AVOID AT ALL COST
AVOID AT ALL COST, this company is a scam. They have been managing my property for almost a year and have not been able to get it rented. Everyone at Great Jones is impossible to get in contact with. Even when squatters were present, they did not show any interest in providing their assistance. If they do provide a response, it is weeks later and does not provide any clarification. Their responses were very vague and indirect, they clearly did not want being informed at all. They have charged me multiple duplicate transactions that they themselves, confirmed to be a mistake, but never provided a correction and I still had to pay out of pocket to get my remaining balance cleared. The water and electric company had to reach out to me in order to pay my utility bills as no one from Great Jones were responsive. Come to find out, they were charging me for the same utility invoices that I had to pay for separately. I demanded countless times, invoices/payments for these bogus transactions that they were charging me for, but they never could provide any proof. All the renovations and repairs for the property were done by a "third party contractor", or so I thought. Turns out, the contractor was a family member of the PM that was in charge of my property. This same contractor did a terrible job at repairing my property to the point where the home inspector would fail my property for the same reasons the contractor was supposed to fix.
In summary, Great Jones has no interest in providing good service and will scam you with no hesitation. You will be paying out of pocket for every mistake that they make. Nonetheless, the biggest mistake made here was putting my trust in Great Jones, and letting them "manage" my property.
Do not let them rent out your home they don't care about anything but getting paid and they violate leases
From the time I moved into my place I had issues. They lied to me and my neighbor and said we had separate meters and it turned out to be a lie. They refused to fix my roof and floor the septic tank started to overflow into the yard and no one ever came to fix it so I called the city and they cited them multiple times to no avail. May 1,2023 my home was condemned by the city of Jacksonvilles code enforcement. I've been contacting them about my security deposit and for some reason they're giving me the run around I've contacted lawyers. Everytime I had issues with my home I put in work orders and sometimes they'd do them but the most part they didn't but they would threaten and harass me about the rent. I stopped paying when someone from latchel told me the home owner said he didn't have enough money to make the repairs. I left my home and stayed with a friend because as I stated my yard was flooded with septic water and I work for Coca-Cola. I've been out that home sense may and they still haven't sent my security deposit. I have all emails and pictures of the damages and them refusing to fix the home. I wish we could post pictures because the world needs to see this.

If I could give less than 1 star I would. This property management company is the worst. I had them manage a duplex in the Indy area. There's no local maintenance team, they use subcontractors. There's not even a number you can call for issues. You can only email or text, and then have to wait until the actual local management calls you back. I can't tell you all of the horrors I experienced with them. Their business model is trash. Landlords and tenants should get a class action suit against this company. DO NOT trust these people with your property.......

I've been renting from a private owner for years. I have a disabled child who's a deaf mute and suffers from seizures. He sold the property to Great Jones, who vowed to continue great service without any adjustments. The first thing they did was raise the rent. A few months later the A/C went out. I submitted a work order and called. Left four voicemails. It was summer time. I couldn't let my family suffer. I paid out of pocket to have the A/C repaired. July I noticed a warter leak in my walk-in closet coming from behind the wall. I called left messages. Sent text and emailed with pictures. They responded with a phone call saying my lease was not renewed. To vacate the property. They kept my deposit. I work for a property management company. So I left the property "Rent Ready".

Great Jones is terrible, dishonest, sloppy, super unprofessional
As a landlord I am so disappointed that I select Great Jones as my property management company. While things were good initially, the past 6 months were a nightmare. A tenant left a few months ago and left thousands of dollars worth of damage and no one at Great Jones can, or willing to, tell me if they sent the bill to the tenant, if the tenant responded, what's the next step, just silence, no one responds to my queries. In addition, they overcharged me more than $3,000 for repairs that I have not approved, and they have been ignoring me requests for refund for weeks. Now I also have to spend money on attorneys to get my money back from them. Terrible company. The best thing that can happen to landlords in the area is if this company goes out of business after receiving enough bad reviews.

I wish I could give it less stars. I have NEVER in my life had to experience a property management company like this. I stayed in my home for 1 year and did not run into any issues until December 2022. My original lease ended Feb 1, 2023. They advised of a non-renewal which was likely due to selling of the home. They shut my water off and tried to blame my next-door neighbor and disregarded the work order all together. I was without water a little over a week. While in the process of working with the City of Jacksonville, I decided to reach out one last time to get this issue resolved because it was going to turn into a legal matter. I then get a response from a rep (Hope) who looked into the matter and told me the reason of the water being off was NOT because of my neighbor and that they were going to look into it. They ended up turning the water on. I moved out and into my new home with another company of course. I filled the move out form prior to me moving. I received an email on 2/27/2023 asking for my new address to send me the owed security deposit and I had 48hrs to respond (remind you, I already provided this before moving out) I responded back to their email that EXACT same day. I have never heard anything back. It's now 3/13/2023 and I've sent over 14-20 emails and they NEVER respond. I'm under the impression they are now moving shady. This is the last thing I want to get so that I can finally leave what this property has caused behind me. My best advise that I can give to anyone that is planning, or in the process of dealing with this company. 1) PLEASE UNDERSTAND YOUR RIGHTS AS A TENANT 2) PLEASE KEEP ALL DOCUMENTATION AND HAVE A PAPER TRAIL 3) PLEASE PLEASE PLEASE PLEASE!!!! GO TO THE CITY OF JACKSONVILLE, OR WHOEMEVER FOR YOUR LEGAL MATTERS! THIS PLACE IS ON THE RADAR! 4) READ REVIEWS, I DID NOT LOOK UNTIL I WAS ALREADY KNEE-DEEP DEALING WITH THEIR CRAP AND LAST 5) DO NOT GO THROUGH THEM PERIOD! I have worst experience with Great Jones, I moved out of my apartment and they deducted 90% of my security deposit for the items which were never given to me at the time I took the apartment, like window blinds and some walls repair, where as I even used my wall hangings without nails , I used peel of stickers which I removed when I left the apartment, I tried to contact but no body responds , please please please do not deal with this thugs they don't have ethics and no professionalism , I rate them minus, they don't deserve even 0 rating.

