I would strongly advise anyone…

I would strongly advise anyone considering renting office space from Artistic Spaces in Brentford to think very carefully.

I initially rented my office from Workspace, and around a year ago the building was taken over by Artistic Spaces. The difference in management since then has been stark.

Without any consultation whatsoever, Artistic Spaces moved a grand piano teacher into the office directly next to mine, despite there being no meaningful soundproofing between the units. For anyone renting an office because they need to work, take calls or concentrate, the level of disruption is obvious. The lack of consideration for an existing neighbouring tenant was extraordinary.

The wider management of the building has also been extremely poor. The lifts have been inadequately maintained, rubbish has been allowed to build up, and the general condition of the building has deteriorated. I became sufficiently concerned about the lifts that I stopped allowing my children to visit the office because I did not feel comfortable with them using them.

Security has been another major concern. My experience was that security systems were effectively switched off or left unresolved because of recurring faults. Fire and door alarms regularly sounded with nobody available to deal with them, children were able to gain access to the building, and the car park doors were frequently left open for long periods when the opening system failed. I was also aware of numerous tenants reporting missing deliveries.

For a commercial building containing businesses, tenants and valuable equipment, I found this completely unacceptable.

Communication has been similarly frustrating. Emails routinely received no response unless chased multiple times, and correspondence often came from generic or unnamed email accounts, making it difficult to know who was actually responsible for dealing with an issue. David Dalrymple is the notable exception and, in my experience, was the one person who consistently made an effort to respond and help.

What makes the situation particularly disappointing is that I had been a tenant in the building for around four years and had always paid my rent on time. I therefore had several years' experience of the building before Artistic Spaces took over and could see first-hand how standards changed.

My experience on leaving reinforced those concerns. I returned the office in immaculate condition, which was confirmed at my exit meeting, yet my deposit still took 40 days to be returned. I am also aware of other tenants who have experienced difficulty recovering their deposits. On the basis of my own experience, I would have no confidence in handing deposit funds to Artistic Spaces again in the future.

Renting commercial office space should come with a reasonable expectation of a secure, maintained and professionally managed environment, as well as basic consideration for existing tenants when decisions are made that directly affect their ability to work.

Based on my experience over the past year, Artistic Spaces has fallen badly short of those expectations. I would neither rent from them again nor recommend them to others.

If you only need toilet roll you’re good.

Now I have left they have only returned just over half my deposit, no one showed up to my hand back meeting. Yet they have chosen to withhold £607.50 of my deposit…

If you’re happy to pay rent and them do nothing else but supply toilet roll then you will be fine.

I don't recommend engaging with this company in any way

I was a resident in their studios first in South London then in Oxgate House, altogether since pandemic. Oxgate house is a place that recently burned down. No it wasn't a hate crime or Jewish owned building as Telegraph said. Completely avoidable fire, detected early with massive firemen response, which spread like a bonfire with dry wood. I want to warn you from getting engaged with Artistic Spaces company. The building, Oxgate House, was a really badly managed place, the toilets were so gross that it was beyond cleaner capacity to deal with it. It wasn't urgent enough for the two lovely young privileged men with 15mln pound shareholders fund between themselves to take basic responsibility and do the basic maintenance of the building they offer to rent. No one asks for luxuries when it comes to workspaces like that, often the studios are used for artists or small businesses, but simply for the basic maintenance, which wasn't there so it affected health and safety. Other examples, are fire inspections that never happened or leaks. Faulty main doors that couldn't get fixed for days, non working intercom. Security issues. A well meaning young man who manages 3 massive buildings with 400 studios + and at the same time run the "sales" and viewings (Oxgate House, Cobbold works and Standard Road - all terrible buildings) - systemic issue showing the attitude of the decision makers just to save cash. Finally addition of wooden "sheds" to maximise their income in a architecturally designed open space which perhaps literally added to the fire. Some of us residents lost everything, all fruit of their work and labour, some collectable items that no insurance money will ever pay back for. The stress that affected companies operations for weeks. We are waiting for our deposits to be refunded and half of the rent money for June 2026 (fire on 12th June) refunded. No communication about that. In general communication with them is terrible or non existent. They chase the invoices in the half of the month when it's due at the end. Complete mess. I recommend you to pay a bit more elsewhere and sleep well and in peace that your work and equipment is safe. I am upset with myself I stayed there so long. Like with others my unit was very good for my needs so I put up with bad maintenance. It was a mistake.

My studio burned down!

I had a studio for 5 years in Artistic Spaces/Oxgate House until it burned down on June 11th. The building had leaks, the toilets were gross, the elevator was out of order most of the time, there were burglaries, mice, and so on and so fort, but I hung in there because the space suited my needs, was conveniently located and the rent was cheap. But I never expected the building to burn down … and I lost all my equipment and artwork! I was never contacted by the owners after the fire, they have not been very forthcoming with information and I have had no replies regarding my request of getting back my deposit. Artistic spaces is a badly run enterprise and I would strongly advice against getting involved with them!

