I was a tenant in a property ‘managed’ by Woodfell. Horrendous experience which was very stressful and upsetting, I strongly advise prospective tenants to avoid this company, for reasons far too numerous to list here.

Warning: Building-Wide Cockroach Infestation
Woodfell Asset Management presented Flat 107, Peacehaven for tenancy despite an ongoing cockroach infestation affecting multiple flats and communal areas.
Before we were due to move in on 6 Oct 2025, we found the flat to be in an infested condition we considered uninhabitable. The agent claimed via email to be unaware of any issues, but other tenants told us that this infestation was reported to Woodfell weeks before our contract was signed.
Based on our experience, we considered the flat in Peacehaven to be uninhabitable, and we felt the situation was handled very poorly by the agent, putting our belongings at risk and causing major stress. We strongly advise anyone considering a tenancy in Peacehaven or with Woodfell Asset Management to avoid them entirely.

Very helpful, reliable, and friendly team!
I have lived in a flat managed by Woodfell for almost 3 years now. Not only have I never had issues with contacting them or receiving support from them, but they are a genuinely friendly and helpful team who are always a pleasure to work with. Very professional and always helpful. When reporting maintenance issues which require an engineer to visit the house, they always called me back within 24 hours to arrange a time that worked for me and the other tenant. Ben Friedlander is always helpful and understanding when managing any queries or issues with the tenancy and is a star!

We lived at Springfield Place and the management was constantly improving the communal areas and grounds which was a real treat
She was there for any tenancy issues we had, maintenance was always resolved and they even managed to help us find a new place!

We’re sorry to read this review, as it does not reflect the facts of the situation or the way we conduct business.
This individual applied to rent a property, and their offer was accepted promptly following successful referencing. As is standard, we issued our Assured Shorthold Tenancy (AST) agreement for a 12-month term. Our tenancy agreements are drafted and regularly updated by specialist solicitors to ensure full compliance with current rental legislation in England and Wales.
After receiving the AST, the individual raised concerns that certain clauses differed from the agreement in their current accommodation—such as ours being a fixed-term tenancy rather than a periodic one. We clearly explained that tenancy agreements can differ from one company to another, and that our terms reflect both legal standards and property-specific requirements.
Over the next few days, the applicant raised further questions regarding clauses that are commonly found in professionally managed tenancy agreements. We provided clear explanations each time. Ultimately, the applicant chose not to proceed, stating in writing:
“There are a number of restrictive clauses which may affect us later on, and unfortunately, the contract does not allow us for adjustments or amendments. As such, I believe it would not be suitable for us to continue at this stage. I wanted to inform you as early as possible to avoid any unnecessary inconvenience on your side.”
As outlined in our published terms—available on our application form and included in our initial offer email—if an applicant withdraws after placing a holding deposit, that deposit is non-refundable. This is in line with standard industry practice and government guidance, as the property is reserved and removed from the market during this time.
We strongly reject the unfounded claims made in this review. We strive to operate transparently, professionally, and in full compliance with the law, and we regret that the applicant feels otherwise.

Two years ago I called Woodfell and told them my situation - I am a refugee, I don't speak English well, I recently found a job and I need long-term housing.
From the first days of communication with the employees and managers of Woodfell, I felt goodwill and attention to me. I managed to quickly complete the necessary documents and rent an apartment.
The apartment in APEX HOUSE became my first rented accommodation in Britain, and Woodfell was my first landlord.
I heard a lot of information from my friends about the existing problems with renting housing and the difficulties of interacting with the owners of housing, so when after some time I needed to change my place of residence, I did not dare to leave this beautiful house.
I see how the house and the area around it have changed - a closed courtyard and many young trees, clean and well-groomed.
Woodfell employees are friendly and sociable, always responsive, so everyday issues are resolved very quickly.
The Woodfell team provides its clients with services of the highest standard and I wish the entire Woodfell team productive and enjoyable working days filled with new achievements and a positive mood!