I wanted to share some additional follow up issues I’ve experienced with Great Jones.
After terminating them as my property managers due to a lack of effort and constant displays of incompetence.
They have refused to release the funds they kept in reserve for the properties. Despite me telling them not to keep reserves on file.
Now they are using those funds post management time frame to charge me for landscaping and utilities. That’s right they charging me fees when they’re no longer managing the property.
This company has shown they are not only incompetent of effectively managing a property. They are also thieves. Stealing money from their client base.
Stay away or it will cost you time, money and then peace of mind they’re supposed to provide by managing a property.

RUN... All of Great Jones, Streetlane Homes, and Roofstock companies (they are all the same company) and they are all thieves!!
I leased this home from Great Jones, another Roofstock company. They changed their name half way through the lease to Streetlane Homes after they had fought me over having tree services for a tree that is very old, rotting and only 10 feet from the house. These slumlord, thieves have an "AS IS" policy that is causing their tenants to live in very dangerous situations and they don't care. That tree has threatened my life, my pets life, all my household possessions and my car for a year, and I am livid about it!! They have left me without heat in a 40 degree house for a week over Christmas, and then sent a service provider that behaved like a complete jerk in my home. There have been at least a dozen maintenance requests, and they have canceled nearly all of them, and did not even bother to contact me.
I did not get the value out of this home, because they did not maintain the home for a healthy, safe environment. There is no outdoor water source, so the yard dies and becomes infested with mites, fleas, and ants. They told me that I would not be responsible for the dead lawn, and that was all they would do about it. I* could not even get pest control to be effective, and they did not care!!!
I want some of the rent back for living in conditions that did not meet the agreed up standard of living. This house was infested with spiders. I paid hundreds of dollars to get the infestation taken care of. The yard was covered with years of leaves and debris when I moved in. THEY REFUSED TO TAKE CARE OF THE INITIAL LAWN CARE... That cost me hundreds. The seed and feed was wasted, because there is no WATER!!! There was no insulation in the attic and for months my heat and air was EXTREMELY HIGH... and that is a building code violation AND THERE IS ELECTRICAL BUILDING CODE VIOLATIONS THEY HAVE CANCELED THE MAINTENANCE REQUEST FOR! This house cannot be leased again until the owner is required to get it up to code!! AND I HAVE LIVED IN A DANGER I COULD NOT ESCAPE BECAUSE THEY BLEW UP MY BUDGET!!

Great Jones has been the worst companies I've ever had to deal with in any category. I've lived in my current house for three years, and I can't believe that I've held on this long. Great Jones is extremely unreliable, greedy and should not be a company at this point.
I've gone through so many issues with this company from things like billing repairs and overall response issues.
Great Jones has try to charge me double rent on multiple occasions where I've had to duplicate charges removed. They also have tried to charge me twice for my utilities. Once I showed them that they had charged me twice for the same utility amount. They said that that was correct. I had to continue to fight to show them that they were charging me for the same date and same amounts for the same utilities twice in one month. After realizing they indeed made a mistake it took them months to remove the charge. They didn't remove the charge until after I filed a Better Business Bureau complaint.
When I first moved in the stove broke it took them over a month to replace it. They've closed claims about broken windows after a hurricane it took them months for them to come and do anything about the torn down fence in my backyard.
I've also had the plumbing back up into my house now on multiple occasions and I've been six days without reliable plumbing. I've had to clean literal feces out of my shower pan because they have not had someone come fix the issue. They can't even get a hold of their own maintenance vendors to come fix issues on their properties that they manage. After dealing with no reliable plumbing for six days, I advise that I will be calling my own service. Most plumbers will not come out to a rental property without the owners approval. I finally had to find one that would. And I've been advised by great Jones, that they will most likely not reimburse me for paying for the plumbing out of pocket. Please, if you do anything avoid this company at all cost. Ive since filed a second better business bureau complain.
Great Jones has truly inspired me to become a home owner so that I no longer have to deal with incompetent Property Managers anymore. They've also reinforced in me that if I ever become a home owner myself and decide to rent it out I know exactly how not to treat a tenant because of the way great Jones has treated me.

