Fidler & Pepper – One of the worst experiences I’ve had with a professional service
If I could give 0 stars, I would.
My remortgage with Fidler & Pepper has been an absolute masterclass in hidden charges and poor transparency.
I was initially quoted a £380 fixed fee plus additional charges. That sounds reassuring until you discover that “fixed fee” apparently means very little. As the process progressed, my bill quietly climbed to over £1,100 — and the remortgage still isn’t even complete.
The biggest issue isn’t just the cost. It’s the complete lack of transparency.
I provided them with all the information upfront and asked a very simple question: “Based on my case, what do you estimate the total cost will be?” Instead of answering, they sent me a price list containing 60–70 different additional charges for virtually every minor activity imaginable. That isn’t an estimate — it’s a way of avoiding giving customers a realistic idea of what they’ll actually pay.
Then came the charges that are genuinely unbelievable.
They billed me £30 + VAT just to review an updated mortgage offer. We live in 2026. Anyone with Microsoft Copilot, ChatGPT, or any basic AI tool can compare two mortgage offers in seconds and produce a summary of every change. This is a task that technology can assist with almost instantly, yet I’m being charged solicitor rates for what feels like a routine administrative exercise. It raises serious questions about whether they’re embracing modern tools to improve efficiency or simply charging clients for every possible touchpoint.
And the most ridiculous part?
I received a £45 refund from my mortgage lender because I’d overpaid. Fidler & Pepper charged me £45 to process that refund. The entire refund disappeared in legal fees. You honestly couldn’t make it up.
By the end of this process, it feels like every email, every document, every tiny amendment is treated as another opportunity to add to the invoice. Instead of feeling like a client, I felt like a revenue stream.
In my opinion, this is extremely poor value for money, poor communication, and poor transparency. A remortgage should be a straightforward legal process, not a never-ending list of surprise charges.
My advice: avoid Fidler & Pepper if you value transparent pricing and honest communication. Get everything in writing, ask for a realistic total estimate, and think twice before instructing them.
This has been one of the most frustrating and disappointing customer experiences I’ve had.

I have been asked by Fidler&Pepper to review my experience with their people Felicity Shaw and Melanie Lawson. I would advise anyone to avoid this company. They were recommend to me by my now new mortgage lender. From the beginning I soon discovered that they don't read the information that I was sending them on the App. Having to explain the death of my husband and send his death cert twice really is not what I was expecting. For me the whole re-mortgage process was stressful enough without this company making it harder. For me the way they just emailed me 2 days before completion saying that the new lender was not going to release the funds because of a title deed issue, a issue Felicity not only looked into 5 months before and charged me extra for doing so. Felicity and Melanie then would not answer calls from my broker and just said I needed to sort the title deeds out. In the end my broker had to go to the higher people at my new lender and they were not happy with what was happening and were never not going to release the funds. I could go on listing the failing of this company but I am just glad to be rid of them. I was not even going to write a review but when they had the nerve to email asking please can I do a review then I just had to share my experience and advise people to avoid this company.

We used Fidler & Pepper for both of our house purchases and our house sale, and from start to finish, Jordan and Natalie were absolutely incredible. They were available every step of the way, incredibly thorough, professional and, most importantly, genuinely helpful throughout the whole process.
We definitely put them through their paces with our constant emails and phone calls, but they were always patient, reassuring and quick to respond whenever we needed them. Nothing ever felt like too much trouble.
They were actually recommended to us by our mortgage advisor, and we are so glad we chose them. They worked incredibly hard to get us into our new home as quickly as possible and made what could have been a very stressful process so much easier.

I cannot recommend Marissa Huffen and Leah Bull highly enough. They were absolutely fantastic throughout my mortgage transfer and made what could have been a complicated and stressful process feel incredibly straightforward.
