed on top of my monthly payments. Every time I raise the issue, I’m told it has been resolved — yet it keeps happening again and again.
This whole experience has been an absolute nightmare.

This is a scam. Never deal with this company. Had a very bad experience. Bought an off plan property, I make all my monthly payments on time through my NBD bank account. I normally send proof of payment to their collections email. They dont acknowledge the email, instead they kept sending reminder emails. As if that is not enough they charge late payment fees even when it was their fault. (AEd 4500) Dubai Government should do something about this company. Will be writing a letter of complaint.

It has been two years since I bought a unit in Samana Brari View. It has been a headache to pay monthly installment from the USA. The only way to pay is via their main website payment portal. Their website is being blocked by almost every browser. After the payments are made, they never send out a confirmation of receiving the funds. Very disappointed with this company. I've put my unit for Resale and no one wants to buy it. Never make this mistake and buy from these fraudsters. Go with big reputable builder and stay away from Samana.

Samana constructions made our life literally hell as a neighbor residence in Oakwood in IMPZ , they have started building construction from Nov 2024 and till today nothing happened but whatever concrete they poured they are removing now so basically since then they make just noise of drilling , literally since morning 6-6.30am they starts . literally our life becomes hell because of them , whole day we have to bare their drilling noise , we made multiple complaints and earlier they used to make this noise during night as well. Our life become extra stressful, no peace in the home so forget about the location and because of this many people are leaving from this place.
So if there was minus ratings I would prefer to give that.

I am extremely disappointed with the lack of communication and transparency from Samana Developers. After purchasing my unit, I have received zero construction updates - no progress reports, no timelines, and no meaningful communication at all. The anticipated completion period has passed, yet there has been no clear explanation or information about delays or the current status of construction.

On top of this, even basic administrative matters have been difficult. Simple things like receiving payment receipts have required repeated follow-ups and long waiting times up to 4-5 months. As a buyer, you should not have to chase a developer for basic documentation or information.

An off-plan property purchase is built on trust, and that trust depends on consistent communication and accountability. Unfortunately, the complete absence of construction updates, combined with delays and poor after-sales communication, has turned what should have been an exciting investment into a stressful and disappointing experience.

I am extremely disappointed with Samana and the way they handle customer relationships.

I purchased a unit under a financial installment plan. From the very beginning, the experience has been unbalanced and unprofessional. Samana provides little to no transparent or proactive communication regarding construction delays. There is no clear, timely commercial information shared with customers about project progress or setbacks.

However, when it comes to installment payments, the situation is completely different. I receive repeated calls and continuous emails starting two weeks before each payment deadline, creating unnecessary pressure. This contrast is unacceptable.

A real estate developer must understand that the relationship with a client does not stop at selling a unit. It is about the entire customer journey until handover. In Samana’s case, this customer experience is poor, stressful, and one-sided.

Based on my experience, I would not recommend Samana to anyone. I am actively planning to sell my unit as soon as possible and disengage from this developer.

My experience with Samana Developers as a buyer of an off-plan property has been extremely disappointing and concerning.

After purchasing a unit based on the originally marketed project layout, the developer later introduced an additional building phase that significantly impacted views, natural light, and privacy. Such material changes were decided after contracts were signed, without proper transparency at the time of sale.

The handover of my unit has been delayed by almost one year, with construction progressing very slowly and no clear or reliable timeline communicated to buyers.

Payment handling has been particularly problematic. At the time of purchase and contract signing, I issued 36 post-dated bank cheques strictly in accordance with the agreed payment plan. However, several of these cheques were deposited late by the developer, and despite sufficient funds being available, penalties were applied to my account solely due to the developer’s delayed cheque presentation.

More recently, when attempting to make a scheduled payment, the escrow account specified in the SPA was blocked, making payment impossible. Instead of resolving this in a compliant manner, I was redirected to pay via online links to a corporate account, which raises serious regulatory concerns for an off-plan project in Dubai.

Despite raising multiple formal requests over more than one year, asking for these unjustified penalties to be removed, my emails have been consistently ignored, while automated payment reminders continue to be sent.

Due to the ongoing lack of resolution, transparency, and accountability, I am left with no choice but to proceed with filing a formal complaint with the Dubai Land Department (DLD) in order to protect my rights as a buyer.

I strongly advise potential buyers to exercise extreme caution and to thoroughly verify project plans, escrow compliance, payment handling, construction timelines, and the developer’s post-sale practices before committing.