STAY AWAY FROM THESE VILE PEOPLE

I was a tenant for over 4 years, and lost everything in the fire, they havent contacted me once and no email regarding getting our deposit back, the lift was broken for nearly 2 months and they did nothing but lie about getting it fixed , we carried heavy boxes up and down and injuring ourselves in the process. Instead of looking after us tenants and keeping a good relationship with us they did the direct opposite, shame on them , stay away from them at all costs , there are plenty of work spaces around london with caring landlords, They are really quick at chasing money but are very slow giving deposits back so be aware before you sign agreements with them. They also don't do proper checks on their tenants so be aware ! The fire has left us all grieving but still no contact from them. They don't return emails which is a basic for businesses. Still so much to say on this matter, they are not Artistic in anyway , they do the cheapest renovations and i have no nice words on how they operate and i have been in business for over 22 years.

They should rebrand as Con Artist Spaces as that what they've been doing --conning us! They've held our deposits and rent illegally. The management is laughable and absolute disgrace the way they had continued to ignore basic health and safety, hygiene and fire safety regulations. Avoid this company at all costs!!

Evil Company

Before the fire happened there was an unending list of safety issues as well as other serious problems that we have emailed about several times but we never received a response back. They only seem to communicate when they want to collect money. Now that the building has burnt down due to their negligence they are continuing to ignore our emails regarding our deposits which are seriously needed considering our entire business with everything inside has burnt down which was perfectly preventable had they had any sort of fire safety inside.

Avoid at all costs: the worst commercial landlord I’ve ever dealt with

Avoid Artistic Spaces at all costs if you value your business.

We rented a unit at Oxgate House, Neasden from December until June, when the building was completely destroyed in the devastating fire that wiped out hundreds of businesses overnight. It was an utterly heartbreaking experience, and in hindsight I wish we’d never signed up with this company.

From the day we moved in until the day the building burnt down, we had a persistent leak that was never properly resolved despite repeatedly reporting it. That wasn’t an isolated issue either. The toilets were frequently filthy, the goods lift was out of service for the last few months of our tenancy, and parcels regularly went missing because the security was so poor. It felt like basic building management had been abandoned.

The buildings feel tired, poorly maintained and badly managed. During the viewing and sign-up process they’re all smiles, incredibly responsive and make you feel like a valued customer. The moment you’ve paid your deposit? Everything changes. Getting hold of anyone becomes a challenge, problems drag on for months, and you quickly realise you’re on your own.

Trying to get hold of anyone is an exercise in frustration. Calls go unanswered. Emails are ignored. Communication is abysmal.

What has been especially disappointing is the way things have been handled after the fire. Communication has been dreadful, and we’re still waiting for our deposit and the remaining rent we’re owed to be returned. At a time when so many businesses have lost their premises, stock, equipment and livelihoods, you’d expect transparency and proactive communication. Instead, we’ve had silence.

The only positive thing I can say is that their new building manager, Zafir, who took over from Chaz genuinely seemed to care and always tried to help where he could. He was polite, honest and did his best, but it was obvious he was working with limited resources and couldn’t fix the wider issues within the company. He deserves far better than the systems he’s working in.

We’ve since found a unit with Workspace, and the difference is night and day. Professional management, responsive communication and buildings that actually feel properly run. We also viewed Wow Workspace, who also came across as far more organised and professional.

If you’re serious about your business and need reliable premises, do yourself a favour and look elsewhere.

There are plenty of serviced workspace providers in London. In my experience, Artistic Spaces wouldn’t even make the shortlist.

Don’t make the same mistake we did.

I had a studio here for 3 years and the…

I had a studio here for 3 years and the building burnt down. This was over a month ago. Since then there has been little to no communication in regards to anyone getting the months rent they just paid or deposit. Horrible company that doesn’t care about their tenants

The warehouse burnt down and they won’t give me my deposit back!

I rented a studio space in Oxgate House. There was a fire at this studio and most of the tenants lost everything. I lost half my business due to smoke damage. The treatment of the tenants after the fire has been awful. I have emailed them 6 times asking for my deposit and rent back for the month when the fire happened. They have totally ignored all my emails. They still have my money … it’s terrible treatment, I would not recommend hiring a space from any of their units. I would appreciate if they would give me my money back and reply to my correspondence.

Don’t returning bond.

DO NOT DO BUSINESS WITH THIS COMPANY.

They are very unprofessional and fraudulent, they have not responded to any of my emails regarding my £2000 deposit.

My advise to any small business owners stay away from this company found a more professional company with better reviews. The reviews are true.
