I have invested in Brickowner on 3 occasions. The process is simple and the communication is continuous. Website and investor portal always being updated with latest information and market effects as well as information updates on my investments.

Liked it so much I bought shares in it.

I have only used Brickowner once, and it was a fairly small investment, but the process was smooth, and the investment looks good.

I like the company so much that when it was selling shares on Seedrs I have bought some.

The best platform for alternative investment

I have invested through a number of platforms over the years and had my fair share of good and bad experiences! None have been as hands on or as diligent as Brickowner. It hasn't been an easy year but they have gone over and above the call of duty to protect my interests. Looking forward to investing again with Brickowner and cannot recommend them highly enough.

Very happy with Brickowner

I have raised money on Brickowner to help buy a property development project in Haverfordwest in Pembrokeshire, where we are going to build 15 houses and 5 flats. It is a challenging project because we need to raise a lot of capital £700,000. Gareth Ship the COO has been very helpful as has Adam Knowles, George Delori and the CEO Fred Bristol is a steady hand leading the company. I have been able to introduce my contacts as potential investors and having a well established company like Brickowner has given my contacts a significant amount of comfort about investing. I'm very happy to recommend Brickowner and am already in discussions with them about launching another development project on their platform.

I invested into this platform over a year ago

I invested into this platform over a year ago. As soon as I invested I received an email and call from a client manager who talked me through the whole platform and benefits. I have invested in a few properties now and all are forecasted to make a great return. Very glad I made this investment decision.

Any year now

What communication you get is to be told that the repayment will be delayed yet again. All three of my projects are long overdue. I suspect I will have to write off the lot.

Update as at 28.02.24. My suspicions were correct. Don't touch with a bargepole.

3 years later, yet to see my investment returned

Yet to see my investment capital and returns after 3 years. Regent House Project was initially advertised as a 1 year project with up to 30% return. I agree this is a high RoE, but this is what was advertised so I've taken the risk with the information provided to me. 3 years later, the latest update has pushed it back another year to September 2022. Assuming this is honoured, a 1 year project actually taking 4 years and 2 months. On top of that, the anticipated return has been halved from 30% to around 15%. That's around 3.75% per year at best. I'd have been much better off putting the money in an REIT and can withdraw my investment at any time. Will not use again.

We acknowledge that the realised term for your chosen investments has been longer than you wished and your overall return on investment is projected at 17%.

As you know the investment was set up via our fund with an SPV (special purpose vehicle) to protect investors interests and ring-fence your investment. This entity has been working closely with various contractors on this project to enforce the agreements on behalf of our investors and implement appropriate measures, to return capital and achieve an increase on funds invested.

Throughout the course of the Coronavirus pandemic, the delivery team have been working hard to establish the best course of action for you and the timely return of your capital and accrued return. This is fundamental to the strength of service we aim to deliver and for this reason, measures were taken to step in on the project when the developer was not able to deliver. Further to the steps taken to mitigate your risk it is important to note that your position of course is secured against property, a critical element of our proposition.

As you will be aware from your monthly investment factsheet and email correspondence, we have kept investors informed on the status of this investment. From your update in February 2020, the carefully assessed best course of action was that the SPV manage the build in place of the developer, renegotiate loan terms and continue construction for a future sale, this included conducting a formal RICS valuation, agreeing a loan extension with the borrower and delivering where the developer was unable to.

Appreciating that this pandemic-driven issue is an inconvenience to investors, costs have been reduced and construction has moved as quickly as possible. In doing so, 7 sales have completed with a further 5 in the pipeline as of 15/09/2021. Details of these sales and completions will be in your latest factsheet. The exit to this project depends on sales, which have been affected by both construction delays, the pandemic and contractor insolvencies. We have seen many instances of similar projects managed by different platforms unable to exit or return funds to investors. Due to the hard work put in over the last 18 months we do not feel this will be the case here, although we appreciate the increased timelines are not as you expected at the time of investment.

As you will know development funding is complicated and perceptible to external market factors. The current market context is just one example of why a depth of expertise is crucial, throughout due diligence, selection, monitoring and recovery stages. The delivery team are well-resourced to undertake the required measures to monitor developments effectively and have the strong delivery expertise to tackle and resolve the many problems that arise. We hope you feel this is proven through the actions taken on the Regent House project.

Understand that the capital is at risk…

Understand that the capital is at risk but this company estimation on return and timescale was far from accurate. Sharing my experince to highlight the risks and increase the transparency of this asset class.

- I invested in their Canynge Square project which estimated exit within 1 year , to date it still haven't been completed.

- The projected return is 10.7% rather than 24%. 3x the time in terms of exposure, less half than the return. This equal to 3% annual return compared to the 24% promised.

- Appreciate there are risk in investment, but repeatly there are delays with the contractors and finance. V. bad project management and a gap of factor of 8 between expectation and reality investment return.

- Please make use my experince as a bench mark if you wish to invest with them.
