Have had many conversations with the team over recent weeks, Sue Ramsay in particular has been incredibly helpful trying to solve issues for us.

Conveyancer here - Sue Ramsey expedited a sales pack to ensure a Sale could proceed swiftly. I received it within a single working day - this is unheard of for Managing Agents. She was polite, helpful and professional on the phone. I have absolute respect for people who conduct themself in this manner in an industry with such low standards.

I've contacted Town & City quite a few times over the last year mainly in the financial department & the ladies i have spoken to have always been extremely professional, helpful & polite.
This week I twice spoke to Sue Ramsey in the Property Sales & Legal Enquiries department. She was so helpful, professional, knowledgeable, polite & a pleasure to speak to, as well as giving me all the information I needed regarding my apartment sale. Thanks very much Town & City & especially Sue! 5* service!

Dreadful directors, dreadful management, dreadful service. More interested in hefty service fees and penalty fees than any form of property management. Take your money elsewhere or pay through the nose for immense disappointment.

Very poor service. I’ve lived in my building for the past 3 years and myself and other tenants have complained about the safety in the building. Our front entrance door is always open because the lock has been broken. There has been no effort to try to fix it.
Our parcels get stolen and I’ve asked if we can at least put cameras and they said “no” without providing any other solution to the problem.
They do not take your complaints seriously and are unreliable.

My solicitors has been waiting along time for LPE 1 . I kept getting same response but then I managed to make direct contact with Susan Legal Administrator who expedited necessary documents promptly.

One of the worst and most greedy companies I have ever had to deal with.

& refused to explain the totally unreasonable increases in Service Charges that are ridiculous.
One amount of £450 went in to their bank account and now they
Deny that they have it.
They misled our MP and the council & fire chiefs by telling them that our AOV fire windows
Are all fully working & that they kept us informed daily Re the regular and far too often no hot water / no heating problems, etc.
They refuse to obey our Lease and consult on the big increases. They bully and lie about those who question them with these facts.
RTM (right to manage) is being trudged.
So too taking over.
We cannot believe a word they are saying when the clear evidence shows them deliberately lying over our security and fire safety - over & over.

Very professional and quick response from Andy and the maintenance team in relation to fly tipping and blocked drains issues.

Poor communication, very slow repair times, unchecked contractor work, constantly increasing unnecessary fees, unreasonable staff training costs, all for profit management strategy

Terrible level of responsiveness- whilst some do, the sense I have is too many do not care less about the properties they manage and the impact on residents.
If buying again and I found they were the managing agents I would not purchase.

I required, Sue Ramsay to send a legal document and this was done with complete urgency , I have heard untoward remarks about management company's but cant speak highly enough of Sue's Communication.

My daughter is purchasing a property that has Town and City as the Management Company. There was a lack of communication from the solicitor acting for the seller regarding the lease so I reached out to Town an City to see if they could help. The first person I had contact with was Laura who has been extremely professional, understanding and caring regarding the issue my daughter was experiencing. She took all our details and got back to us with updates and communicated with solicitors on both sides. Sue Ramsay then helped by getting the required documents signed by the Directors. Lastly, Sarah very kindly let me know when the documentation arrived back so I could call and collect it. Thank you so much Laura, Sue and Sarah!

There was long delays between emails but I also appreciate im not the only housing tenant on the books and the staff must have to deal with a variety of issues and sometimes prioritise ones that are mire important - mine was a general enquiry which im grateful for the furnished information

I rang Town and City a couple of weeks ago to follow up on a email I sent. I spoke to Laura, and she assured me that she would look into my enquiry. She kept me informed throughout the process and was always quick to respond to any emails I sent.

I can only speak of my own experience and so far I have predominantly dealt with Laura who has been the epitome of professionalism, problem solving, courtesy and a refreshingly rapid response time, bravo!

Awful company. Operationally incompetent and communication is always appalling.

If you need a Management Pack they charge £450. When you ask why it's £450 the response you get is that it's a 'nominal fee' and in line with the industry. Zero explanation or justification for something that can be prepared by pressing a couple of buttons. The staff amd management i tried to deal with were incompetent, rude and tried to continually fob me off. Absolute rip off.

Estate management fees are split between two separate bank accounts. Rather than just charge you one fee per quarter, you have to mess around paying one fee to one bank account and the other fee to a separate bank account. They won't distribute fees themselves, they just pass the admin onto landlords which is inconvenient. Oh, and if you don't pay into the right account, guess what? There is a penalty fee! I didn't expect anything less. Rip off.

I forgot to pay a management fee for one quarter. They reminded me that it was unpaid 2 months later! Oh, and they charged me £70 for late payment! Absolute joke and again, rip off.

Town and City have no interest in servicing customers appropriately and don't care. Their business practices are not customer focused and are in no way aligned to industry norms. If you can, avoid like the plague.

UPDATE: the company has responded asking me to contact them. I have been in numerous conversations with them and they haven't done anything useful, even after going through their complaints process. Complaint now with the Property Ombudsman.

We’ve been really impressed with Town and City Management Ltd since day one. Peter and Andy have been great throughout. Very Friendly, professional, and always quick to help with anything we need. It’s been a pleasure working with such a proactive and reliable team!

A young man had an issue with missing his service charge payment. I spoke to Paul the manager within Town and City and due to the circumstances of the young man Paul managed to wave the solicitors fees. We are grateful for his intervention and compassion in this case.

Susan in the legal team has been so helpful in moving things along for the property I’m purchasing. The solicitors on both sides had been so slow and unhelpful but when I reached out to Town and City directly for help in getting some documents sent over regarding the estate management pack Susan was really helpful on the phone and gave me her direct email to contact her with the details of the problem and any further queries. Things that had been at a standstill for a number of weeks have been getting resolved within a matter of days by her and I couldn’t be more grateful for the help she has provided and she has always been professional, polite and friendly whenever I’ve had contact with her which has made everything so much easier
