Their communication was excellent, and any questions I had were answered promptly and professionally. It really felt like they were on top of everything throughout, which gave me complete confidence in the process.

Charlotte and Amina looked after the conveyancing for my new home (new build) on a very complicated new site. This is my 8th house purchase, so I’m well aware of the issues people can face and the poor experiences that can be common in client/conveyancer relationships. We used Watson Ramsbottom's subfirm Steeles Solicitors for remortgage and Help to Buy redemption. I was very pleased with efficiency and execution by both our case handler Jessica and the conveyancing exec Lydia. HTB redemption was on time in line with our set timeline and within validity of our HTB valuation report, and whole remortgage process from previous to the new lender was also handled quite smoothly. I was very pleased with their service. Also, cost wise I found them value for money compared to other conveyancers quotes on the market. There are still some outstanding items such as land registry, however pleased to say that I would use them again, and was happy with their conveyancing service.

I had an excellent experience with the conveyancing assistant & solicitor for my staircasing to 100% ownership. The process was managed professionally and efficiently from start to finish, with clear and timely communication throughout.

I particularly appreciated the proactive approach taken to keep all parties aligned. Especially, Charlotte has been amazing and made a concerted effort to push both the seller and the respective solicitors, which was instrumental in achieving completion before Christmas.

A long and drawn out process culminating in an unacceptable and unprofessional handling of a Help to Buy redemption error, resulting in unnecessary and distressing pressure from the Conveyancer

Despite having personally notified the Conveyancing Executive of an error in the Help to Buy redemption figure the day before completion; which they had not spotted, we were wrongly assured to complete using the incorrect disposal figure.

The issue was known in advance and should have been resolved prior to completion. Instead, it has been raised retrospectively 2 months later, and I have been subjected to pressure to cover the shortfall caused by this error.

This failure has led to unnecessary stress, delayed registrations, and the risk of knock-on impact to onward transactions. Communication has been reactive rather than proactive, with responsibility being pushed back onto the me as the client rather than owned by those responsible for progressing the transaction.

A disappointing lack of diligence and accountability by the legal professionals we paid to advise and protect us during the sale of our property. I would not recommend.
