A month (move-in) & a half > 12 months to go.
As a military veteran, former Federal Government employee, Program Specialist, retiree, & currently a part-time employee of Montgomery County, I uphold professionalism & dignity in all interactions. I do not condone unprofessional behavior or escalation of conflicts under any circumstances. My preference is to address concerns through appropriate channels & to focus on constructive solutions.
At the commencement of my lease, I appreciated the flexibility provided & even expressed my gratitude to the leasing staff; however, the overall support I received from certain staff members was lacking. There have been instances where individuals inserted themselves into discussions unnecessarily & I chose not to engage directly with them.
When addressing issues with property management, I follow the proper chain of command seek assistance from corporate management, obtain legal counsel when needed & thoroughly document events as appropriate. For example, during an incident on December 10, 2025, involving a water leak & subsequent maintenance response, the situation escalated despite my efforts to communicate & cooperate. Unfortunately, this led to misunderstandings regarding my intentions & actions.
Based on my experience, both corporate & property management demonstrated insufficient professionalism & transparency. Prospective tenants should be aware of these challenges & ensure they are well-informed before applying. It is prudent to document all interactions, consider video evidence within legal guidelines & pursue legal representation, if necessary, as management is prepared for such proceedings.
Additionally, billing discrepancies, unresolved service requests & dissatisfaction with maintenance protocols have occurred. While compromise is important, tenants should remain vigilant about their privacy & advocate for proper notice before maintenance entry.
In conclusion, I encourage future residents to maintain thorough records, utilize formal communication pathways & manage expectations regarding customer service. The intent is to share an accurate account of my experiences to inform others & promote resolution & peace moving forward.
Equity Residential ignored a legally…
Equity Residential ignored a legally valid domestic violence lease termination request for over two months, despite receiving an Order of Protection. This created unnecessary danger and trauma. Deeply disappointed in the lack of legal compliance and compassion.
Renewal team needs more transparency
In my experience, the renewal department feels disconnected from the residents. Renewal offers often come in noticeably higher than the public rates for the same type of unit, sometimes by a few hundred dollars.
If you’re renewing your lease, I strongly suggest comparing your renewal offer with the prices listed online.
Terrible customer service and poorly managed
My son lived in an Equity apartment (Zephyr on the Park in Redmond WA) while he was in school for a year in 2022 and had no issues. My poor review will relate to our trying to secure an apartment for him as a "transfer" resident, meaning he had lived there before. We were unable to complete an online application due to this, and thus had to go through a series of time-consuming hoops with a paper application. It took me literally weeks of trying to speak to a person who could assist us. Different people gave different answers. Finally, we gave up and went to a non-Equity (Radiate) managed apartment complex, which turned out to be nicer, less expensive, and with WAY better customer service. I would not recommend Equity - they seem to be poorly managed.
Crooks
Just got my move out report from the Village at Del Mar in San Diego CA and it is a joke. First off, they state that the condition of the dishwasher was "dirty"...maybe somewhat, but the fact is it was clogged with grease when I moved in and I cleaned it as well as it can be cleaned, then never used it, so the condition is "better than move in" (they were alerted at the time of move in to the clog etc, with pics). The oven was never used, but is listed as "dirty", and they specify the oven, not the cooktop. Pics confirm it to be clean, but it's a moot point since it is as is from move in. Fridge was cleaned as is spotless as shown in pics, but listed as "dirty". Bathroom was cleaned and is clean, but who cares, you can always criticize a bathroom. Floors were mopped and pics show nothing but they're listed as "dirty". My favorite is the criticism of the OUTSIDE of the apartment, and not the patio, which they were fine with. Not responsible sorry. Actually my real favorite is the walls, which I admit are in fair condition, solely due to the fact that the paint they use CANNOT be cleaned; marks show if you even touch the paint, and it will wipe off with a wet paper towel, so no point in cleaning it. Finally (only because I'm tired of listing things), there's the fact that they advertise the Village at Del Mar 1-BRs as 700sqft, something I reported to zillow since they are exactly 550sqft (a textbook CA floorplan). "In unit W/D" is the smallest inside I've ever seen--from outside it looks like a normal stacked W/D, but open the lid and it fits 2 pairs of jeans and nothing more; my shower towel never got dry no matter how long I ran it. Fraudulent from top to bottom. Stay away if at all possible.
Hard Pass
My family lived in the Residences at Clarendon Centre in Arlington, Virginia for four years. We left recently after Equity attempted to raise our rent by about 10%, following lower but still significant year-over-year increases. While I can acknowledge the wonderful on-site staff and the building location (pushing the review from one to two stars), the rest was fairly abysmal. Aside from the chronic rent renewal gouging mentioned above, Equity demonstrated a fundamental disregard for its residents' quality of life. One major example was an extended and LOUD renovation that took MONTHS longer to complete than promised and a simultaneous failure to accommodate workarounds for tenants who were at home during the daytime. This was merely one example. I would not choose to live in an Equity building again and would encourage others to avoid it at all costs.

