Avoid. Avoid. Avoid. If you think about investing forget about it. Poor due diligence of the projects. Majority of the projects delayed, with many losing whole capital or minimal returns. Not worth the risk. Avoid.

Avoid this company like the plague.

I would give zero stars if possible.
Brickowner managed to 'sell' me a project to invest into building apartments - when property is in short supply.
Cut a story short, project 5 years late, with a 100% loss of funds.
No explanations, just excuses - have taken the matter to the FCA.

5 years late and -32% return later here is my reflection.

I mean I accept there are risk to investing but this level of delay and under performance is pure mismanagement and irresponsible marketing.

1.What are parameters used to calculate exit date and return? I would like to see those numbers?

2.The company missed many opportunities to sell e.g. during COVID when stamp duty had been removed.

very high risk investment with a little chance for profit

It is very high risk investment. What is strange in such a profitable market - Real Estate. When property prices are rising everywhere in Europe, all my investments here gave me a 100% loss.
For example property prices on the Spain coast in the same period increased by 40%.

Stay away

My personal advice Do Not Make The Mistake I did. Do not invest. You will probably lose money. I have come to the conclusion the site is likely a sophisticated scam way of making money for a set number of people. Don't be fooled by the facade and the healthy figures or past history presented to you. Projections based on my experience are completely inaccurate... you are likely to then be told a year later there is a delay, then another 2 years later another delay... And a loss then different things and slowly you will see the money you invested dwindling to negative returns. Am now expecting nothing back not even my original investment. Someone is making money from this site and I can assure you it is not me and it likely will not be you.

Had £25k invested in 2018 and still…

Stay away from Brickowner

Had £25k invested, Regent House Project projected return approx 35%+ over the period invested - around 1 year, due to mature 2019.
I don't get it how they Coyne group running in the loss and still trying to sell the units and no ETA yet, I have been told I already lost 75% of investment and this could be zero in near future.
Because 6 months ago I have been told I am losing 7% of my investment then how come in 6 months this went to 75% or even 100% something fishy. Will take a legal action against these kinds of crowd fundings companies.

I would not recommend this company to anyone making any investments into the property market.

Brickowner not giving clear picture and want to keep all the funds with them

Excellent investment platform

I have been with Brickowner for 15 months to date and been incredibly impressed with the level of communication, detailed information on investments and clarity of the offers. I also feel confident that they carry out thorough due diligence and have their investors best interests at the heart of all they do. The platform provides an excellent opportunity to spread investments across multiple projects and is evolving to cover different markets.
I would recommend Brickowner to anyone wanting a fully managed property investment platform.

Be careful if you plan to invest money here.

Since 2018, I haven't received any of the invested projects returned. It feels now like a Ponzi scheme: closer to the delivery time, a project's expected delivery date moves further and further. Now, I have been notified that one of the 1-year projects invested in 2018 has failed and all money was lost.

Don't get me wrong. I understand the risks. But it's hard to believe that it is normal for property investments to have all 5 projects with expected delivery in 1-2 years to be delayed for 3-4 years by now already.

I am eagerly awaiting the next projected exists in 2023 and 2024, to see if they'd be extended again or closed with full money lost.

Dear Nicole,

We agree that it is disappointing that, despite the work put into the project, the investment has not been able to provide a profit on the investment or return the invested funds. We share your frustrations.

To address your point directly, a Ponzi scheme is illegal, unethical and repays returns to existing investors from new investments. We do not operate such a scheme. Each investment on our platform is ring-fenced and distinct. A number of our investments have redeemed profitably to date such as our Nash and Eastbourne investments. This investment was structured as equity with the aim of creating a profit that would be shared with investors. As such, it was a high-risk investment which ultimately couldn’t return funds when the project could not complete.

As a platform we have structured the investment and security as outlined in the Investment Memorandum for the project, however we do not have any role in managing the development.

Due to delays associated with COVID-19, refinance costs and contractor performance any funds returned from the recent sale were paid to lenders to the project, leaving the developer unable to deliver the completed project or repay equity investors. Whilst refinance options to continue the build were reviewed by the Developer, the appointed receiver and the Developer agreed that the only practical solution to repay the senior lender was via a recent offer. As a platform we were unable to influence this decision.

impressive team and great platform

I have been investing through the Brickowner platform for about a year and have found it very straightforward and the whole process is transparent. It has given me a way to have diversified investments in property without all the hassle usually involved.
I have met several of the team who are all committed and passionate about what they are doing and Adam has been great at keeping in touch with updates and new opportunities. Property investment is never completely straightforward especially over the last couple of years but the Brickowner platform does make things as straightforward as possible.

