No AC with 2 young children

I usually don’t so this but it’s been getting so bad I have to speak up public for my families sake. For starters I rented before with invitation on a 2 years lease and had a good experience in FL.

We have now been without air conditioning for 7 days during the middle of a Tennessee summer, and our family is suffering.

Our AC stopped working on Saturday. A technician came out on Sunday, inspected the unit, and informed us that replacement parts were needed. The following day, we called for an update only to find out the work order had been closed as “resolved,” even though our AC had never been repaired. We had to fight just to get the work order reopened. Since then, the temperature inside our home has reached 86°F.

We have two young children, ages 2 and 5, and this has become much more than an inconvenience, it is a health and safety issue. Our 2-year-old son has asthma and has experienced breathing difficulties, hives, and heat rashes after spending the first two nights in the house without air conditioning. We also have a 13-year-old elderly dog, and the excessive heat has raised serious concerns for his health and well-being as well.

Because our home has been too hot to safely stay in, we have been forced to spend money on hotels and rely on friends for a place to sleep. We have also had to purchase multiple fans just to circulate air through the house in an effort to reduce excessive heat, humidity, odors, and the potential for mold and mildew to develop while we wait for repairs. These unexpected expenses are adding up quickly, and we cannot afford to continue paying for hotels while also paying rent on a home we cannot safely occupy. The emotional, physical, and financial stress this has placed on our family has been overwhelming.

What has been most disappointing is the lack of urgency. We have called Invitation Homes 3 to 5 times every single day and sent multiple emails, yet we continue to receive little communication and no clear timeline for a resolution. As of today, our work order is still listed as “In Review” after previously being denied, and no one has been able to explain why.

No family should have to endure these conditions, especially with two young children, an elderly pet, and a child with asthma. We understand that repairs can sometimes take time, but going an entire week without air conditioning during extreme Tennessee summer temperatures, combined with poor communication and a lack of urgency, is simply unacceptable.

At this point, we expect Invitation Homes to take responsibility for the hardship this situation has caused. We are requesting reimbursement for our hotel expenses, reimbursement for the fans we were forced to purchase to help reduce heat, humidity, odors, and the risk of mold inside the home, and a prorated rent adjustment for every day that our home has been uninhabitable and we were unable to live in the home we are paying for. We simply want our family to be treated fairly, our home restored to a safe and livable condition, and for Invitation Homes to make this right.

EMERGENCY NOTICE

EMERGENCY NOTICE: STRUCTURAL FLOOR FAILURE AND IMMEDIATE SAFETY HAZARDThis is an explicit, formal notification that the bathroom floor at this property is actively collapsing and poses an immediate threat of severe physical injury to my family.As seen in the attached photographs on the maintenance app, the subfloor next to the bathtub has completely rotted through, disintegrated, and structurally failed. The green subfloor panel is gone, leaving a gaping hole and exposed, failing materials beneath it. This issue was opened on June 1st, and leaving it unaddressed for over 40 days has allowed the structure to become completely unsafe.My family cannot safely step out of the bathtub or use the toilet without risking falling through the floor. The response that this is "under review" is completely unacceptable for an active structural collapse.I demand that a regional construction manager contact me within 24 hours with an emergency contractor dispatch date to replace these failed joists and subfloors. If this is not addressed immediately, I will be forced to report this active building collapse to the Cobb County Fire Marshal and Code Enforcement for an emergency structural inspection, contact legal counsel regarding breach of the lease's habitability covenant, and proceed with emergency legal remedies.

Warning

Warning: I would strongly advise against renting from this property management company.

Our experience has been extremely disappointing. They seem to have little regard for their tenants or the concerns we raise. We pay a significant amount in rent, including for amenities like the pool, yet ongoing maintenance issues have gone unresolved.

Instead of properly addressing repairs, they repeatedly send vendors who either don't fix the problem or provide only temporary solutions. It feels as though cost-cutting takes priority over maintaining the property and providing the services tenants are paying for.

Good property management requires communication, accountability, and follow-through. Unfortunately, our experience has been the opposite. If you're considering renting through this company, I recommend looking elsewhere.

TN homes

I would leave negative stars if possible. This company is horrendous & will eventually fall due to greed. I was charged $468 for a hole in the tube I didn’t even do. I notified them to let them know about their property. It only took 5months for them to fix. Calling 4different third party companies to look at it. The 4th company took a leak seal kit & spray painted it afterwards. $468 smh. Then I get charged $207 on my move out because of carpet I NEVER wore shoes on. Why is it my responsibility to get carpet professionally cleaned upon my move out, wtf are yall even for at this point? On top of keeping my security deposit because I gave a 30 day notice upon my move out instead of 60days. Here’s the kicker… I moved out 6/30/26, the house will be available 7/31/26. The house can’t be in that much bad shape. They even tried to charge me for pest control. This is the worst company I’ve ever been apart of. Do yourself a favor don’t dare rent from them.
You call about issues they hang up in your face after being on hold for 45min to a hour every single time. This company will fall. I don’t even leave reviews, but I had to with this rinky dink company.