My family and I had the misfortune of staying at the Westerly of Dallas, TX from May 15, 2025 to May 18, 2025 in room number 173. During our stay, we encountered a number of unsatisfactory service levels that I believe should brought to light and hopefully something can be done about it.
First, it was an inconvience at check in due to the access code for our room did not work even though we had a confirmed reservation with these codes sent in an email. Why the codes did not work after traveling 13 hours was beyond my comprehension. When I asked the customer service representative about the reason of the delay, they did not have an answer. Second, when we entered the room the floors weren’t cleaned or mopped, the towels were dirty so we were unable to take showers after that long drive, one of the bathroom in the unit had a leak coming from the ceiling which was dropping on the toilet, there were dead roaches in the kitchen, the other bathroom and there were roaches that were alive crawling around the unit. I am appalled by the conditions housekeeping left the room for your next guest! I’ve contacted customer service several times through email and by phone seeking compensation for the room conditions and the towing cost of our vehicle and there has been no remediation. I’ve sent pictures of the room conditions, the bugs, the water leak, document of the towing per their request and there has been no action taken by them to resolve this matter. Spoke with a supervisor who took my complaint and said he would investigate the matter and call me back personally, instead he had a customer service representative sen me an email stating no additional refund would be given at this time and offered a 50% discount for a future stay. This type of service is completely unacceptable at so many levels. It is not the kind of treatment I would have expected from a reputable company of your state and caliber. I am very disappointed from this bitter experience. I want a complete refund for my stay and towing of my vehicle! I will NEVER patronize this company EVER again!
Terrence at Station 92 is excellent
Can't speak to the overall management company yet but Terrence at Station 92 in Georgia is excellent, very helpful and nice. He's always kind to our family and fixes what's broken. Great hire.
Horrible management
Horrible management. Maintenance is very slow to fix anything wrong with the complex, aka elevator has been out more than 8 months of my lease, and the apartment smells like septic. DO NOT RENT HERE!
Requesting a follow up
Requesting a follow up. Was contacted by a rude employee named Sara that hung up on me while i was speaking. She contacted me to advise me of rent increase and when i asked why our elevator was down for 3 months brought up instances i felt pacific place (LA) had let down its residents she did. Or take that into account at all. Our rent increase is over 5%..| she refused to give me further information of who I could speak to. Sara called on an anonymous 800 number with no further contact info and proceeded to hang up on me. After 4 years residents a resident deserves more cooperation than this. Please follow up this. I would like to know who else i can speak to.
Public Restroom or Community Amenity?
Three times in a row recently I entered our resident-only community area/lounge to use the restroom after returning from a walk with my dog. Those times I just assumed they were occupied. The last time I noticed an office employee in the office that was about to open (15 minutes). I knocked on the door to ask why the bathroom door was always locked. Through the door she said..."it's not a public restroom"...I said, "I know, I'm a resident and since when does the community area bathroom become public? I'm a 60-year-old resident with a bladder issue. The office employee refused to open the door for a resident.
Excellent customer service and support…
Equity residential have been fantastic from the very beginning. Myself and my partner needed a property quickly, they arranged a viewing for the following day, it was perfect and they were very supportive throughout the credit check period, which can be frustrating. The staff at the office were contactable to answer questions and provide support. After moving into the property anything that has been reported , or any correspondence needed has been dealt with promptly, we are very happy with these agents and their professional service

This is my second time I have rent a flat with the agent. Both experience are so smooth. The team very friendly and kind. They answer your enquiries really fast and take action as soon as possible. I had a lot of stress before I found a flat but as soon as I saw their advert I didn't hesitate to get in touch with them. If you work with them you won't be regret. Rents to sex offenders and does not disclose to families
My husband and I wanted to move into their Promanade location in California. When we discovered another location in town also run by equity residential. We were told to apply to the new location and we would be refunded the deposit on the first application. We found out hours after we applied to the second location called Portifino has a registered sex offender living in the same community. Because of this we decided to deny the community when we were approved. I understand keeping the deposit for the second one bc we denied it, but I believe we should get our deposit back for the first apartment. We have tried calling for the last week to speak with someone and it goes to a VM. I have left messages to both communities as well as the Equity residential office for California and no one has gotten back to me. Shame on this business for:
1. Not responding to people after taking their money.
2. Accepting sex offenders in their community and not informing future residents with children about this before they put in a deposit. If they were unaware of the sex offender in their community they should give the deposit back.
Bad experience with Equity Apartments Redmond
- I stayed at Chelsea Square; their service is pathetic and their excuse is that they don't have few service personnel and will address emergency issues only.
- They will skin you when you vacate. They've charged me over $800 after I vacated their apartment; charged around $500 for painting!!
