Great service from Dorinda today

Great service from Dorinda today at a viewing. Met me at 9am on a Saturday from a last minute request Friday evening! Found the ideal property and got an offer in today, thanks to Wendy chasing me up as well. Ball rolling now. These know what they are doing and didn't feel pressured at the viewing to leave. Got everything I need ready and look forward to future business with Shaw's

Choose Shaws for a Personalised, Quality Service

We are very happy that we chose to go with an independent estate agents; Shaws gave us a quality, personalised and flexible service. In truth, the whole team is brilliant - faultlessly, friendly and helpful. However, we extend special thanks to Lisa and Axel, whose determination and expertise got us over the finishing line. We can't recommend Shaws too highly!

My wife and I rented through Shaws and…

My wife and I rented through Shaws and it is the biggest scam for landlords. One time we had a leak in the apartment. They sent their plumber who insisted on changing the sink - which did not need to be changed - it was an issue with the pipes. We told this to Shaws and they asked us why we worried about this - it is the landlord's problem.

A few months later they told us the landlord wanted to increase the rent. We tracked the landlord down and contacted them - he lived in the same estate - he had not requested a rent increase at all. Shaws is a complete scam.

Excellent Managing Agents

Shaws have managed local rented properties for my wife and i over many years. In all that time (over 10 years) they have proved professional, approachable, timely, adaptable and responsive.

Having bought the flat 11 years ago via Shaws and rented it out through them all along, I recommend them for both for their friendly professionalism. Surprisingly few gaps between tenants, good tenants almost always and the rent was paid. They know what they are doing and they know the area. Thank you Olivia, Lisa, Jana and all in the team. Great service & great people

We are using Shaws' services to let our house : Axel on the rental side was extremely efficient in finding the right tenant very rapidly and remains involved as needed, and Elodie at Property Management is dealing with very issue promptly and efficiently. In addition all the staff we interacted with is nice, friendly and helpful. We are delighted.

Renelle and Caesar were great

Renelle and Caesar were great. So helpful and supported our needs to find a suitable place for our children. They explored options and resourced many properties for us to view and compare before buying place for us.
Renelle was so patient and helped us to get suitable builders too. They spend few weeks with us until we were satisfied.

Fantastic

Caesar at Shaws was absolutely fantastic. I would still be waiting to exchange on my flat if it weren't for Caesar going above and beyond to help move things forward. He was responsive, helpful and literally nothing was too much trouble for him. I can't thank him enough and would highly recommend Caesar and Shaws to anyone who is looking to buy or sell a property.

I rented a property through Shaws…

I rented a property through Shaws Kensington and staff were very supportive and professional. Especially Jana, who was extremely kind and attentive.
Would recommend them to everyone and will definitely use it in the future.

Good service

Good service , however a few things to be aware of the referencing company they use Goodlords is a complete nightmare to deal with and they should definitely look into using someone else. The agent my flatmate and I dealt with, Romina is a very pleasant person and very professional, prompt in answering your questions and listening to your preferences on regards to what you are looking for. All in all our experience was good but with everything there is always room for improvement and the staff were quite friendly.

Slow to return deposit but outcome good in the end

Shaws Kensington were very slow to return our deposit (3 months after we moved out of the property) and we received no communication about this, to say why the process was delayed. However, glad to say it has now been returned in full so overall a good outcome.

A landlord's nightmare

I rented my small apartment through Shaws in late jan. Their shoddy tenant broke the lease and left early in august without proper notice. They found a new tenant in October. They've tried to fiddle me on the loss of the old tenant and the commission on the new. They're trying to charge me £380 for two hours cleaning and have taken the rent due. They won't answer repeated emails and now I have to sue. AVOID. Used to be reputable but now just bad news.

IN RESPONSE TO THE REPLY BELOW...

The tenant is not responsible for the contracted comission paid by the landlord to the agent. This is absurd. We, landlords, pay the year's commission out of the first month's rent. If the agent's tenant then decides to take the six month break clause in the AST the agent always refunds the six months of the year remaining and then in good faith and honesty relets the property. You think I could imprison them??? You state i allowed them to leave. Of course, are you suggesting anything else? Every other agent does this refund and I thought this lot did.

Watch out landlords: The tenant left before their notice at 6 months and Shaws kept the full year commission.

Then, as for the cleaner they slipped in, Shaws admitted I put on a cap of £60 for someone to pop around that morning, they sent me no photos whatsoever, and they try then to charge £380 for two hours clean up? This is just a scam. As for my request for a refund they said they would cut £1.21 from the £380! Some refund since I had agreed sixty quid.

Now THIRDLY they tried the same with the EICR quoting £3990 for a complete rewiring when I got it done for £1480 with no rewiring at all. They also took six weeks and repeated warnings to sort out the agreed £460 deposit return between me and the previous tenant. They did NOT refund me anything beyond the paint job on the deposit as you were not on a full management contract. That's unacceptable. The deposit is not theirs, it is held in government escrow as they well know, they cannot use it.

Over twenty years I have had a terrific relationship with Shaws and their team is impeccable but now they are sadly dishonoured. Its clear things have changed very much for the worse. They have found a new tenant after much expense and I expected a new contract, not a mix with the old one. Another illegal issue.

However if these tenants leave early again at six months, the AST break, no landlord would expect Shaws to take the full year's commission. Its not theirs. Its not honest.

All in all I thought we had seen the last of this shoddy agent behaviour in London. Very dishonourable and since they hold my tenant's deposit I dread to think what they'll do with it when they leave.

ALL agents return commission if their tenants do a runner for that missing period voiding their contract. Not this bunch it appears.

However may I wish them a good future for the sake of their terrific staff, who don't deserve this company on their CVs.

Dear Richard,

I am so sorry you are unhappy with our service.

We have of course been corresponding by email in an attempt to resolve the matter to your satisfaction.

You'll recall that you allowed your tenant to breach the contract he had with you by leaving mid-term. Under the terms of the contract, of course the tenant may leave any time but has to reimburse you for the loss of rent as well as the fees you've incurred. We offered to assist in this process even though we are not managing the property but you opted to handle it yourself. Even though we are not obliged to, as a gesture of goodwill, we refunded part of our fee.

We have found you another tenant who has now moved in. Because we have had to engage in the same process as before, ie., administrative set up, compliance, marketing, accompanied viewings, processing the offer, taking up references, organising cleaning & any other jobs required, processing the documentation, liaising with you & the tenant etc., another fee is due.

The cleaning company we use is expensive but we have found them to be the most reliable and carry out an excellent deep professional clean. this was required because the flat was left in a very dirty state as per the photographs. We have, however, agreed to refund most of this charge as a further gesture of goodwill.

According to our records there are no monies outstanding to you.

Under our formal complaints process, if you are still not satisfied with our findings you may appeal to The Property Ombudsman who will review. We will naturally abide by their findings.

Again, I am sorry this has got this stage but hope we have now resolved the issue.

Great Patience and Persistence

Caesar and Michael had great patience, persistence and professionalism in dealing with testing circumstances.
I recommend working with them when buying within the Barons Court/Fulham area.

Shaws have just sold my flat in W14 in what is a difficult and uncertain time in the property market. I must say they worked extremely hard. What I liked was they always kept me in touch and updated as necessary. They give a very professional service and I can recommend them. MD