Invitation Homes is a SHAM!

Although there are already numerous negative reviews...I felt inclined to share my experience as well even if just to save someone else from the headaches/he'll renting from Invitation Homes will cause. We have been LOYAL tenants for over 6 years now and have always made sure to put in work orders for maintenance promptly, as the hone we rent is older and constantly seems to have issues. This past winter our heat went out and it took almost TWO months for them to fix it! I have a medical condition making it difficult to maintain my body temp, which they are aware of. We were credited $500. Nevermind we had to purchase space heaters and confine ourselves to one room at night just to sleep! A month ago I put in a work order for rotting around the shower area along the baseboard. We have always had rugs down and shower curtains in place and done everything cheaper vent water from going outside but as I previously stated this home is very old and had barely any updating prior to us moving in. The towel rack had fallen off a couple of months after we had moved in and the drywall behind it had never been repaired/replaced but we never messed with it as we had hooks behind the door and figured we would have it repaired before we ever decided to move out. The towel rack had continued to fall off d/t the drywall so as a safety precaution we chose not to put it back up at this time. Well when I went to pay the rent this month what do you know...a $605 charge for bathroom repairs! Now mind you we NEVER even put in a request for the towel rack, only the floor. The scam husband/wife who did the floor took it upon THEMSELVES to put up a new towel rack! We never asked for that nor was it ever included on any work order which is why it is so unbelievable to me that Invitation Homes would have approved that! If contractors or so-called contractors are allowed to come in and do whatever they want well then they could have just easily walked around the entire house and found random things to 'fix' and charge for! There are so so many other things I could tell you about that have happened over the years and all the ridiculous things they make you pay for every month but of course that would require much more space lol! There is a reason Invitation Homes has already been sued by the government and also why they have such poor ratings on every single rating site. Do yourself a favor and steer clear of this sham of a company!

They nickel and dime you for everything

They nickel and dime you for everything. Even when an old unit like the AC dies out, they charge something to get the tech out to replace it. How is that the residents fault? I plan to move soon and will never rent from them. They like to delay repairs even if it is an emergency. Also they dont do all they promised to do like the yearly inspections. They want you to ask them to come so they can charge you. These yearly maintenance inspections were to get stuff taken care before they broke but so far I have been here over 5yrs and there has been only one. They cancel it before it is due. Some of their technicians are rude and disrespectful. They are the worst landlords GA has and believe me I have had several great ones so I know what I am saying. Since living there, I have never been late paying my rent but yet had excuses when something breaks and need repairs. Their customer service lady at the office needs training because the way she speaks to renters is mind-boggling. The ones in maintenance are very nice and understanding but not the lady at the main office. Since Paul Lakin left, everything has gone down and out. Several great staff members left with him or after him. The lady who took his place is equally rude like the customer service lady. How I can't wait to move out of here. My water heater was out due to old age and they had me wait for over a week and so was the AC unit as well. They even charged me to come replace the old AC unit out.

In the 7 years we have lived here we…

In the 7 years we have lived here we have never had a positive experience. The most recent is they scheduled one of their pro care visits without asking when would be good for me. The day they picked was not good so I called and rescheduled for my next available which is 8/14. They called back today and said they had to do it within 2 weeks and scheduled it for Friday July 17 again without consulting me. My husband and I are not available thay day due to Dr appointments so again I had to call and got the run around and was basically told I had to have someone there which is not a possibility. My husband and I have had a lot of serious health issues this year and have multiple Dr appointments that we can't miss on top of trying to work to hold down a job to be able to afford their outrageous priced house. We really need to move out. But I definitely would recommend staying as far away as you can from them.

