Lack of professionalism

I’m extremely unhappy with Felicity J Lord’s service. Despite my offer being accepted over a month in advance, the contract arrived just 2 days before my move-in date despite my multiple requests. I had to chase every step and was misled about payment methods. Indeed because my payment was being refused on the portal without any explanation, an alternative solution was proposed in order for me to get keys on the move-in day. Despite complying with these requirements, I was denied keys on the day. This lack of professionalism and coordination is disappointing and shows a complete disregard for customer satisfaction.

Refuses to Give Back Security Deposit

I had a pleasant experience with FJ Lord (particularly Charlotte and Sana) during my tenancy. However, after my tenancy ended, the agency has completely ignored every request to return my tenancy deposit. It has now been SIX weeks since my tenancy ended and I have had to file a dispute with TDS because my communications continue to be ignored. This agency is eager to get your business but quick to dispose of you when moving out. Other reviews seem to have similar issues with deposit returns. I do not recommend this agency until this problem is sorted.

The Hackney branch is full of rude

The Hackney branch is full of rude, ignorant, and non-contactable people. Multiple promises of dealing with my deposit, which has now resulted in me having to file a dispute to the TDS. They are very quick to get people into the property, but when you’re moving out, nothing but pure ignorance. Everybody is apparently always in a meeting (or hiding). Don’t touch them with a barge pole. I will be taking this further and advise anyone to avoid them like the plague.

I have had the pleasure of having…

I have had the pleasure of having Soulla Panayiotou the property manager in islington by my side at an extremely stressful time. She was temendous,professional,and very tardy with absolutely everything. She completed my contracts efficiently and made the whole process actually pleasant.
I would highly recommend her to anyone. I cannot express enough what a lovely helpful lady she is.

Avoid like the plague. Dishonest, disgusting so called "management"

The first mistake I made was trusting the agent I met. He made me feel well looked after until I actually got the flat. Then, he just conveniently disappeared.
I took the tenancy of a flat that was looking nice but ended up being a disaster.

(The place was disgusting and never cleaned, despite it being requested in the contract. There was a big hole in a wall, left as is and still seen on photos the agency took to re-list the flat once I left. Also pictured is the mould!!!!!)

I expressed many issues multiple times, the main one being mould everywhere. (and mainly around the windows because the isolation was so bad)
They said they would fix it, but they never did.
It got so bad that I even tried to treat it myself to feel safe, to no avail. They never showed up, not even once!

During the winter months, I had no heating, and the mould got even worse, to the point that I developed health problems.
In distress and trying to leave the flat because of the serious issues, they insisted that I'd still need to pay one last time despite the extraordinary situation.

They robbed me of an entire month's rent when they should have released me.
Unacceptable and dangerous behaviour. I almost left a note for the next tenant saying to get out because this flat is hell on earth.

After all this, I remain traumatised by the condition I lived in. Belongings I had to throw away due to the mould spreading everywhere, even in the kitchen, leading me to live in fear in my own flat.

Run. The people managing the properties are incapable liars. Nothing was ever done. I lost my money and ended up in a precarious situation.

Neelay Jivan at the Clerkenwell branch excelled in a difficult sale

Neelay Jivan at the Clerkenwell branch was fantastic. The sale was difficult for a number of reasons but Neelay handled everything with aplomb, and had an effective strategy for everything. I appreciated his endless patience, his great communication and support. Some people excel at their jobs, and Neelay is one of them, as well as being a lovely human.

Worse than ‘Stath Lets Flats’

If you can avoid letting your property through this company I would strongly advise you to (it’s sadly less easy to be picky as a tenant in London). The service they provided was consistently unprofessional. We had raised issues and waited months for maintenance teams to visit, including for a leaky roof! I was asked to re-provide them with the inventory of the house despite being the tenant, because they had lost it (the agent even admitted to me this is unprofessional). Lastly, getting confirmation of the return of our deposit was a nightmare. Despite our landlord providing instructions to return it in full, they lost our bank details and required us to tell them how much we were owed from the deposit release …you’d think they should know this. Please avoid for the sake of saving yourself time as the landlord sorting out their incompetence - I can’t imagine the agency fee you pay them takes the stress away from letting a property.

Update on the "Fawlty Towers" of estate agents

Update on my last review...
As you can see, the manager of FJ Lord in Hackney promises to reach out and resolve the outstanding issues immediately. Nothing has happened. I received an automated email reminding me to renew the tenancy (which ended 6 weeks ago and notice was given several months ago. They clearly haven't registered this on their system yet, unbelievably)
This shows clearly how there is ZERO followup with this company unless there's money in it for them and they simply do not act or behave in an honest manner towards landlords (and presumably tenants too) Avoid...

