Terrible to deal with. CWL knew that a shared patio had rotting wood for years and did not do anything to remedy it. Shared patio proceeds to fall down in pieces to the car park below, with lighting fixtures coming down with it (dangerous). Won’t do anything if you don’t spend massive amounts of your time chasing them to do what they’re paid to do. Contracting process is shady and obscure. They don’t give shareholders any voice on which contractors to use for anything. Patio is still unusable, affecting house valuation at least 3 years later. Nobody knows when it’ll be fixed. No updates at all if you don’t email them asking for updates and when they do respond, updates are worthless, evasive answers that don’t tell you anything
Have to email non stop for them to actually do anything about it and when they do they move at a snails pace, don’t update you, evasive with answers, won’t tell you what’s going on. Really stressful experience all together. They will not fix anything as a matter of normal business, you have to beg and plead for them multiple times to do basic things that a management company should be doing.
Additionally they had no AGM last year. This company’s own articles of association do not exempt them from an annual general meeting so this is a breach of the Companies Act 2006. No explanation whatsoever for not holding this AGM. Evasive when asked about it. Typical
Like others have said, this experience has made me swear to never deal with a management company again if possible, and absolutely never deal either Charles White again. Before you get involved with them, read all the 1 star comments and BELIEVE THEM. They absolutely mirror my experience with this company and all have common themes because they act like this with everyone.

I was impressed with Charles White handling of 1 block of apartments that when another block management company was stepping away, I had no hesitation to recommend at an AGM that we should bring Charles White into the other block. We did, costs went down, expectations where raised, maintenance improved and it was a good decision in the end.

We have been fortunate to have Sarah looking after the compex of flats for many years. She brings a wealth of experience to our meetings and interactions, having been involved with the complex for longer than many of the owners ahve lived there.
All communications are answered timeously and informatively.
The information we require for committee meetings is made available, and matters raised followed up.

Charles White Limited have been looking after our Development for a very long time. I have been involved with them directly for the past five years and have always found them to be responsive and helpful whenever problems have arisen. In particular I would like to put on record my appreciation for Sarah Wilson who has always used her expertise for our benefit whenever called upon.

Our development has been with Charles White for nearly 30 years. We have all had different issues with the building over the years but Sarah Wilson has been incredible; always available, offering solutions and making sure our residents get the best service. She knows everyone by name and we feel confident with her looking after us.

I received flawed advice from Charles White (NI) Ltd and was defamed at an AGM, where I was falsely accused of breaching a covenant. When I attempted to make a formal complaint, I was obstructed at every stage.
This dispute dragged on for around six months, and in the end, I had no choice but to sue. Last month (Nov 2025), the court in Newtownards awarded me damages and costs.
One lesson I want to share is the importance of being clear, keeping an audit trail, and maintaining detailed records. Having evidence was crucial in court and made all the difference in achieving a successful outcome.
For anyone who thinks there is nothing one person can do against a property management company, think again. Persistence, documentation, and standing up for your rights can make a real impact.
UPDATE ON MY ORIGINAL REVIEW...
I did not feel defamed at the AGM chaired by your company. I WAS defamed. There is a difference which was witnessed by many attendees. So, if you want to apologise on Trustpilot, then aplogise for defaming me, not 'if I felt defamed'.

I work for an estate agent and we are in the process of selling an apartment in one of the developments which Charles White manages. We were struggling to source an EWS1 form and cover letter for the buyer's lender, so I contacted Paul Sanders. He responded to a number of emails very quickly, and was able to source both forms for us. Excellent service and help. Thanks Paul.

The experience with Charles White led me to vow never to buy in a managed development again. Incompetent, disinterested in helping with the things that actually matter and doubling bills from one year to the next; it has been a painful and infuriating experience throughout. Supposedly they aren't the worst in the sector - I dread to think what the others are like.

Very pleased with Charles White. They took over management of the block I live in a few months ago -- the changeover has been professional and well-handled.
I was inspired to write this review after my first maintenance issue -- a problem with the buzzer on the main entrance door. I told them on Friday and they fixed it on Monday. Very prompt and easy to deal with.

Had an ongoing issue with street lights not working outside my house. Paul took ownership of the issue and followed it through until resolved.

Reported a water leak after a severe storm to Peter from Charles White&co, was late Friday so delighted to get a response later that evening, he organised ST Roofing to call the following Tuesday and they done a great job, arrived 0840 with a mewp in tow, up they went & accessd the issue,slate moved + blocked drainage on roof, all sorted within the hour, Sean the contractor also very informative. Highly recommend..

The grounds of our property had got out of hand, trees overgrown and not trimmed back. Since Paul has taken over this area we are really starting to see improvements which in longer term will make the management of the area more economical. Dead bushes are in process of being removed and whole area tidied up . Thank you Paul for work with management to oversee the necessary work .