Unlawful fee practices still continuing

If there was an opportunity to give negative stars I would.
Anyone with a pulse please look at the responses sent to each review left on google. They are all 100% AI.
Be advised this company has had several class action lawsuits, including those for hidden and/or predatory fees and even more still pending. Don't believe me? Google: "Invitation Homes Lawsuit".
There are only decoys working in the Phoenix office. I am on my 11th+ phone call and email communication to remove a $12 incorrect charge off my bill.
There is ZERO accountability from Invitation homes locally, and if you ever encounter a problem I feel very sorry for you as you will be fed robotic company policy and led through never-ending loops of ignorant customer service agents in 15 different states working from home who have no access to your account to assist you.
You will be fed some form of lip service and shuffled away, hoping that you simply 'forget' about whatever issue it was you called for.
The poorly trained employees (I wish I could be absolutely horrible at my job and still get paid) are nothing more than patsy's and one hand certainly does not wash the other.
If you are a person who is employed or has a family/responsibilities to take of, I pray for you as it is a full time job in itself staying up on the crooked practices and billing of Invitation Homes.
Ask yourself: "Do I want to do business with a company that was recently sanctioned by the FTC?" (In case you are unaware, the Federal Trade Commission investigates violations of antitrust and consumer protection laws.)
My answer would have been "Absolutely not", but alas I am forcibly and unhappily stuck in my lease with one of the worst companies in America.

Do not ever rent from this company

Do not ever rent from this company! They will put complete BS charges on your account for simple maintenance repairs even if the reason for the repairs were not caused by you. We were charged $1,175 for window/screen repairs since some screens had holes in them and multiple windows leaked water inside whenever it rained. They sent someone out to make the repairs and all they did was replace 2 screens. No repairs were done on any of the windows, and they still claimed that we were responsible for the full amount of the charges. Not to mention that getting ahold of anyone to dispute the charge or even for an explanation of the charge was absolutely impossible. This company is an absolute joke. Stay as far away from them as possible.

Concerns Regarding HVAC Service on 7/3/26

I’m writing to formally express my disappointment with how the HVAC issue at our rental residence was handled on 7/3/26.

The A/C technician sent from AC Doctors appeared to be inexperienced. Per Jacob S., (the technician), he has ‘been in the business for 2 years’. Unfortunately, instead of resolving the issue, Jacob caused additional damage that left us without central air for 3–4 days. As you know, we are in the Phoenix area, where temperatures are extreme and a functioning A/C is not optional — it’s a necessity.

Your team offered hotel reimbursement up to $100 per night for three nights. While I appreciate the gesture, it simply wasn’t realistic for our household. We have three adults, and the cost of a hotel room that could safely accommodate us — along with food expenses —exceeds the amount offered. Because of this, we chose to purchase window A/C units ourselves to make the home livable during the repair delay. This was a more cost effective choice for us. These window units will be beneficial to us for future use should an issue arise again.

This situation has caused inconvenience, discomfort, and unexpected out-of-pocket expenses. More importantly, it raises concerns about the quality of contractors being sent to perform essential maintenance. Sending an unqualified technician not only prolonged the issue but created a new one, leaving us without central air during one of the hottest periods of the year.

It’s also important to note that the HVAC system in this home is significantly aged, which increases the likelihood of failures and makes proper, qualified servicing even more critical. It should be noted we've had to request service at least 8 times since October 2020 regarding this AC unit.

I am requesting that you review this matter seriously, and strongly encourage you to ensure that future contractors are properly vetted and qualified before being dispatched. If you choose to send AC Doctors next week to re-address this issue, please send an experienced technician.

Don’t waste your time!

honestly I didn't believe the reviews but I wish I did. I'm with an electrical fire hazard maintenance issue and these twits are not fixing the issue. it took them 3 days to send someone just to tell me they can't fix it til next week ! not to mention the cabinet that fell 5 feet from the wall with nothing under it that could have crushed my kids! They also are dragging their feet on that! They put in the original work order wrong even though the description said cabinet fell on floor and needs to be replaced and with photos, they sent the wrong person and said they took measurements of something they didn't then said they got hurt while in the house which was complete bogas lie! I had to switch vendors for the cabinet because i don't want dishonest people in the house. So they are endangering my kids in 2 ways, a cabinet left on ground with screws open and spikes from the cabinet it's too heavy to move, and my bathroom lights and fan won't work due to an electrical shortage in both bathrooms. This place is a joke, they charge nearly 2k a month for houses that are falling apart. The place isn't even insulated very well and the guy thinks everything is shorting out because the ac is having to work so hard. Idk and idc all I know is this company better get this resolved before they have a lawsuit. I have to wait a week to have electricity in my bathroom! Should be illegal!

Corrupt company

Invitation homes hires inexperienced property managers that do not call tenants when disputing or complaining, they have someone call with even less experience and cannot answer additional questions. They show no care for their tenants. Vermin entered the walls of the home I am renting from exterior holes on the house and they tried to bill me for it. I disputed the charges and they refuse to remove the charges even though the pest control report and photos clearly show the reason. In addition, prior to me moving in they did some shady work on the electrical panel. Three years later the city comes to hand me a violation for it. They sent an electrician out who broke up the stucco around the electrical panel and left it open for months allowing more pest to get into the house. I’ve been fighting this issue for 3 to 4 months now, here we are July 3 with the stucco wide open and they do not want to take accountability for the vermin. Over this corrupt company and the courts will decide.