I would avoid this agency at all cost

I would avoid this agency at all cost. I had the worst experience of my life.I f I could I would give zero or negative stars. I don’t understand how trust pilot have so bad reviews and google so positive ones. Starting to question myself if the google ones are fake to be fair…

The process of booking a viewing and making an offer is ok, but property managing is horrible.
We have been in the house for 2y, had some maintenance issues and it was always a struggle to get someone to repair anything. The landlord was also not happy from their side either, they fail in providing different quotes for them and also to book the service that he had already authorised. They also mention that they wanted to change the agency from their side as well. At the end they took the house from FJL anyway.
During these 2 years, we had 4 property managers!! ( Orlando - which was just swapped as we entered the property and got to know the place with us-,Samina, Weronika and Ellie-Mai, the last one was the worst of all, always not available).It is always a struggle to get hold to any of them. We waited almost 1y to have the fence repaired which was already literally falling when we moved in.
After multiple other problems during the tenancy, at the end they don’t give us our deposit money back. They don’t present us with any deductions, they just say that it should be fine to refund just need to check with the manager and nothing happens! It has been almost 6 weeks since we left the house and we still don’t know when we are going to have our deposit back. I had to raise a TDS dispute. I have never had problems with getting my deposit back with any other agency.
FJL Canary Wharf has been awful in every aspect, I would not recommend it to my worst enemy. Don’t fool yourself for how they are when showing the property, because once you move in you will see how you will struggle with the property manager team and also to get your deposit back at the end!

Dreadful Communication

We made an offer on a place listed as chain free by FJL (though apparently it wasn’t chain free and this was just a lie).

The offer was ignored for two months, with FJL needing to be prompted for updates regularly. If the vendor needs time to think, that’s normal, however Felicity J Lord were extremely poor at keeping us up to date and would frequently go weeks without letting us know if the offer was still being considered.

Eventually when we set a deadline, FJL requested an extension to that deadline for a few days, before once again ignoring the new deadline, ignoring calls and failing to get in touch once the deadline passed.

Richard Williams has been an excellent agent in assisting us with our property search. He listened carefully to our requirements , provided sound advice and matched us with a relevant property to view. He represented his clients professionally, was well informed and I would not hesitate to contact him again to sell or buy a property in Shad Thames.

Excellent service

When being shown the property, our estate agent, Raj, was incredibly informative and enthusiastic at the property. We were bombarding him with questions and he continued to answer everything to the fullest extent. He was excellent! Thank you Raj!

Avoid like the plague.

Very happy to be done with this appalling agency. I made the mistake of engaging them as my managing agent on a rental property in Islington. Cue a string of unhappy tenants and avoidable maintenance costs after FJ Lord failed to address issues in a timely manner, even having to be chased for months in some cases. Their quality of service is the worst I've experienced, a mix of incompetence, indifference and contempt. The only thing they seemed to manage was to retain an extortionate proportion of my rental income. Whether you're a renter, landlord or looking to sell, steer clear of this lousy outfit.

Deposit not returned after 2 months with no explanation

We have moved out from property 2 months ago. Deposit has been approved for release by the Landlord, however we are still waiting to get it back.

Staff of the agency do not respond to emails, no explanation given on the phones, just that is has been passed on?!!!

Avoid agency at all costs!
All recent feedback is about them not paying deposits! Are you going under? Or someone will actually get this resolved asap and pay us?

Avoid this agency

Avoid this agency. It’s almost two months since I have returned the property and still can’t get back my deposit, despite the fact that it was confirmed that it should be returned in full. They also can’t indicate deposit protection scheme! Therefore, its not sure whether you deposit is really protected. Call center is repeating all the time the same that a responsible person will call back (since 2 May no one called back, despite a number of emails and calls).

Incompetend property managers

Like many other reviews we have been ignored and hung out to dry with category 1 gas and electrical faults, and black mold spreading everywhere even with a child in the property. We paid for a year in advance which was a massive mistake, the landlord paid upfront for issues to be fixed, also a mistake. The property management is beyond incompetent, emails are ignored, and any knowledge of issues is denied despite having email evidence to the contrary. Tenants, I would advise not to rent a property managed through this agency #slumlords and landlords you will pay a premium for your property to be left unmaintained. @clerkenwellFJL #slumlords

It have been more than 2 months waiting…

I have been more than 2 months waiting to get my deposit back ( after the deposit has been approved for release by the Landlord ).

It is all very dysfunctional. People leave the company and things don't get picked up by others.
