Landlord Check Limited: Months of Broken Refund Promises — Then Told to Delete My Review to Get My Money Back
(Ali-Miacel - Waqas)
£120 paid in May, still chasing in October — refund promises broken and told to remove my review
I strongly advise prospective customers to think carefully before using Landlord Check Limited. My experience has involved concerns about the service provided, a written refund agreement that remains unfulfilled, repeated telephone assurances, and being told that my refund would proceed once I removed my review.
I paid £120 for a boiler service and gas safety certificate. The engineer attended my property on 20 May 2026, but the visit lasted approximately four minutes. I was seriously concerned about whether a thorough service and inspection could have been completed in that time, and I complained immediately.
The company initially offered to send another engineer. After further discussions, it agreed to give me a full refund. It confirmed this in writing, stating that the request had been submitted to its Finance Team and that refunds normally take two to three working days.
As of 13 October 2026, I still have not received that refund.
Over the intervening months, I have repeatedly chased the company by telephone and email. I have received assurances that Finance would deal with it, that an update would follow, and that a confirmation email would be sent. None of this has resulted in the promised money reaching me.
In one telephone conversation, I said that I only wanted my refund. The representative said they would forward the request, quoted another two or three working days, and promised a confirmation email.
During a subsequent call with a representative who introduced himself as Ali, I explained that more than two weeks had passed since the previous assurance. He acknowledged that I had still not received the refund and said Finance had previously assured him it would be paid within two days. He then said the Finance Team had left the office, explained that he was not authorised to issue the refund himself, and asked me to wait until the following day for an update.
By this point, I was chasing in October over a matter dating back to May. Being repeatedly referred to Finance does not resolve the complaint or fulfil the company’s written commitment.
Most concerning of all, in another telephone conversation, a representative told me: “you just have to remove the review and they'll proceed with the refund.”
I refused and asked to speak to the manager responsible. I had posted my review because the promised refund had not arrived. I consider it completely unacceptable to link an already agreed refund to removing a customer’s account of their experience.
I also raised my concerns with the Gas Safe Register, which offered an independent inspection at no cost. By then, I had already arranged for another contractor to service the boiler. That contractor spent approximately 40 minutes carrying out the service. The difference in duration does not, by itself, prove what the first engineer did, but it reinforced my concerns about the original visit.
The original subcontractor also told me that he had not been paid. I cannot independently verify that statement, so I am reporting it only as something he told me.
My strongest criticism is the repeated gap between what this company promises and what it delivers. A refund agreed in writing should not require months of chasing, repeated explanations of the same complaint, and further promises to wait another day or another two to three working days.
I have lost all confidence in Landlord Check Limited and would not use it again. Based on my experience, I strongly caution others before paying this company upfront.
I am pursuing recovery of my £120 through the County Court and reporting my experience through the appropriate consumer protection channels. I expect the company to honour its written refund agreement without requiring the removal of my review.
This review is based on my personal experience and the written correspondence I have retained.
I paid this company for a Fire Risk assessment report on 29/7/26. This has never been forthcoming.
Despite numerous phone calls and emails and a formal complaint giving 7 days notice of receiving a report or refunding my money nothing has been actioned
Fraudulent company.
We paid £700 for a Fire Risk Assesment, Emergency lighting certificate and Pat Service , they came to take pictures of the premises and we never received the certificates or report. it has been done beginning of August and we are still waiting and chasing them.
Total scammers and liars. Based in Pakistan, but pretending to be based in London. Office was registered at a fast food chicken shop in Greenford. They are lying when they say they are registered. I checked. They are not registered anywhere and they don't know about British law in relation to complaints and refunds. They tried to argue with me and manipulate me when I complained.