Stay Away!

The platform was recently updated and when doing so they changed my bank account details to someone else's bank details. So when I tried to withdraw my money I almost lost it!

I contacted support over 3 weeks ago and still cannot access my money. I've sent everything they asked for and still not enough...always finding excuses to fix it, or ignoring my emails completely.

As most of their projects are delayed or stuck, it looks like they want to keep all the funds.

I am sorry about your recent experience with Brickowner. You first contacted us on the 13th of May and your issue was resolved by the 31st of May. I appreciate that you would have liked this to be resolved quicker.

We have checked with our e-payment provider and can confirm that under no circumstances would our system have automatically updated any bank accounts on any customer’s account.

As part of due process, we have to run a number of checks to ensure that the information we hold is current, relevant and not being used inappropriately. The team worked hard to complete these checks as quickly as we could internally, and I do apologise that our progress was not communicated to you in as timely a fashion as it could have been. We have taken learnings from this and appreciate feedback on areas that we can improve in, so thank you.

All customer funds that aren’t invested are always held in a wallet registered to the customer which are free to be withdrawn. I understand that the situation has now been resolved and I am happy to discuss this in greater detail with you personally as your schedule allows. Once again I would like to apologise for your frustrations that our communication fell short of our usual standards.

Thoroughly recommend

I used to have HMOs but sold up 5 years ago and started investing on property investment platforms. In my experience Brickowner are one of the best out there.

Property can be tricky and things often don’t go to plan. Covid hasn’t helped but Brickowner are prepared to get stuck in the face of problems… whilst things haven’t gone to plan they are on track for me.

I’ve been investing for over 2 years…

I’ve been investing for over 2 years with Brickowner. I have trust in the company and their communication has been good. There is room for improvement but they are open to working with investors. I have just moved into their Cornerstone club and attended an event with them in December. I got to meet the team and my impression was they are extremely knowledgeable and trustworthy. I would definitely recommend.

I invested in one of brickowners…

I invested in one of brickowners property 2 years ago, quite disappointed to learn that the project is delayed by more than 2 years now. Worst part brickowners told that my investment is stuck and they cant do anything than staying invested or lose all interest gained in last 2 years. They have a secondary market where you can sell your portion and get only principle amount back (meaning lose interest earned in last 2 years) but that is subject to someone buying your portion. Hence, making this option difficult to exercise.

After speaking with a dozen other investors, they are facing same issues with Brickowners and are stuck with them just like me.

Would recommend to stay away from this company and don't invest with them as they have no idea what they are doing with investors money. Hope this can be raised with any regulator to get the invested money back.

We recognise the project you invested in has been slower than planned and that you'd prefer to exit now instead of staying invested for the projected term. As we discussed on the phone, while we can’t guarantee a sale, you do have the option to list your investment for sale on the Brickowner Secondary Market.

As with many property developments, the Pandemic has caused delays on this project. In this case there were two particular issues. Firstly, an agreement related to planning took over a year to be drafted by the local council. The public sector has been slow across the board due to working from home. Secondly, when the pandemic hit it was no longer possible to agree a suitable development lending facility. To protect the investment until these risks could be mitigated the developer ensured that no further finance was taken on the asset, which did of course lead to some delays.

The developer is now at a point where the finance can be put in place. The revised projected costs first have not differed significantly from the original appraisal. Your investment also receives a preffered return of 7.5% per annum to compensate for the delay, and the investment is secured against property, which remains a critical element of our proposition.

As you will be aware from your monthly investment factsheet and email correspondence, we have kept investors informed on the status of this investment. We take your feedback very seriously and our team works hard to deliver high quality customer service. Great concept, platform & team

Brickowner is a great concept with a user friendly platform and an excellent team behind it. It's been an easy way for me to include property within my portfolio without having the hassle and capital requirements of actually buying property!

With the pandemic, it's been a challenging period that has undoubtedly had an impact on the investments. However that is understandable and the team's communication has been both informative and timely.

A good team behind a good platform

I have invested three times through Brickowner and the experiences led me to invest in the Company itself. They operate straightforward, efficient but rigorous processes. The team are an approachable and their focus on due diligence and compliance was what I wanted in a provider.

Excellent business model this platform

Excellent business model for hands off investment into the property development sector. Efficient management team with a very good due diligence process for all projects they approve for their platform. Great returns for the risk profile and still delivering successful results even through the Lockdown period despite some delays which have occurred across the entire sector of course.
