Solid Professionals

I write this review in the happiest way possible as I myself have been with CPS Homes nearly 25 years. For straight 25 years my properties have never been left empty. The staff are very wonderful, I have had such a great time with the whole team at CPS Homes. I will never go to another management company. I am very happy with Rhys, Nikki Lewis plus the whole staff.

High level of professionalism at all times, the way they take care of myself as a landlord will forever be a treasure to me.

These are the only management company who have staff who go out there way to swiftly assist and resolve and cater for the needs of landlords and for them to have a good relationship with tenants as professionals.

I wholeheartedly recommend if you want peace of mind to use CPS Homes.

Seven years in the same home, always well supported

We have been living in this property for around seven years, and throughout this time our experience with CPS Homes has been very positive.

Since at least 2021, Nikki Hamer has been handling our contract renewals, and she has always been extremely professional, helpful, and responsive. She explains everything clearly, answers questions promptly, and makes the renewal process smooth and stress-free.

We are very happy with the service we have received over the years and would confidently recommend CPS Homes. A special thank you to Nikki for her continued support and excellent service.

My experience with CPS Homes shows that…

My experience with CPS Homes shows that in this agency, client contact works mainly up until the property viewing afterwards, it apparently ceases to be necessary,
Initially, I contacted them regarding a room advertised at £470, only to be informed by telephone that the actual price was £650. After raising the issue, I received an email with an apology, explaining that it was a “mistake” and that £650 referred to a different room on the same street, along with an encouragement to continue contacting them. It looked promising, and I managed to get through by phone a few times,
I arranged to view the room on Tuesday, a day off I had indicated by email that week, but the appointment was cancelled by the agency, and a new date was proposed for Friday. I agreed and attended, even though it was after a night shift and before another night shift, showing flexibility that – as it later turned out – was not reciprocated,
I liked the room, so I confirmed my interest the same day, on Friday, via email, without waiting until Monday as requested by the agent in contrast to CPS Homes, my current landlord expects clear and timely decisions.
For certainty, I followed up with an email on Monday morning and made two phone calls; however, I was informed that agent was out in the field all day and that no one else was able to provide me with information regarding this matter,
On Wednesday, I contacted the office again. The agent informed me that other agent was handling the case and that he would pass my message to her.
As a result, I was left in uncertainty for the entire week, losing valuable time that I could have spent searching for other rental options. To this day, I have received neither confirmation nor refusal, nor even a brief “we will let you know,” which in many companies is still considered a basic element of customer service culture. Up until now, there has been silence, which can be regarded as consistent and absolute. I understand that the real estate market can be dynamic; however, basic courtesy and post-viewing communication should not be treated as optional.
The described actions raise serious concerns regarding compliance with the Consumer Protection, particularly concerning misleading pricing information and the lack of reliable and timely communication directly affecting consumer decisions. It is difficult to make informed decisions when the only consequence after viewing a property is consistent silence.
In summary: price changes, cancelled appointments, and the lack of any response after explicitly confirming interest give the impression that a client’s time at CPS Homes is valuable only until they stand at the property door, and post-viewing communication is less accessible than the room itself. It appears that a lack of any response at CPS Homes is treated as a standard element of customer service

At CPS Homes, we know that clear and timely communication is essential, particularly after a viewing, and it’s certainly not our intention to leave prospective tenants without an update. We would not be able to successfully let properties if we routinely failed to respond, so it’s clear that in this instance there has been a breakdown in communication, for which we apologise unreservedly.

We’re also sorry for the confusion caused by the initial pricing information and for the inconvenience of the cancelled appointment. While mistakes can occur, we appreciate how this, combined with the lack of follow-up, would have felt discourteous and a poor use of your time.

Surely the best student letting agent in Cardiff

I have worked with CPS Homes for many years and over that time they have become ever more efficient and diligent, so much so that a small family portfolio was eventually all being managed by CPS, so much more reliable and effective are they than a competitor who was bought by a national chain and its wheels seemed to fall off. CPS' knowledge of the student lettings market and ever-changing regulations particular to Wales and Cardiff is second to none.

My most recent experience was with Rhys Owen, who I have known for many years – always helpful, he found tenants for a newly acquired property within 24 hours.

As a landlord and from what I see on a weekly basis, I would suggest that CPS Homes is very fair and accountable to tenants (contract holders) in that maintenance issues are reported immediately to us and we are kept to our word and so issues are dealt with promptly.

CPS homes are the worst letting…

CPS homes are the worst letting companies ever exist!! if you are a student do NOT go with this company. They have failed multiple times in making our property fit to live in. They have also let multiple people down by failing to send contracts over in time and spelling peoples names wrong.