DO NOT USE GREAT JONES PROPERTY MANAGMENT IN FL!
If I could rate this company as zero stars I would. I had 3 properties in Jacksonville, FL they were managing, sold one. They procrastinated handing over the keys when escrow closed as well as the funds owed to me. Then they continued to charge me for landscaping, utilities, etc. Took me about 3 months to sort it out as there is no one other than customer support to speak with. My Account Manager Terry Piard rarely returned my emails, etc. and was completely ineffective.
There were also several accounting errors over the past 3 years as well as a lack of ability to handle maintenance and repairs so I took that over 2 years ago. All they had to do was collect rent, take their management fees and deposit the remainder into my bank account but were unable to do that without errors.
I am ending the relationship effective 12/31/2022, gave plenty of notice and am now told they are withholding the December rent my tenants paid for 90 days to close out any invoices from vendors that have not been received. What invoices would there be from any vendors as I have been handling all of that for the past few years due to their ineptness!
Please learn from my experience and DO NOT USE GREAT JONES!!!!! They will find any excuse to take your money and won't provide even adequate service! I promise you will regret it as I did. I have other properties in other states with other property management companies and do not have issues.

Yes they will put you on hold not get back on the phone at all let alone return a phone call I pay all my utilities monthly with my rent as it was a option giving at singing lease this is the second time a utility has been disconnected due to none payment of the property management team :( gj deposits as well as rent is not cheap you mean to tell me you can’t hire adequate staffing to handle serious affairs as such here it is nov and lights have been disconnected do to none payment mind you I pay all utilities in full monthly been on hold for over a hour still no lights nothing you mean to tell me you won’t even tend to getting utilities back on that are completely out of your tenants control all utilities are in great jones llc this is what you will get for your money Indianapolis hey who cares it’s only 30• outside right no heat no power THANK YOU FOR YOUR PROMT SERVICES GREAT JONES!!!! NO RESPONSE AT ALL IS MORE LIKE IT

Great Jones allowed to pay application fees for me and my 19-year-old special needs son knowing the property was already taken. Then they told me he would not quality for any property at this time b/c we did not make enough money for the properties they had available.
I should not have gone this far with them because in the beginning of the process they increase the price of the monthly rent in the middle of us completing our application. Disgusting.

I moved out of a Great Jones Managed apt. and after sending registered mail and many phone calls I have never received any accounting of my deposit. No contact from them at all. They do not return phone calls, emails or even a registered letter. The entire experience from the first day they have been impossible to contact. The worst. Avoid at all costs.

I recommend NO ONE rent from a company that you cannot speak with a live person. everything is email and text.
I live at 232 17th street, West Columbia - the house literally has a GIANT BANDAGE on it. The house is separating in half. the bedrooms are sinking, there are NOOOOOO gutters so the rain just pours on everything. when it does rain we have a dirt swimming pool infront of the house. the air in here is horrible some rooms hot some rooms cool. there are no screens in most of the windows or door. the gate around the house is falling apart, the crawl space I have to put locks on them bc someone like to live in it. The backyard was a war zone until we completely did it over. the paint is peeling in every cabinet, the refrigerator has an ice machine that never worked, the dish washer never worked in spring its attack of the ants alllllllllllll over the rent has went up 3 times, and now I am waiting to move I did not sign another lease due to all of these issues - then they had the ordacity to sell it to their sister company Streetlane Homes... When you get someone its always the landlord isnt approving it, and alllll of the maintenance people who come here can only do what they are told - cover it up so it looks fixed but its not. How can a place (the sister compnay as well) rent these places without really looking at them and then the prices your allowing the landlords to charge for the fixer upper dumps then want to go up on them every year. GREAT JONES wants money and that is it - if you read some of the landlords reviews they got scammed too by them. If you have to rent from them just know its for an as is situation. dont expect anything else. The cosmetics of the home we all can slap some paint on it and make it look nice..SMH... but the foundation, termites, ants, mold, floods, the split in the house that I can put ly hand outside through the crack, the central air that isnt regulated in all the rooms, not being able to open the windows or doors due to no screens or screen doors - or the backyard looking like it was in a battle field and uou take the time to fix it and spend your money to make it look nice on it just to get your rent increased. this is sad... I dont recommend them to anyone but again if you have to - keep in mind its as is and it may work for you!

Incompetence Beyond Comprehension
After buying my property in Memphis, I never received a single on-time payment from my tenant that Great Jones placed. They were very quick to give leniency to the tenant, and now the tenant still isn't paying 5 months later. They told me that she had moved out, then when I fired Great Jones, we found out that she DIDN'T move out, and had been squatting in the property. Horrible communication, terrible record keeping, and mismanagement of funds on multiple occasions. I bought this property in May, and my new manager and I are still trying to clean up the mess that Great Jones caused.
Roofstock, you should be embarrassed to have any affiliation with this company. Buying them was an enormous mistake.