Update as of July 24, 2026, still no follow up email. On top of that they received a violation from the city for the electrical panel not being permitted and they billed me back $5500 for something that’s not my responsibility. stay as far away from this company as you can their investors, and everybody associated are a bunch of scammers and money hungry. They claim to give top-tier service that’s false advertisement. Their staff obviously doesn’t know the laws and the rules of property management in California.

If I could give Invitation Homes a 0 star review!!!!!!!!!

If I could give Invitation Homes zero stars, I would. Renting through this company made our first experience living in a home incredibly stressful and disappointing. From the beginning to the end of our lease, we dealt with constant issues, poor communication, broken promises, and a complete lack of accountability.

The problems started before we even moved in. Obtaining our lease was unnecessarily difficult and incredibly stressful. We repeatedly tried to get the finalized lease, but despite our efforts, we did not receive it until the very day we were scheduled to move into the home. Being expected to move without having adequate time to review the lease beforehand was unacceptable and set the tone for the rest of our experience.

One of the biggest frustrations involved our HOA amenities. Our lease stated that HOA dues would be paid, yet Invitation Homes failed to pay the HOA. Because of this, we never received the community amenity access keys that residents were supposed to have. We paid rent expecting to have access to the amenities included with the neighborhood, but Invitation Homes did not uphold their responsibilities, leaving us without benefits that were part of the community.

They also failed to honor the terms of our lease regarding pest control. We experienced a severe fly infestation within the first 30 days of moving in, and we were told we would be reimbursed for the pest control services as outlined in our lease agreement. Despite following the process and paying out of pocket, we were never reimbursed. We followed up multiple times and either received no meaningful response or were given the runaround.

Maintenance was another nightmare. Requests took far too long to be addressed, and when they were, the responses were often unreasonable. We reported a leak in the home, expecting someone to investigate and repair it before it caused further damage (surprise it did). Instead, we were told that if we wanted them to do anything about it, we would need to poke a hole in the wall ourselves. No tenant should ever be instructed to damage the property just to get a legitimate maintenance issue taken seriously.

Throughout our tenancy, it felt like Invitation Homes had no interest in honoring the commitments they made in the lease or providing even a basic level of customer service. Communication was poor, issues were left unresolved, and we were constantly forced to spend our own time and energy chasing answers that should have been provided without question.

Overall, Invitation Homes consistently failed to communicate, failed to follow through on their obligations, and failed to provide the level of service that tenants deserve. What should have been an exciting first experience renting a home became an exhausting and frustrating ordeal because of their lack of professionalism and accountability.

I would strongly discourage anyone from renting through Invitation Homes. There are far better property management companies that actually value their tenants, honor their lease agreements, and respond appropriately when issues arise. Save yourself the stress, frustration, and disappointment by renting elsewhere.

Our experience with Invitation Homes has been incredibly disappointing.

The home was not in the condition it was represented to be when we moved in, and maintenance issues continued throughout our tenancy. The most serious issue involved suspected water intrusion and mold in our son’s bedroom and master bathroom. Contractors opened a wall in our child's bedroom to investigate, found mold and left it that way and was told that they weren’t fixing the problem that invitation homes would reach out, it’s been a month without completing the repair or providing meaningful updates. Instead of fixing things they put a bandaid over it and say they fixed the problem.

We have young children, and our family's health and safety should have been a priority.

Despite asking multiple times to speak with a manager, no manager has ever contacted us directly. Instead, we received emails from other employees, and we continued to be addressed by the wrong name even after bringing it to their attention. The lack of professionalism and communication has been extremely frustrating.

Now, after deciding to move because of the unresolved conditions, Invitation Homes is attempting to charge us an early termination fee instead of taking responsibility for the issues we experienced.

We cannot recommend renting from this company based on our experience.

I have moved out on April 30th as…

I have moved out on April 30th as agreed upon my lease terms and as of today I have not received my deposit. They do I fact tell you how much you’re going to receive within 30 days, but that’s not the same as receiving it. I contacted them June 4th to inquire about my refund check and was told it was cut on May 28th and to allow 30 days. I still live in the same state it should not take 30 days but I waited and here we are 30 days later and nothing. I emailed them last week and no response and I’ve been on hold now for over half and hour and no one answers. I can see why they were sued. Save yourself the headache and do NOT rent from them!!!

Scammers

Once you pay the application fee, if you dont qualify they keep your money. So you pay them for nothing. Also they get back to you months later on a rental interest. Don't bother. Wish I would have seen the reviews prior to giving them over $300!