Hi Emily,

Thank you for your comments, which we’ve used as an opportunity to look into things.

Since your tenancy began on 1st July 2025, we’ve carried out two routine inspections – the most recent being yesterday. Following the first inspection in August, we identified a few minor maintenance items: hallway light bulbs that had blown, blinds needing replacement in one room, a loose bedroom door handle, and a bathroom door that needed securing. As we do at every property, we passed these findings to your landlord for approval and action.

Your landlord chose to carry out the work personally rather than use our approved contractors, something we advised you of at the time. At yesterday’s inspection, we noted that the blinds had not yet been replaced, so we have chased the landlord again, along with a new recommendation to refresh the kitchen sink sealant. We will keep you updated as soon as the landlord confirms their plan.

It’s important to clarify that we manage the property on behalf of the landlord. We don’t own it, and we can’t authorise maintenance spending ourselves. We can only arrange repairs or improvements once the landlord gives approval, as they are the ones responsible for the costs. In this case, we have encouraged the landlord to complete the items raised and continue to follow up for progress.

While we understand that any maintenance issue can be frustrating, none of these matters make the property unfit to live in. Outside of our inspection visits, no repair requests have been reported to us by you or your housemates – but please do contact us any time if you have concerns, as we’re here to help.

In terms of the contract, this was signed by all tenants in December 2024 – over seven months before the tenancy began – so we’re unsure what you are referring to, but we’re happy to look into anything specific you’d like to raise.

We truly want you to enjoy your home, and we’ll continue doing everything we can to support you throughout your tenancy. Please feel free to reach out to us directly so we can discuss anything further and work towards a positive resolution.

Overall very impressed with CPS and the…

Overall very impressed with CPS and the team.
Zara and the team are always working to get things done and help where possible.
We have been with CPS for a number of years and feel they are the best for finding students and dealing with the bedding in issues.
However I do think they charge far too much for any work that needs carrying out, hence the 4 star not 5

Don’t use CPS Homes!!!

Wouldn’t waste your time, energy or money going with this letting company. Currently rent a property with cps and all I can say is they rip off students by charging extortionate prices and majority of the homes are filled with damp / mould and issues are always promised to get fixed but never do; also be careful if you are renting with them that you don’t get charged for damage you haven’t made as they try to get more money from this also. Staff that we have dealt with haven’t been the most professional. Overall don’t waste your money with these scammers x

We’re genuinely disappointed to read your comments, but we do need to correct several of the claims you’ve made.

Firstly, as a letting agent we do not set the rental prices for any of the properties we advertise - those figures are dictated by the wider market and economy, and ultimately decided on by the landlords, and we market them accordingly. The rents we receive from tenants are passed onto landlords.

Secondly, the idea that the majority of our properties have damp/mould issues is also incorrect. We manage a large and diverse portfolio, the vast majority of which does not have any such issues. On the rare occasion that damp or maintenance concerns are reported, they are logged, assessed, and addressed through the correct processes. We cannot resolve issues we are not made aware of, and works must always be scheduled with both landlords and contractors - something we communicate clearly to tenants. We send out a plethora of advice to tenants on how to recognise signs of damp and mould, and how to reduce the potential of the latter.

Regarding charges at the end of a tenancy, we document the condition of the property at the end of the tenancy, and it is the landlord who decides which items - if any - should be claimed for compared to the condition at the start of the tenancy. Fair wear and tear is allowed. Many deposits are returned without any claims. Tenants have full access to inventory reports, photographs, and the opportunity to challenge anything they believe to be incorrect. There is no benefit to us in charging tenants unfairly, and the deposit protection schemes exist precisely to ensure transparency and fairness.

Not even an apology

I had a rental viewing booked with Flo and I clicked and followed the address she had sent me. When it took me to the wrong place, I rang and she was incredibly condescending and did not listen to me as she repeated the address and spoke over me. When she realised she was 5 minutes away from me, she claimed ‘I don’t know what to suggest, I have another viewing I need to be at in 20 minutes.’ This was incredibly rude, sent me to an area that felt unsafe and wasted my time and petrol considering I drove out of my way for this appointment. She also claimed there would be ‘concierge parking’ when I rang in the morning then, on the phone when at the address site, told me I would just have to meet her at the property and park publicly. Had a negative experience with CPS homes at university 5 years ago and this just consolidated that feeling. Not only have I missed out on a property I was truly interested in but also felt undervalued and incredibly frustrated.