Very bad customer services, I have got head ache with Samana since we bought à studio. Running after them to get confirmation, every time new person , till you becoming tired and board, they do not care about the customer when they get signed contract they changed ! Very bad!!

The experience is being a nightmare . I bought a studio and was paying through wallet and they closed it without warning and my last 4 months are not taking in consideration. You write them 100 times and nobody answers you or if they reply is for treating like an idiot and repeating wallet closed . Is the worst of the worst . So regret to put my money there . This is a shame !

Samana not only distu8whole impz community, they are doing concrete work while is raining. That means ,many problems with the building later on,bad maintenance, bad construction buildings....Run away from them.Not to mention, on projects the pictures are far away from the reality!

Extremely unhappy with how they deal with business. As an international buyer I will not buy anything from them.

Samana is a fraud. No one should deal with Samana. They make fake promises just to make sales. They forced me to book a project during an open house, saying they would give me an iPhone gift immediately after making the reservation.

The reservation was made three months ago, but I still haven’t received the iPhone. At first, the sales lady said it was a bulk order and that management had already placed it, so it would take some time. Later, she said I would receive it after paying the DLD and down payment. Then she said it would be given after signing the SPA. After that, she claimed they would only provide a voucher from the Apple showroom to redeem the iPhone.

If that was the case, why did she say three months ago that management had already placed the order? Now they don’t even reply to emails—they simply ignore them. It has been over three months, and even after paying the three-month installments, I still haven’t received the iPhone. They are complete liars. Apart from this they did lot of cheating in paper work. No one should go with samana.

Still Waiting for My Refund - Avoid if You Value Your Time and Money

I was promised a refund within 15 business days. That deadline has long passed. When I followed up, I was given a generic response that the refund is "with the bank" and that I should "bear with them."

There is no concrete timeline, no sense of urgency, and no accountability. The company seems to think that deflecting blame to the bank is an acceptable solution. It is not. They are responsible for ensuring the refund is completed.

I would strongly caution anyone against doing business with this company. Their inability to process a simple refund in a timely manner, as promised, speaks volumes about their customer service and operational efficiency.

I buyed in 2023 a unit by samana. i am still paying but the service is terrible. when you do payments you need run after them. you write 100 emails and they dont answer you for months. they change everytime the collection officerer so you dont have contact everytime with the same person. also they don't give you any information about the status of the construction. they dont care. once they have the money they change. and the workers in the office change everytime. there is something very good wrong in this organization. there are much better developers than this!

No customer care and very bad experience.
Once you pay deposit thats it. You are in trap. Worse experience in my life. Bought appartment in samana ressorts. And very bad service.

We traveled to Dubai to purchase a studio at Samana Barari Heights, paid AED 40,000, and were promised a parking space and Al Barari view. After over two months of silence, we were told the unit had no parking. We applied for a refund, were assured it would arrive in six weeks, and now—six weeks later—Samana is refusing to process it, claiming our email is “not registered,” despite all communication happening through that address from day one.

Their sales managers stopped responding after receiving our payment, and especially after we requested a refund. This entire process has wasted our time, money, and trust. I do not recommend Samana Developers to anyone.

UPDATE: We managed to communicate with Samana developers and we got our booking fee back. Once we restarted communication with them, everything went smoothly and money was quickly back to our account.

You buy the property under construction with them , you sign the contract, you keep paying monthly with cheques, and the minute you sign then you have the worst ever experience with everything with then...no customer service answers you any more....you try to know how to sell your property then you get the worst obstacles. You try to know why they didnt start construction ..nobody even tries to answer your emails and enquires . On top of all of that...if ypu miss 1 payment monthly then they let you pay penalty silently even if you pay the rest just to get shocked they raised a penalty up to 11000dhs ..yes eleven thousand . Absolutely the worst experience ever with Samana developers. I bought with other developers too so i definitely know the big negative difference.

Stay Away from Samana Developers!!

They promised my AED 40,000 down payment, made on January 31, 2025, would be fully refundable if I couldn’t/didn’t proceed. Once I paid, they kept making up new requirements, then eventually stopped replying completely. It’s been months—no refund, no response. They’ll say anything to get your money, then disappear.

What’s worse is how coordinated the deception is. The sales team seems helpful and reassuring at first, but once you pay, their attitude changes. This was a clear bait-and-switch, and I feel scammed. You will not see your money again.

Sadly, developers like Samana give a bad name to the UAE real estate market. I came in with trust and high hopes, but their dishonest tactics are damaging the reputation of an entire country that’s working hard to attract investors.
