Great Apartment in a great location

We have recently stayed at The Falcon Apartments in York. The Apartment was in a great location - just 10 mins walk from York centre. Facilities were fab and plenty of space for everyone with 3 double bedrooms, kitchen and reception room and very clean with comfy beds. The hosts were great at keeping in touch with check-in details and the directions to the Apartment were spot on. Plenty to do within walking distance. We also found a great luggage storage place within a short walk of the railway station York City Centre left Luggage within the Georgian House Guest House - cheaper than the rail storage and very friendly owner. Highly recommend The Falcon and Stays York Apartments in general

Lumpy mattress

The reviews on booking.com must be fake ...as if i had been on trustpilot first , i would never have booked after reading the reviews on here . We booked in to the Picadilly apartments in York . 2 bedroom apartments ( double beds in each !? ) . Everything was fine until we went to bed . In one of the bedrooms the beds had been pushed together to make a double . The mattresses were shocking.....to say the least . Dipped in the middle ,you could feel every lump and bump .we though about turing them ,but just as bad the other side . We found a mattress topper and an extra quilt . Which didn't help much at all. The ridge in the middle of the bed made it uncomfortable to say the least. 3 night stay, this was the first night . I phoned them to complain. But as many have said not intersted , As we are the only one's who have complained, no reduction on fees to find alternative accommodation .So if others complain do they get a refund....!?We are still here check out tomorrow.8th feb 2026. Ps no site parking, Its free but you have to walk with all your luggage about 3 to 4 mins away . They pay for it whoopee.

Avoid using Stay York

Avoid using Stay York. We paid £300 for two nights and were left without any heating for the duration of our stay. This was during cold conditions and made the flat uncomfortable and, frankly, unacceptable to occupy.

The lack of heating was raised with the owner, yet the issue was not resolved in a timely or adequate manner. No meaningful solution was offered, and we were effectively expected to tolerate substandard living conditions for a stay that was booked to celebrate my birthday.

Heating is a basic, essential amenity, not an optional extra. Charging premium rates while failing to provide fundamental services falls well below reasonable expectations and basic hospitality standards.

This experience demonstrated a clear lack of care and responsibility from the owner. Given the cost, the circumstances, and the poor handling of the issue, I cannot recommend this property under any circumstances.

They even refused to publish the review of the property which in my opinion is very shady behaviour from a company.

Unacceptable. Avoid staying here.

NO HOT WATER! PLEASE DO NOT BOOK.

Please stay away — no hot water at all.

There is no hot water, and even if the team tells you they will send a plumber and ‘get it fixed asap’, do not believe it.

Even if they promise to send someone to fix it, not a chance. Several people came (first a staff member, then the owner, and finally an actual plumber), and the plumber confirmed that a part was needed and that it would take days to fix.

They offered the ridiculous and third world alternative of going to a different building, to an empty apartment to have hot shower water (in the middle of winter!! In northern England!), which was pretty insulting and highly inconvenient. We felt like constant travellers where it should have felt like a safe and decent accommodation given the apartment pics and the price!). Just insulting and have never seen ourselves in such situation in 15 years in York.

After an excessive number of conversations, they eventually offered a petty cash compensation, which I had to repeatedly push for myself. This amount was completely insufficient and did not even remotely cover the cost of alternative accommodation.

THIS WAS THE ONLY REASON I STAYED FOR THE NIGHTS I HAD INITIALLY BOOKED — BECAUSE THE COMPENSATION WAS NOT ENOUGH TO LEAVE AND PAY FOR ANOTHER PLACE. OTHERWISE, I WOULD HAVE LEFT IMMEDIATELY.

I strongly advise other customers to stay away from booking this property.

Christmas at Four Zero Six, Ryedale House, York

We booked Four Zero Six @ Ryedale House for a six-night Christmas stay and it was superb. The apartment was immaculate and thoughtfully decorated for the festivities, complete with a wonderful Christmas tree that made it feel special from the moment we arrived. Having a private, secure parking space was incredibly convenient.

StaysYork provided excellent communication and instructions - everything from property access to key collection was clear and straightforward. The location on Piccadilly is perfect: a short, easy stroll to the city centre, with everything we needed on the doorstep for a relaxed Christmas break.

We highly recommend apartment Four Zero Six and based on our experience, would definitely recommend StaysYork.