Paid for a Service, Still Awaiting a Refund
I would strongly encourage prospective customers to exercise caution before using Landlord Check Limited.
I paid £120 for a boiler service and gas safety certificate. An engineer attended my property on 20 May; however, the visit lasted approximately four minutes. Given the nature of the service purchased, I had serious concerns as to whether a thorough boiler service and gas safety inspection could have been completed in such a short period of time. Consequently, I raised a complaint immediately.
Following my complaint, the company initially offered to arrange a further visit by another engineer. However, after subsequent discussions, Landlord Check Limited agreed to provide me with a full refund. This commitment was confirmed to me in writing. I was informed that the refund request had been submitted to the Finance Team and that refunds normally take two to three working days to process.
Despite these assurances, no refund has been received.
As of today, I have spent several months repeatedly contacting the company by both telephone and email in an attempt to obtain an update. On each occasion, I have been provided with various assurances, including that the Finance Team would investigate the matter, that I would receive a call back, that a response would be issued shortly, or that the refund was being processed. Unfortunately, none of these assurances has resulted in the refund being paid, nor has a satisfactory explanation been provided for the continued delay.
What has been particularly disappointing is not only my concern regarding the quality of the original service, but also the handling of my complaint thereafter. Once a company has agreed in writing to issue a refund, customers should not be required to spend months pursuing payment with no resolution.
I also raised my concerns with the Gas Safe Register. They offered to arrange an independent inspection of the work carried out at no cost. However, by that stage the matter had already been ongoing for such a considerable period that I had engaged another contractor to carry out the service. Unlike the original visit, the replacement contractor spent approximately 40 minutes servicing the boiler, which further reinforced my concerns regarding the adequacy of the initial attendance.
In addition, the subcontractor who attended my property informed me that he had not been paid for the work undertaken. While I am not in a position to verify the circumstances surrounding that matter, it did raise further concerns regarding the company's business practices.
As matters currently stand, I have been left with no option but to pursue recovery of the outstanding refund through the County Court and to report my experience through the appropriate consumer protection channels.
Based on my experience, I would advise consumers to exercise particular caution when making advance payments, especially where payment is required by bank transfer and there is limited recourse available should a dispute arise.
This review reflects my personal experience and is supported by the written correspondence that I have retained.

Update: Told to remove my review before my refund would proceed
This is an update to my review of Landlord Check Limited, published on 1 July 2026, concerning the £120 I paid for a boiler service and gas safety certificate.
The company had agreed in writing to provide a full refund and said refunds normally take 2–3 working days. Despite repeated follow-ups, I was still waiting approximately four months after that agreement.
In one recorded telephone conversation, I confirmed that I only wanted my refund. The representative said they would forward the refund request, that it would take 2–3 working days, and that I would receive a confirmation email.
In another recorded conversation, I was told that my review was holding up the refund. The representative stated: “you just have to remove the review and they'll proceed with the refund.”
I refused and asked to speak to the manager responsible. I explained that I had posted my review only after waiting around three months for the promised refund.
I find it unacceptable that a refund already agreed in writing was subsequently linked to removing my review. These conversations have added to my concerns about how the company handles complaints and honours its commitments.
I am asking Landlord Check Limited to fulfil its written promise and refund my £120 without requiring me to remove my review.
This update is based on my personal experience, the written correspondence I have retained, and the recorded telephone conversations.
Absolute scam of a service. Landlords Checks LTD demanded 100% payment in advance for an electrical safety certificate. It has now been over a month, and I still have not received my documentation. Avoid at all costs. They just take your money and fail to provide the service.
I paid Landlord Checks £144 in good faith. After their representative confirmed that the inspection had been carried out satisfactorily, I was assured that I would receive my EICR certificate last week. Despite those assurances I have still not received my certificate and my messages and phone calls are now being ignored. To make matters even more concerning, the subcontractor who carried out the inspection contacted me directly and stated that they are owed payment for numerous jobs and have not been paid by Landlords Checks. My contract is with Landlord Checks and I have paid for the service in full. This situation is completely unacceptable. I am now pursuing a refund claim while reserving all of my legal rights. In addition, I intend to report this matter to the relevant regulatory and consumer protection bodies as I believe it is a serious concern if customers are taking payment in good faith but are not receiving the service they have paid for. I expect this matter to be resolved immediately by either providing my EICR certificate without any further delay or issuing a full refund.
First time using Landlord Check and I was really impressed. I spoke with Afzal who guided me through the checks and made sure I had everything I needed. Quick turnaround, professional, and great value. Will definitely use them again for my properties.
This company is a fraud. Please do work with them or get work done by them.

What has disappointed me most is not just the original service, but the way my complaint has been handled. Once a company agrees in writing to issue a refund, customers should not have to spend weeks chasing it with no resolution.

Don't know what these people want from me. They have my name and number but I'm not a landlord, nor do I rent. Why on earth are they phoning me on WhatsApp? Feels like a scam