Honest opinion

I want to share my honest option of The Falcon Boutique. We booked via booking.com, not long after we got an email saying they want to cancel my booking as someone wants a long term let. I think it's disgusting that our booking should be cancelled due to the latter. They then said ignore the last email and come as per my booking details.
In addition the booking on booking.com states its on Micklegate, we found out our stay was near the train station, (Toft green) nowhere near where we thought we should be staying.
First impressions was it looks great. After settling in we noticed a few issues, the floor was peeling in the lounge, there is a huge stain on the rug in the same area. There was left over food in the freezer. The toilet won't stop flushing... we noticed the bedding had a strange musty smell to it, luckily there was a washer/dryer so we washed them. We have photos and videos of the issues if the owner would like to see them.
Although there were small issues, we would stay here again. Don't let this review put you off, as the rooms are lovely, we just stumbled over a few problems.

Stayed at the Clifford Street…

Stayed at the Clifford Street apartments (flat5) for three nights. Family of four in a 2 bedroom apartment. This apartment was tastefully decorated, spotlessly clean and plenty of space. The only minor complaint is the shower tap in main bathroom could not turn to cold, the shower was really hot. The apartment was central and it only took a 5 minute walk to get to main shopping area and a 10 minute walk to get to the Shambles. It was an 20 minute walk from train station, excellent location. would happily book this apartment again and recommend to others..

Cancellation

10 days before my holiday booking, and 3 days after taking the final payment this company cancelled my booking. I had tickets and restaurants booked to make our holiday fun, which I’m now out of pocket for as I couldn’t find alternative accommodation at such short notice. I got a “sorry”, but that’s it. Unimpressed and angry with the lack of care.

Not to be trusted

Accommodation appeared lovely, but stunk of sewage and damp in the hallway of the apartments and the ensuite to the second bedroom. We completed the stay but when i wrote back on airbnb they said they would visit and review. After chasing them up, they essentially said there was nothing wrong with it. I don’t believe that they have even been as the smell was unmistakable. Dont tryst them based on this experience. Its a lot of money to spend on sub standard accommodation.

Booking cancelled twice

Did lots of searching to find a property to meet criteria for a weekend stay in York in early November. Booked Property 1 on 11/07/24 - StaysYork advised less than 3 weeks later that it was not available as had become a long term let. They offered a couple of other options and we booked Property 2 - on 10/09/24 they advised that this was not not available for the same reason - the alternative properties offered this time did not meet our criteria. The compant apparently manage over 200 properties, and on querying how firm a booking was they advised that 'quite a few of our properties don’t take long term at all so if you find somewhere you like we can let you know if there is a chance of a long-term coming in before we confirm the move' - felt this wasn't explicit on their site. I also queried a timescale for cancellations and was advised 'The team that deals with the long-term bookings tend to not agree to them if we have bookings in within around a 3 week notice period and we would honour your booking withing this time' - again I don't think this is explicit on the site and usually alternative options become limited the nearer the date. A lot of the properties looked good on the site, but for the reasons above I'd only consider booking if I was looking for a short notice break.

Absolutely horrendous experience at the…

Absolutely horrendous experience at the COCOA APARTMENTS YORK. The place was filthy and neglected and not fit for guests to stay in. I made numerous complaints after discovering how filthy and in disrepair the apartment was and asked to be moved, this request was refused. Cleaners were brought into the apartment late afternoon and only threw bleach in the shower and scraped some mouldy sealant off but still disgusting and little difference as all appliances, sofa, bathroom, windows, utensils and holders, cupboard items and I won't even mention the state of the hob were absolutely awful. They refused to clean anything other than the bathroom and replaced the kettle at my insistence, the night before we left. I made numerous complaints about the disgusting conditions including to booking.com for help. I showed booking.com the photos and they agreed with me and said they would ask for a refund, the owners of the apartment then emailed me accusing me of lying and that he did not believe the apartment was in that state (neither could I). I have all photos date and time stamped on my phone before and after their cleaners came in. You cannot change that. Google photos, Microsoft drive and amazon photos all instantly upload the photos to the cloud as soon as they are taken but I am glad he replied mentioning the state of the place and I have to agree with him somewhat because it really was unbelievable, it was that bad. Please avoid. You do not know what you are going to get and any issues will be dismissed. Sadly, I cannot upload photos on this site to show potential guests what they could be in for. I would not wish them to have the same experience as me.

Booking cancelled and cold showers

First booked a stay via Expedia with StaysYork which was cancelled 12h later. It was a bit silly but booked again with StaysYork and had a flat which was beautiful, but is 9 minutes walk away from the parking location, but was advertised as 5 minutes. We had a call the day before to say the hot water system would be fixed, but in the property we were staying in the boiler was locked away in a cupboard and we had to have cold showers, so StaysYork could be great if they had out of hours help available.
